Across Europe, official statistics and many independent demographic studies expect a considerable increase of one-person households in the next few years. More and more individualized life choices and economic reasons lead the Federal Statistical Office to expect that in Switzerland, by 2030, one in five people will live alone. Even the couple s relationship is changing and more and more people choose not to live together, deciding to maintain their independence. All this will ensure that over the next 10 years 200,000 new households will be composed by a single individual. Therefore, it is necessary to design solutions addressing the needs of a changing society, which does not find the spaces it needs in the current real estate market. A society that, due to lack of choices, lives in ways and spaces that differ from those it would wish. In Switzerland, nearly 500,000 people live alone in houses with more than two rooms, highlighting a clear separation between the needs and the market supply. 5 Thousands of students and professionals are looking for personal improvement or a professional specialization, offered mainly in urban centres. Simultaneously, an increasing number of people travel to big cities for business needs and cannot or do not want to use their time for extended daily transfers. The single life is not only provisional in nature, but rather a conscious choice of living in an increasingly individualized society. These people, in search of self-fulfilment as individuals, want to experience the possibilities and facilities offered by big cities and are aware that nowadays access is more important than property. The answer to these needs can come only from a paradigm shift, where new housing types are able to face the demand of centrality, without considering it as a luxury good, but as a choice. These types must match a modern lifestyle, with simplicity and minimalism, while still providing the right level of comfort. The mobility characterizing our society must be reflected in the spaces in which we live, ensuring freedom of movement, and must not turn into longer and longer commutes. The society of the future must be based on a concept of inclusion rather than a separation one. Operating in a highly dense urban fabric, interventions are especially oriented towards the upgrading of existing buildings. MICRO-Style In this case, apartment construction is carried out near or inside the main railway stations. The operation is performed through an extremely innovative modular prefabrication system, ensuring execution speed and high quality standards. MICRO-Budget The construction of this type takes place near or inside railway stations of secondary importance, but directly connected to the big centres, no further away than 20km. Even in this case, the apartments will be built with prefabricated modules, guaranteeing accuracy and compliance with the objectives

These services are offered through external partners and all payments are made by credit card and managed centrally through each customer s account

INDUSTRIALIZATION OF THE CONSTRUCTION MICRO s goal is the industrialization of the entire construction process of its housing units, so you can benefit from significant economies of scale and control without quality trade-offs. New technologies are used in both the planning and implementation of the project, enabling, at the same time, creative and functional solutions. The goal is to create a replicable product at attractive costs with no compromises
11 CONSTRUCTION INNOVATION Where we do not work on existing buildings, we build with modular prefabricated systems. Thanks to the new integrated design methodologies, it is now possible to prefabricate each element in a secure environment and simulate the assembly which will take place on site in every aspect. This way, the completion time is reduced, the costs are lowered and the quality is guaranteed. Thanks to a modular prefabrication, it is possible to fully exploit the potential of prefabrication allowed by technological development of engineered wood panels. The units are fully produced in the factory, according to working methods typical of the manufacturing industry, and are then carried and assembled on the construction site. By constructing this way, it is possible to plan the costs and timing in an extremely accurate way and we can use technologies and production methods that normally are not used because of the construction site conditions. The prefabricated modules are manufactured in specialized companies and brought to the construction sites, inclusive of all the necessary equipment
12 SUSTAINABILITY MICRO apartments are designed according to the highest standards of energy efficiency. During the design process, the impact of the construction choices compared to the whole life cycle of the building is calculated, and natural, durable and environmentally friendly materials are preferred. Sustainability begins with the production of the modules, made of European engineered wood and continues with their transportation, which takes place entirely on the railway. The modules are then brought directly to the project area and assembled briefly in the chosen locations, thus minimizing the disturbance within the city. Thanks to this construction system, we can reduce waste, streamline processes and significantly reduce the embodied energy used in the construction, thus reducing the environmental impact of each new building both directly and indirectly
13 DEVELOPMENT STRATEGY The MICRO trading plan expects to create a network of apartments throughout Switzerland by Simultaneously, we expect an expansion in major European cities with a first phase, which will be completed by By 2020, MICRO will have built directly controlled facilities in all major Swiss centres, creating a network of a thousand apartments. The first two prototype facilities will open to the public by the end of 2017 in Zurich and Lugano.
