1 JOB DESCRIPTION JOB TITLE: Project Superintendent DATE: 2/1/10 DIVISION: Construction EXEMPT STATUS: Exempt REPORTS DIRECTLY TO: Vice President-Construction POSITION OBJECTIVE A Model Construction Project Superintendent (PS) shall accept overall responsibility of the assigned jobsite and the daily activities of contractors working on the site to exceed the expectations of the clients, both external and internal. The PS shall always conduct him/herself in a courteous, knowledgeable, and professional manner through leadership exhibited by one s actions, commitment to the project and personal appearance. The Superintendent s responsibilities fall within the four main categories: Safety, Schedule, Quality, and Cost Awareness and Control. A Model PS will report to the Project Manager. He/she will be responsible for the jobsite and oversee the daily activities of contractors working on the site. A PS will be evaluated and rated against the job description parameters set forth below. While carrying out all of these responsibilities, the PS must consistently reinforce our mission of being the leader in transformative real estate solutions. On an annual basis, at minimum, a PS will be measured against the qualifications set forth below and the annual performance goals established with his/her direct report. Daily / Typical Activities Typical responsibilities of the PS shall consist of but will not necessarily be limited to the following: On-time arrival at the jobsite each work day morning (first one in). Complete understanding of the construction documents and the details therein. Daily coordination of work activities amongst the sub-contractors and Model personnel on site. Check, monitor, and respond to throughout the day. Complete the Daily Construction Report in Timberline. Ongoing photographic documentation of Project progress and electronic filing of the same on the server. 1
2 Maintain appropriate job files and paperwork on site as well as contributing to the general electronic files through scanned and stored documents and Timberline activities. Arrange for and lead a Weekly Progress Meeting, document discussion & attendance, and distribute minutes of the meeting (including an updated 3-Week Look Ahead Schedule) Fulfill daily and weekly safety inspection and reporting requirements. Daily interaction with Project Manager on project progress, constructability and subcontractor issues, extra cost issues, etc. Continual observance of construction activities, noting the correctness and the overall quality of the work per the contract documents, and the refusal of sub-standard workmanship. Being a courteous and knowledgeable liaison to Owners, inspectors, and other visitors to the site. Verify that the jobsite is secure at the end of each day (last one out). JOB RESPONSIBILITIES 1. Safety. The safety of Model personnel, subcontractors, owners and any other visitor to Model project sites is the number one priority of all Model Construction personnel. A Model Construction Project Superintendent must possess and,where applicable, be able to demonstrate the following Safety core competencies: a. An understanding that, in all planning, estimating, bidding, buyout, purchasing, scheduling, supervising and all other tasks involved with managing a project, Safety must be the primary consideration and will trump all other considerations when carrying out these tasks. b. Trained in Lead Safety. c. Completion of OSHA 30-hour training within last 5 years. d. Trained in First Aid/CPR/AED, with all certifications current. e. Understanding of EMR ratings and capable of evaluating Subcontractor EMR against trade average EMR. f. Able to evaluate Subcontractor Safety Programs and determine completeness and applicability to work performed. g. Able to conduct, complete and monitor Activity Hazard Analysis for critical work activities. h. Understanding of OSHA inspection procedures and ability to represent Model during such inspections. 2. Schedule. A sensible and detailed construction schedule is an essential part of a Model Construction project. It allows you to plan for and anticipate upcoming work on the job and enforce the expectations of the project schedule with the subcontractors. This will include but not necessarily be limited to: a. Acquiring basic knowledge of construction scheduling processes. b. Participate in making up the schedule for the project (as possible). c. Maintain a posted copy of the schedule on site. 2
3 d. Understand and refer to the schedule as a base line for progress throughout construction. e. Notify Project Manager of any activities having an adverse effect on the schedule. f. Maintain a 3-Week Look Ahead Schedule with more detailed tasks and recognition of hot-button issues that is updated and distributed on a weekly basis. 3. Quality Assurance and Quality Control. A Model Construction Project Superintendent must possess and, where applicable, be able to demonstrate the following Quality Assurance/Quality Control core competencies: a. An understanding of the QA/QC Plan, associated activities and reports required and the willingness to hold everyone accountable to the plan. b. Ability to interpret and understand plans, specifications and submittals and the willingness to hold everyone accountable for their contractual obligations. c. An understanding of layout procedures and the ability to determine if layouts are correct. d. Ability to maintain established vertical and horizontal controls. e. Knowledge of and ability to manage Green/Sustainability initiatives. f. Understanding of means and methods. g. Clear understanding of site utility connections and requirements. h. Building layout and foundation placement coordinated with required testing. i. Verification or anchor bolt placement, elevations, etc. prior to steel erection mobilization. j. Oversight during framing layout with special attention to blocking requirements, door and window rough openings and transitions, subsequent finishes and their relationship to the framing. k. Verifying all mechanical and electrical rough-ins for completeness according to the drawings as well as thought given to their intended purpose and coordination with owner furnished equipment / items. l. Oversight for proper installation of building wrap, caulking and insulation. m. Coordination of hold-to dimensions for any items that have been released for fabrication prior to rough-in and field dimensioning for items once rough-ins have been established. n. Oversight of drywall hanging, detail at cut outs around devices / boxes, and finishing in a thorough and consistent manner. o. Ensuring sprinkler heads are centered in tiles (as required). p. Proactive and consistent evaluation of the work and encouragement to all on the project to provide quality workmanship at all times. 4. Cost Awareness. Cost issues will invariably arise throughout the construction process. Most likely, this will be an ongoing scenario with issues practically arising on a daily basis. The Project Superintendent is obligated to put all inferences of additional work and/or cost on the table immediately with the Project Manager. Timely s regarding any potential issues are the best way to keep the Project Manager informed in addition to immediate direct phone contact for discussion. Appropriate copying of messages to any involved parties puts issues squarely on the table demanding decisive and immediate attention. Some habits to develop shall include but shall not necessarily be limited to the following: 3
4 a. Immediate notification of the Project Manager via phone and back-up regarding any potential additional cost issue. b. Solicit cost information from subcontractors on contractor letter head to back-up extra work requests and forward to Project Manager. c. Verify and sign off on time being spent by subcontractors on extra work issues on a daily basis. d. Assist Project Manager as needed to provide complete back-up paperwork for extra work requests. Associates degree and 8 years relevant industry experience, or o A minimum of 6 years experience as a Project Foreman on at least 10 projects with a minimum project value of $250,000 each/ $3,000,000 total. Personal Growth. Have the desire and internal fortitude to give of your time, talents and resources to become the best version of yourself in order to positively impact others and the company. Computer and Technical Skills. Should be able to embrace and adapt to technology required to fulfill responsibilities of this position, to include Microsoft Office and Timberline Project Management software, or equal. Ability to complete the following reports: o Daily Construction Reports o Daily and weekly Inspection Reports o Weekly Progress Report o Monthly Project Report o Prevailing Wage Report Professional Experience. Fulfill all requirements of a Project Foreman and has either 8 years or 6 years relevant industry experience (based on education). Personnel Supervision. Manages and directs his/her direct reports, including: o Annual performance reviews of any direct reports. o Periodic reviews of progress toward annual goals of any direct reports. o Establishment of annual performance goals of any direct reports with VPC. Industry Knowledge. Due to the variety of projects that the Model Group targets for construction, a wide breadth of knowledge is desired for the PS to be viewed as a valuable resource by a variety of clients. This knowledge includes: Commercial and residential types of construction and methods of project delivery. Development of sites, utilities, and infrastructure. Government services, including zoning, permitting, taxes, incentives and abatements. Contracts and Agreement for effecting construction and real estate transactions. Familiarity with sustainable design concepts. An understanding of industry trends and innovations to be able to translate to 4
5 Model projects. Established Network. The PS will have relationships with trade associations, business influencers, and past customers. Leadership. The PS must be able to lead both clients externally and project team members internally. This requires experience with responsibility for leading, supporting and managing a skilled staff and consultants. Team-oriented. Committed to working in a collaborative team environment Communication. Developed written and verbal communication skills and the ability to work effectively with other team members. Capable of representing the company publicly in a professional manner. Time Management. Developed organizational, planning and time management abilities utilized to solve problems creatively, manage/schedule multiple priorities, and adherence of deadlines. Budgetary Skills. Prepare and manage project budgets, including preparation of funding requests, project proposals, change orders, and invoices. Responsible for ensuring all are approved, contracted, and paid on time as needed to keep a project moving forward. 5
