1 Comcast Panorama Tenant Finish Displaying a nationally known logo throughout an entire building is the goal that ICI set out to achieve when taking on the Comcast Tenant Finish project. This $1.7 million project was one that tested the creativity and technical standards of the construction industry. The NBC peacock logo that conjures images back to the 1950 s would be showcased when the project was completed. Not only would it be the focus of attention throughout one building, but it would be showcased on every floor in three different buildings. Each floor was designed to reflect a certain aspect of the peacock to bring the theme together in all the offices at Comcast, who took over NBC in SOLUTIONS OF SPECIAL PROJECTS ICI, in conjunction with Saunders Construction, took no time diving into this tightly scheduled project to deliver exactly the look Comcast was going for. In eleven short months we took on the responsibility of interior framing, drywall, batt insulation, finishing, and ACT tile and grid in 3 different buildings. Since this was a tenant improvement, each level had to be demolished before we could go in and begin our work. For safety reasons, the demolition crews would have to stay at least one floor ahead of our crews. With the time limit already being tight, this created a few delays in how quickly we could move. With efficient scheduling and manpower our crews kept the work flowing quickly to finish on time. After beginning work on schedule for the first building, we had an extra building added to our existing contract with no changes made to the original schedule. This required extensive coordination to try and complete the additional work while getting Comcast employees back into their offices as quickly as possible. Creating soffits from floor to ceiling would be the next major hurtle after beginning to frame the walls. The custom soffits were installed on each floor without the customary use of lifts. 2 limits on each floor prevented this from being a viable option for our crews so perry scaffolds were utilized. Although this caused some delays, our team kept up with the demand using scaffolding, which kept our scheduled production rates high. EXCELLENCE IN PROJECT EXECUTION AND MANAGEMENT/TEAM APPROACH Without teamwork, this project could not have been successful. Our project superintendent alongside three Saunders superintendents created a relationship that allowed them to work with seamless communication over the span of a few blocks and multiple buildings. The logistics of simultaneously demoing buildings while beginning to frame was a major hurtle for our only superintendent. Daily communication with each superintendent from Saunders made his allocation between three buildings possible. CONSTRUCTION INNOVATION/STATE OF THE ART ADVANCEMENT Many aspects of Comcast s renovation had unique details that required creativity and coordination between everyone involved. The NBC peacock logo was the shining star of this project so attention to detail was imperative to make sure the centerpiece would be prominent. The process began with the architect s vision and came down to our technicality to make sure we could pull this off. The peacock became a creation from wall to ceiling to make an effect that captured your eye throughout the entire space. This included a reflection of the soffits to the carpet all the way down to the colors of offices and conference rooms. Creating a continuous transition from wall to ceiling for soffits was the major obstacle on each floor. We designed the custom soffits by building them onto the wall and ceiling, which included light coves in the middle of each soffit. Each soffit was recessed at different angles to form the contoured look of the peacock tail. When building the soffits, our crews had to overcome a 12 gap between the soffit and wall to allow alignment between the wall and ceiling. With the use of string lines and lasers our team was able to ensure these would be finished perfectly. ENVIRONMENTAL/SAFETY To keep the environmental impact down and attempt to cut costs, Comcast made the decision to utilize ceiling tile from the existing ceilings. Although not all of the tiles could be reused, they were able to blend them into the newer, existing tiles to create an even flow. Safety, to our company, is always in the highest of priorities. To ensure safety procedures were met, each piece Comcast Panorama Tenant Finish 2
3 of equipment, tools, and material were visually inspected and equipment checklists were completed before the equipment was used. Other procedures included daily job site inspections performed by the competent person, supervisor, foreman, or safety director. Weekly toolbox talks were completed with the entire crew and monthly job site safety audits were completed by the safety director and superintendent. THAT S A WRAP Any project that is completed under budget, on schedule, and safely is a success in anyone s books. This project for us was not only a success in those aspects but also in the context of showcasing our talents and abilities to go above and beyond what the owner is expecting. Our crews had excellent partnerships with everyone on the project and they were all able to come together to deliver a project that all could be proud of. Comcast Panorama Tenant Finish 3
