2 Project BIM Approach Narrative The expectation of the San José Evergreen Community College District is that BIM will be the vehicle for advanced project communication, but will not reassign, modify or otherwise change any existing responsibilities that exist in the current project. The expectation is that modeling effort on the Joint-Use 21 st Century Post-Secondary Education Center will maximize the project budget, while eliminating future costs related to construction, and operations. The following guide is prescriptive in nature, to reinforce the direct correlation between the quality of the design model and overall project success. Upon award of the project and prior to any model authoring, the owner and design team will conduct BIM Execution Planning (BEP) session(s) to review this document, establish working protocols, and populate the project-specific model progression specification. The owner wishes to work collaboratively with the construction team throughout the design and construction process, however, the owner reserves the right to reject any model submission due to noncompliance with this document or the BEP. Staffing Expectations Throughout the project, the Design/Build team (DB) and each trade contractor should designate a team member (usually in the detailing department) to function as their respective model lead. The DB s model lead will provide overall model leadership for the construction team. Each model leader is responsible for ensuring the models adhere to the San José Evergreen Community College District model standards and functioning as the point of contact for model related issues within the team. The DB will use the Trade Contractor BIM Requirement in the procurement process to ensure a uniform BIM deliverable. The DB will be responsible for coordinating the models, meetings, and activities necessary to deliver a coordinated model. Model Performance Expectations San José Evergreen Community College District will not review any change orders or additional costs related to modeled systems that are incorrectly installed or modeled. This also includes models that fail to include their required scope. The construction manager is responsible for those costs incurred remediating, correcting, or otherwise addressing those issues. Colocation At San José Evergreen Community College District s direction, this project may utilize a colocation or big room approach. This approach will be documented in the colocation work plan. It is expected that the DB will provide adequate staffing (BIM and project management staff) to meet the schedule and deliverables required in the colocation work plan. 3 Expected BIM Uses The San José Evergreen Community College District expects the utilization of the model for the Joint-Use 21 st Century Post-Secondary Education Center for the following model uses: Model Use First Delivery Reoccuring Required: Parametric Massing Models for Early Phasing and Sequencing Start of SD Model-based drawing production for all sheets 50% SD Every milestone package Design and Consultant Coordination ( clash detection) 25% DD Every milestone package Model-Based Design Review Meetings with the Client 100% SD In accordance with project's design review meetings (weekly, biweekly, or monthly) Renderings for Views, Design Decisions, and Material Selection 100% SD In accordance with project's design review meetings (weekly, biweekly, or monthly) Virtual Mockups 50% DD As needed and requested. Biweekly or monthly. Quantity Extraction for Cost Estimating 50% DD Available for extraction at every major milestone in accordance with Figure 1 Laser Scanning of Existing Conditions Start of SD As needed for design verification Visual Scheduling to provide detailed sequencing Daylight Analysis Energy Modeling Computational Fluid Dynamics 100% SD 50% DD 100% SD 25% DD Software Standards Model Authoring Platforms It is San José Evergreen Community College District expectation that the design team will utilize the following software platforms: Discipline Entity Platform Architecture Design Determined during BEP session(s) Structure Design Determined during BEP session(s) Mechanical, Electrical, and Plumbing Design Determined during BEP session(s) Fire Sprinkler Design Determined during BEP session(s) Wayfinding, Lighting, Security, Design Determined during BEP session(s) Communications, IT/Tel Data, Civil Design Determined during BEP session(s) Mechanical Trade Contractor Determined during BEP session(s) Electrical Trade Contractor Determined during BEP session(s) Plumbing Trade Contractor Determined during BEP session(s) Fire Sprinkler Trade Contractor Determined during BEP session(s) Structural Steel Trade Contractor Determined during BEP session(s) Concrete Model Aggregation & Coordination Platform Model Coordination will utilize Revit. 4 General Model Requirements The construction models will: Not duplicate model geometry or objects between models (example: only one set of light fixtures in the composite model) The project BEP will determine the model component author (MCA) at each major milestone, but in almost all cases, the trade responsible for installing the system is responsible for modeling it also. All models will use the same origin system (also known as the x,y,z 0,0,0 point ) All sections, elevations, and callouts will utilize model geometry. No independent drafted views, without prior approval from the owner, and documented in the BEP Through the model coordination process, the construction team will utilize a horizontal priority of systems, to create an issue free model that will minimize re-coordination by not overlapping or intermixing systems. This eases the construction process during the overhead MEPFP roughin and subsequently reduces the model of construction model coordination. File Transfer Solution & Required Upload/Archive Schedule File Transfer Solution Unless otherwise noted, the design team shall utilize the owner provided FTP server for all projectrelated model exchanges. Regular Upload Schedule Uploading model files will happen on a regular basis, by 3:00 PM Pacific time on Friday afternoons, at the latest. Milestone Uploads Upon completion of a drawing milestone, the design team will upload archived models along with the corresponding PDFs. Review During BEP Session(s) During the BIM Execution Planning Session(s), the team will review the FTP file structure and file naming requirements. RFP # Attachment 14: BIM Standards Page 4 of 8

5 Required Model Level of Detail Geometry Requirements Structure: 1. Primary members (columns, beams, trusses and joists) 2. Any Secondary members identified as a coordination concern (major steel connections, gusset plates, etc.) 3. Any known prefabricated penetrations in primary or secondary members 4. Structural stair components 5. Structural members used in the support of interior systems such as projection screens, projectors, won doors, fire doors, fire shutters, etc. 6. Structural members camber or slope. Concrete slabs (including penetrations and openings) 7. Foundation walls, shear walls, and other structural walls 8. Foundations, mat slabs, caissons, footings, grade beams Architecture: 1. Exterior wall systems not included in structural model 2. Doors and openings (all types), door leaves and frames 3. Windows, curtain walls, storefront systems, skylights, borrowed lites and windows leaves (including all frames, and mullions) 4. Roofing systems (including all roof layers, penetrations and openings) 5. Canopies 6. Scuppers and drains not included in MEP models 7. Stairs (treads, risers, stringers and monolithic stairs) 8. Ramps 9. Railings (including all handrails, guardrails and posts) 10. Stoops 11. Wells 12. Interior partitions and furring 13. Architectural Columns 14. Ceilings (including all soffits and vertical faces of soffits) 15. Elevators and escalators 16. Casework and Millwork 17. Fixed equipment not included in MEP models, including equipment or furniture specific to the building program. 18. Furniture systems 19. Access flooring 20. Slabs and floors 21. 6 24. The trade contractor could show the following optional items: a. Actual elevators and escalators b. Actual significant artwork c. Movable equipment not included in MEP models Mechanical: 25. All mechanical and air handling equipment 26. Equipment pads 27. Ductwork 28. Diffusers, return air ducts and flex duct 29. Piping associated with mechanical equipment and not included in the Plumbing model 30. Electrical that is solely associated with mechanical equipment 31. Required clearance areas or access zones (modeled as separate semitransparent Plumbing: 1. Hard insulation or fireproofing around objects (modeled as separate semitransparent component) 2. All plumbing equipment not shown in mechanical or electrical models 3. Equipment pads 4. Electrical associated with plumbing equipment 5. Piping (all hard piping 2 in diameter or greater whether it is for water, gas, drainage, etc. modeled pipes must reflect slopes) and be on a system specific layer, workset, system type or object style 6. Floor and roof drains 7. Plumbing fixtures 8. Valves, backflow preventers, fittings, cleanouts drains, floors, sinks and traps. 9. Hard insulation or fireproofing around objects (modeled as separate semitransparent 10. Required clearance areas and access zones (modeled as separate semitransparent Fire Sprinkler: 1. 7 Civil: 1. Topography (existing to remain, existing to cut and new fill) 2. Major asphalt and concrete paving, including roads, parking lots, drives, turnarounds 3. Minor asphalt and concrete paving including sidewalks, curbs, gutters 4. The site and grading model shall extend from 15 feet beyond the property line or project scope. 5. Landscaping elements: planting areas, such as raised planting beds and berms, parking islands, pools/ponds/other water features, terraces and other items not included elsewhere in the model. 6. Existing site conditions 7. Sediment and erosion controls 8. Trees and shrubs 9. Paving, curbs, gutters, striping 10. All site utilities traditionally drawn in 2D including: a. Ductbanks, All bundled conduit and piping b. Vaults, manholes, catch basins, tanks, underground storage containers 11. Site amenities or structures including: a. Light poles and bases b. Bollards with foundations c. Backflow preventers and control valves d. Fire hydrants, parking meters, bike racks e. Fencing and playground equipment f. Stormwater management structures pump stations g. fueling systems h. Any other major items that impact on the overall project understanding or which may become project design constraints. All items must be geo-referenced such that all elements can overlay in the composite model or the State s GIS system correctly positioned in the correct location, at all times. Estimating & Quantity Takeoff The composite model will have all of the following objects populated with a minimum of an accurate count (the correct number of objects in the model by the start date listed.
