2 2 Case Study The Hub The Project IM Properties new Electricity Cost Neutral facility sets the precedent for future sustainable industrial developments. Kingspan s high performance insulated panel and PV products, combined with next-generation battery technology, have been used to create a seamless energy solution, helping the development to become the first EPC A+ non-domestic building in Birmingham, and potentially offset 115,956 tonnes of CO 2 annually. A 6,039m 2 warehouse and office space, situated in a prime location on the edge of Birmingham city centre, is set to be the country s first industrial and logistics space that could effectively benefit from zero electricity bills. Developed by IM Properties, the Electricity Cost Neutral (ECN) building scheme combines Kingspan s high performance insulated panel and PV products with next generation battery technology to create a seamless energy solution, setting the precedent for future sustainable industrial developments. 4 4 Case Study The Hub Design Stage The warehouse has been designed and constructed by IM Properties (IMP) to be its flagship ECN building, providing the occupier with a carbonpositive, modern facility which will offer long-term cost savings. Logical Innovation The system is simple and logical. 250kW Kingspan Energy Rooftop Solar PV panels, with a forecast generation of 224,286kWh, supply electricity straight to the building for immediate use. Any extra power is then used to charge the 100kW / 170kWh battery, which will automatically supply the building with power whenever there is a dip in energy production from the solar array, ensuring a continuous supply with no interruptions to business. If more electricity is needed, power can be drawn down directly from the grid to supply both the building and the battery as required. The battery can also charge itself from the grid at times when the tariff is at its cheapest, in a process called peak shaving. Any excess power generated from the solar array can be exported back to the grid to off-set any costs of doing this.

The combination of the classically-industrial profile of Trapezoidal Wall panels in Obsidian, with the striking profile of AWP, Curvewall panels creates a clean, durable and contemporary aesthetic which visually reflects the innovative nature of the facility. 6 6 Case Study The Hub Build Stage All Kingspan Insulated Panels systems are supported by an unrivalled technical support service, from developing the initial concept to the installation and project handover. The design and installation of the roof and wall panels, and the introduction of photovoltaic and battery was all handled by Kingspan s in-house technical team. Full Collaboration The project was constructed in just 4 weeks, thanks to Kingspan s collaborative approach and the seamless integration of the Kingspan Energy Rooftop Solar PV system with the roof panels. The field services team were also available throughout the construction stage to answer technical queries and ensure compliance with building control regulations.

7 The Hub Case Study 7 Performance Results The project has provided the basis for IMP s ECN model. The model works on various educated assumptions, such as the typical hours of operation for the facility (which includes both warehouse and office spaces), and a standard supply contract from NPower (wherein the daytime rate is p and the night-time rate is p per kwh). Electricity Cost Neutral From this, IMP has estimated that the combined warehouse and office annual energy consumption totals 303,925kWh. This equates to a cost per annum of 32,286 plus a 4,933 standing and capacity charge on 300kVA, totalling 37,218. Estimates suggest that the building will consume 90% of the energy it generates through its solar array (at times it will generate more energy than it needs and can store). This is 201,857kWh of free clean energy. Remaining energy demand will then be drawn directly from the national grid. The estimated cost of this power ( 15,775) is more than met through revenue generated from various services and system charges. When weighed against the energy bill, these savings will result in a potential net revenue of 4,273. Additionally, there is the potential to export any surplus energy generated back to the grid to generate further revenue. Credentials: IM Properties first Electricity Carbon Neutral (ECN) building. Awarded Innovative Project of the Year at the Logistics Warehouse Conference Futureproofed Concept Projects such as IM Properties ECN Building Model illustrate how, by embracing the benefits of sustainable construction and applying its principles in innovative ways, developers can create buildings which reduce energy usage and therefore costs. This not only makes them more appealing to potential occupiers but also safeguards them from future legislative changes. The installation of the Kingspan Energy Rooftop Solar PV system has enabled the building to achieve Electricity Cost Neutral. The 250kW system is expected to generate 224,286kWh per annum, with 90% of this electricity being consumed on site. In addition, the building is expected to offset 115,956 tonnes of CO 2 annually. Selecting to use a complete building envelope system solution from one manufacturer provides a unique single-source warranty, which offers a broad coverage rarely available within the industry. The structural and thermal performance of this bespoke system is guaranteed for a period of 25 years, offering further peace of mind for the future.
