GENERAL State Bank of India, LHO Guwahati invites applications project wise (two separate applications) in a two envelopes system (Technical Bid and Price Bid) for the Prequalification of Architectural Consultancy Firm or Project Management Consultancy Firm or Architectural & Project Management Consultancy Services, for a. Construction of Branch Building and Regional Office Building at Dimapur, Nagaland b. Construction of Branch Building and Staff Quarters at Pasighat, Arunachal Pradesh Note: The projects will be under the purview of Independent External Monitors (IEM) as per CVC instructions 2. DETAILS OF THE PROJECT/WORK i) Name of work: a) Construction of Bank s Office Building at Dimapur, Nagaland b) Construction of Branch Building and Staff Quarters at Pasighat, Arunachal Pradesh ii) Completion period : a) Construction of Bank s Office Building at Dimapur - 30 months b) Construction of Branch Building and Staff Quarters at Pasighat - 36 months. iii) Brief description of the projects: a) The project involves construction of a Multi-storeyed Building including Soil Investigation and Geo-Technical survey, Civil Construction work, Water Supply, Sanitary, Compound Wall, Site Development, Security & Fire fighting arrangements, Landscaping, Lift Installation, Electrical Installation Works, Interior and Furniture Works, Air-conditioning and Allied works required for the Project etc. b) The new building for project (A) will have to incorporate Dimapur Branch and Regional Business Office with provision for Basement, Banking Hall, Records-cum- Stationery Rooms, System & UPS Rooms, Canteen, Toilets, other utilities, etc. will be there. All spatial norms for above offices will be provided by the Bank. Also, an AA type Strong Room for RBI Currency Chest with an area of around 600 sqft. will have to be constructed on Basement/Ground Floor, and this shall be designed according to RBI Specification for the Construction of Currency Chests. In addition to that, there will be another strong room for Locker Cabinets on First Floor, for which specifications will be provided by the Bank. The premises will have sufficient car parking space. The plot shall have to be utilized to the extent possible to fulfil the Bank s requirements, hitherto, maintaining all prescribed guidelines, subject to compliance of FAR norms. As this would be an office building, it is always desirable to make its orientations, design and shape square or rectangular, both on plan and elevation, as much as practicable. The construction shall have to be executed according to the relevant Indian Standard codes of practice. The Bank also wishes to implement the modern day technologies and concepts of Green Building Initiatives like Solar

4 Energy Generation, Rainwater Harvesting, Energy Conservation by Daylight Integration, Heat Insulation, etc. along with general building requirements including proper ventilation, fire protection, earthquake protection, etc Details of Area : Plot Area Approx. Builtup Area = sqm = sqm c) Project (B) involves construction of a Branch Building and Officer s and Staff Quarters. Details of Area : Plot 1 Area Approx. Builtup Area Plot 2 Area Approx. Builtup Area = sqm = sqm (950 sqm for Officers Quarters & 500 sqm for Branch) = sqm = sqm (1000 sqm for Award Staff Quarters & 150 sqm for Sub-Staff Quarters Plot 1 will consist of Two buildings - Officers Quarters & Branch Building. The Building housing the Officer s Quarters will comprise of 4 Flats for Scale I/II officers, 1 Flat for Scale-III Officer and 1 flat for Scale IV/V along with adequate parking arrangements. The Branch Building shall have provisions similar to Project (A) with AA type Strong Room for RBI Currency Chest at Ground Floor with an area of around 600 sqft. Other specifications and terms shall be similar to Project (A) Plot 2 will also consist of Two buildings - Award Staff Quarters and Sub -Staff Quarters. The Building housing the Award Staff Quarters shall consist of 10 flats and the building for Sub-Staff quarters shall have 2 flats. Both Buildings should have adequate parking arrangements The plot shall have to be utilized to the extent possible to fulfil the Bank s requirements, hitherto, maintaining all prescribed guidelines, subject to compliance of FAR norms. SCOPE OF WORKS AND SERVICES TO BE RENDERED BY THE PROJECT ARCHITECT The Architect shall render the following services in connection with and in regard to the saidproject works: (a) To prepare and submit sketch plans as per the Bank s requirements, incorporating measures suggested in the Bank s Green Building Initiatives / Green Banking Policy. This includes preparation of alternatives and carrying out necessary revisions till the sketch plans are finally approved by the Bank in accordance with the local governing codes/standards, regulations, etc., and, making approximate cost based on unit cost and submit along with a detailed project report on the scheme and a proper PERT/Bar Chart. The Chart is to incorporate all the activities such as preparation of working drawings, structural drawings, detailed drawings, tender documents, execution of works, obtention of services including occupation certificates, etc. required for the completion of the Project. The proposal shall also include various stages of services to be rendered by the Consultants, if any, in co-ordination with the Project Architect. (b) To prepare building plans and other requisite detailed drawings on receipt of approval of the sketch plans by the Bank, and thereafter submission of the same as per the regulation of local authorities and obtain their approval / sanction for construction. Necessary follow up and co-ordination with the local authorities in getting the approval / sanction of building plan within prescribed time period will also be done by the Project Architect.

5 (c) To prepare architectural detailed drawings, structural calculations and drawings, lay-out drawings for water supply and drainage, lift, air-conditioning, fire-fighting installations, electrical installations including UPS, generators, converters and security equipment, detailed estimates of cost, rate analysis for all items, take of sheets and all such other particulars as may be necessary. (d) To prepare prequalification document, scrutinize the applications for empanelment of the contractors, forward recommendations to the Bank for empanelment of the contractors. (e) To prepare detailed tender documents for various trades, complete with articles of agreement, conditions of contract and special conditions thereof, specifications, bill of quantities including detailed analysis of rates based on executable market rates. (f) To prepare tender notices for issuance by the Bank, invite tenders from prequalified contractors on behalf of the Bank and submit assessment reports thereon, together with recommendations specifying abnormally high and low rated items. Also, preparing of contract documents for all trades and getting them executed by the concerned contractors shall be in the scope of the Project Architect. (g) To prepare4 (four) copies of approved contract documents for all trades for the use of the Bank, the Project Contractor and site staff. (h) To assume full responsibility for supervision and proper execution of all works by general and specialist contractors who would be engaged from time to time as defined in the conditions of agreement. (i) To assist the Bank in appointing full time temporary site engineer for supervision of construction at the project site and guiding the site engineer as required. (j) To check measurements of works at site, scrutinize contractors bills and issue periodical certificates of payments so as to enable the Bank to make payments to the contractors. (k) To submit a detailed account of steel, cement and any other material that the Bank may specify and certify the quantities utilized bill wise in the works. (l) To assist in getting necessary service connections such as water supply, electrical, drainage, sewerage, etc. from local authorities. (m) To take timely action for revalidation of sanction for construction from local authorities. (n) To obtain final building completion and /or occupation certificate and securing permission of municipality and such other authority. (o) To appear on behalf of the Bank before the Municipal Assessor or such other authorities in connection with the settlement of the ratable value/property tax of the building and render advice in the matter to the Bank. (p) To supply, on completion of the Project, 2 (two) copies of all drawings free of cost incorporating the latest revisions. In addition to that, one set of all floor plans, sectional, elevation and layout plans showing all external services including street lights shall be submitted on cloth tracing/polyester films. All drawings are also to be submitted in soft copy viz. Pen Drive/CD/DVD, etc. (q) To assist the Bank in all arbitration proceedings between the contractors and the Bank and also defend the Bank in such proceedings. (r) To prepare the combined plan of plot if the site condition warrants. The scope of the Project Architect also includes surveying the extant land and verifying measurements, if the cost of the land is less than the amount sanctioned. (s) To assist the Bank in preparing reports to Chief Technical Examiner s (CTE) Organization. Additionally, the Project Architect may have to render any other services connected with the Project works usually and normally rendered by the architects but not referred to herein above. 4. PREQUALIFICATION PROCESS The Bank requires to appoint a reputed architectural / consultancy firm, having requisite organizational set up, competence, reliability, experience, sound financial standing and satisfactory track record of execution of works awarded by their clients, integrity, credibility,

6 fairness in dealings, etc., as the Project Architect for the proposed construction as per para-2 for architectural and project management consultancy services through prequalification. The prequalification of the architectural /consultancy firm for the Project is a screening process governed by some prequalification criteria (PQ),through which the Project Architect would be selected. A Screening Committee comprising of the Bank s authorized personnel and two external members nominated by the Bank, who are eminent in the field of Architecture, will be constituted for the scrutiny of the applications. Additional information/clarifications may also be obtained from the applicants. The information and credentials thus received shall duly be scrutinized and processed by the Committee for short listing on the basis of the aforesaid PQ. The shortlisted architects shall be advised to take part in a Design Competition in tune with the requirements of the Bank and the services that are to be rendered by the Architect in the Project. They shall then have to make detailed presentations of their proposals and schemes before the Committee, and, submit their plans and designs in conformity with architectural/ development control, local building bye-laws, the Bank s Green Building Initiatives, etc., as well as comprehensive project reports along with model and preliminary cost estimates within the stipulated date and time as mentioned in the advertisements. The quotations /offers for fees shall also have to be submitted, however, in a separate sealed cover by the architects. The Bank may, at its sole discretion, consider a suitable honorarium for top five participating architects as appreciation for the efforts put in by them. Designs and presentations from the architects shall be evaluated and assessed by the Committee to note their designs on the basis of adherence to the brief, functional adequacy, efficiency of planning, aesthetics, feasibility, constructability and economy. Thereafter, a panel of two or three architects will be prepared in order of merit. Finally, the selection of the Project Architect (Consultant)shall be made on the basis of the Techno-Commercial Evaluation by assigning appropriate weightage by the Committee. The Project Architect thus selected shall have to enter into an Agreement with SBI as per the Bank s prescribed format. 4. INSTRUCTION TO THE APPLICANTS Intending applicants are required to submit their applications with full bio-data and other relevant details for the prequalification in the prescribed format given in the following pages. The information thus submitted shall be kept confidential. Applications are to be submitted in two separate sealed covers (separately for each project), where Cover I shall contain the Technical Bid with a cover letter and all the requisite documents in spiral binding, and, Cover II the Price Bid. The first page after the cover letter of the application should start with an index mentioning the page numbers for supporting documents. The application form should be signed by a person on behalf of the organization, who is duly authorized to do so. Each page of the application shall be properly stamped and signed. Application containing false or inadequate information is liable to be rejected. No communication will be sent to the applicant for rejection of the application. 7 STATE BANK OF INDIA LOCAL HEAD OFFICE, GUWAHATI PREQUALIFICATION OF ARCHITECT / ARCHITECTURALCONSULTANCY FIRM (CONSULTANT) FOR (Name of the project -A(Dimapur) or B(Pasighat)) TECHNICAL BID PREQUALIFICATION (PQ) CRITERIA The Prequalification (PQ) Criteria forselection of the Project Architect for the proposed (Name of the project -A(Dimapur) or B(Pasighat)) are enumerated below: 1. Minimum 7 years experience as a Consultant as on for The experience should include all consultancy services for Office & Residential Buildings a) Architectural, Structural, Engineering and all internal and external services including Interior Furnishing, Electrical Installation, Centrally Air-Conditioning, Sanitary and Plumbing, Water Supply, Soil and Storm Water Drainage Systems, Installation of Lifts, Security Arrangements and Fire-fighting Systems, Horticulture, Parking, Rainwater Harvesting, Solar Energy Generation and Solar Heating Systems, Sewage Treatment Plant, Recycling of Wastewater, etc., and, b) Project Management Consultancy (PMC). 2. Experience of executing building projects From Inception To Completion The architect / consultant should have planned, designed and supervised viz. offered all types of consultancy services as in Point No. 1 above in single and/ or more building projects from commencement to completion. Preference will be given to those who have credentials of constructing multi-storeyed buildings with ground coverage of around 750sqm or more in a particular project within municipal limits / metro areas during last 7years ending on Again, the architects having experience of planning and designing at least two buildings for Govt. / Public Sector Organizations or Banks of reputed National / Multi-national Companies / Listed Corporate Bodies in last 7 years would also be desirable. 3. Experience of successful completion of large value projects The architectural firm must have successfully completed similar kind of works during last 5 years ending on , the project values of which should be either of the following: (i) Three similar completed projects costing not less than Rs Crores each, (ii) Two similar completed projects costing not less Rs Crores each, (iii) One similar completed project costing not less than Rs Crores. Or, Or, 4. Financial capabilities for handling big projects The average annual turnover (construction work only) architect/consultant during the last 5 years ending 31 st March 2017 should be at least Rs 1.00 Crore

8 5. Organizational competence for managing big projects The architect /consultant should have admirable organizational structure comprising of qualified architects, engineers, specialists and other technical personnel along with associates, if any, to execute the work of such nature and magnitude. The partners / associates / permanent employees of the firm should have valid registrations and licenses as Architects and Structural Engineers, etc. from statutory authorities viz. Council of Consultants, Indian Institute of Architects, etc. as required for such type of high rise buildings. The consultant should also have tie up arrangements with reputed registered and licensed services consultants viz. RCC consultant firms,electrical appliances, air-conditioning agencies, fire alarm, UPS, solar power vendors, etc. Understood Signature of the Architect / Consultant with official seal Date: Place:

9 SUBMISSION OF REQUISITE DOCUMENTS Applications along with the requisite documents are to be submitted in the prescribed format (separately for each project) as laid down in the Annexures in two separate sealed covers, where Cover I shall contain the Technical Bid with a cover letter and all the requisite documents in spiral binding, and, Cover II the Price Bid. Please note that The applications received will be screened and shortlisted on the basis of the aforesaid PQ criteria and the shortlisted firms will be further advised to make detailed presentations of their proposals / schemes before the Committee of the Bank. The final selection of the consultant will be made on the basis of techno-commercial evaluation by assigning weightages in the ratio of 70% to the presentation scheme (various technical parameters) made before the aforesaid Committee and 30% to the price bid (professional fees quoted). There will be a maximum cap / limit of 3% of the estimated cost or the actual project cost, whichever is lower, plus taxes (GST) as applicable for the payment of the professional fees payable to the consultant. The scope of the work may varyon either side, i.e., it may increase or decrease from the projected quantity as of now, and in case the Bank decides to construct a lesser area,the professional fees will be paid on the actual value of execution finally completed. Note: The Bank reserves the right to reject any or all the applications without assigning any reasons thereof and no correspondence would be entertained in this regard. 17 STATE BANK OF INDIA LOCAL HEAD OFFICE, GUWAHATI PREQUALIFICATION OF ARCHITECT / ARCHITECTURALCONSULTANCY FIRM (CONSULTANT) FOR (Name of the project -A(Dimapur) or B(Pasighat)) ROLE AND RESPONSIBILITIES OF THE PROJECT ARCHITECT State Bank of India has decided to construct multi storeyed buildings on plots of land possessed by the Bank in Dimapur and Pasighat. The buildings will be energy efficient, green & smart building with modern amenities and excellent external façade. The scope of the work may vary, and the Bank may decide to construct initially only a limited number of levels depending upon the need, available vacant space/ ground coverage, etc., and may even consider construction of additional levels at a later date. The structure will be a modern building having all required amenities and will comply with the features of Green and Energy Efficient buildings. All necessary statutory approvals from Local Municipal Authorities such as approval of plans / set of drawings, commencement, plinth verification, occupation& completion certificate, NOC from Fire Brigade and other authorities viz. Aviation Directorate, Survey of India, Water, Electricity and Drainage connections, Certificates from Govt.Lift Inspectorate, NOC from concerned Electricity Boards, Bharat Sanchar Nigam Ltd. (BSNL), as applicable, an d Environment Deptt. / Pollution Control Board (PCB) / Public Health Engineering(PHE), State / Central Govt. and other related departments in this regard. The proposal for approval of the commencement certificate, etc. from Local municipality and other Govt. authorities, as may be required, are to be obtained by the Consultant. Soon after the building proposal is cleared by Local municipality and other Civic Authorities, SBI intends to commence the work and propose to complete the building in all respects viz. ready for occupation within a maximum time span as specified in clause 2 sub clause (ii) from the date of commencement of the Project. All works including permissions, NOCs, occupation / completion certificate required to be obtained from concerned authorities/departments and other State / Central Government /Statutory Authorities will have to be acquired by the Consultant.

18 The Project Architect (Consultant) will assume total responsibility for completion of the Project in all respect till receipt of occupation and completion certificate from local authorities within the specified time frame of thirty months as stated above. The time is the essence of the contract. While the duties of the Consultant will be governed by the standard agreement to be executed with SBI by the successful consultant, the role and responsibilities of the Consultant will broadly include following: 1) Preparation of detailed Structural/ Architectural Design of building including its foundation. 2) Preparation of detailed designs of all internal and external services such as interior layouts, electrical, AC, plumbing, water supply, soil and storm water drainage, lifts, firefighting, horticulture, parking, rainwater harvesting, solar energy generation and solar heating systems, sewage treatment plant, recycling of wastewater, etc. 3) Most of the features applicable for Green Building such as energy conservation, use of solar and other renewable sources of energy, recycling of wastewater, rainwater harvesting, use of natural light to the maximum extent, etc. will have to be taken into account during planning, design and execution stages so that if SBI desires, the Building can be rated as Green Building of at least Gold standard. 4) Preparation of all detailed architectural, engineering, structural drawings including those for all services as stated above. 5) Preparation of 2-3 alternatives for external façade / elevation / perspective view of the proposed Building and its 3D presentation by computer for its approval by SBI and preparation of model for one of the selected alternatives for its display. 6) Calling of competitive tenders through e-procurement for detailed soil investigation work for deciding bearing capacity and type of foundation, etc., and also for deciding the minimum depth of foundation required from a specialized and reputed contractor in consultation with the Bank including preparation of detailed estimates and draft tenders and also advising panel of contractors to SBI. 7) Preparation of subhead-wise item-wise detailed estimates based on current market rate analysis, which will include preparation of rate analysis for all major items, take of /quantity sheets, etc. 8) Working out overall built-up area rate and its comparison for reasonableness with other buildings recently done as also with PWD built-up area rates for submission to the SBI for approval of the cost. 9) Assisting SBI for prequalification and empanelment of trade-wise contractors by following elaborate procedure / norms and complying with the guidelines laid down by the Bank as well as Central Vigilance Commission (CVC). 10) Preparation of draft tenders subhead-wise including detailed bills of quantity (BOQ)based on the estimates approved by SBI and full set of tender documents including all terms, conditions, special conditions and standard clauses. 11) Calling of competitive tenders each trade-wise through e-procurement at appropriate time from the prequalified contractors. Required sets of tender documents will have to be prepared by the Consultant themselves at no extra cost.

19 12) Detailed scrutiny of the tenders received including preparation of all the comparative statements thereof and submission of recommendations for acceptance or otherwise, of the tender of successful bidders, placing of work orders, etc. 13) Preparation and issuance of detailed working drawings, minimum 3 sets, to the contractor along with work order so that work is not held up at any point of time for want of the drawings / details. Two sets of such drawings will have to be issued to SBI for its record. 14) Complete role of Project Management Consultant (PMC) will also be played by the Consultant to ensure both qualitative and quantitative aspects of the Project and would include day to day supervision of work through a team of various experienced Engineers lead by a Project Manager to be posted at the site, who will have overall responsibility for smooth and timely completion of all works within the agreed time schedule without cost overruns, however, barring exceptional circumstances beyond the control of the Consultant or the Bank. The PMC work will broadly include recording of measurements, verification of running account, final bills of contractors, finalization of accounts, extra / deviated items, rate analysis, maintaining various registers as per CVC or Bank s guidelines at site, preparation of bar chart, CPM networks and its updating for monitoring progress, etc. The collection of samples of various materials used at the site and arranging for its testing through approved laboratories /institutes will have to be done by the PMC and proper records / registers pertaining to the same need to be maintained at site. 15) The Consultant will have to apply for and obtain all required approvals / NOC from Local municipality, PHE, Electricity Boards, Pollution Control Boards and other Govt. / Statutory Authorities from time to time such as plinth verification / occupation / completion / drainage / water supply and electrical connections, AC works, etc. and also verification by lift and electrical authorities, etc. well in time so that the progress of the work is not hampered. 16) Prompt and effective communication between various agencies / vendors / contractors will have to be ensured by the Consultant. The problems / hindrances / bottlenecks need to be sorted out / removed by arranging site meetings of all concerned including the Bank personnel. Record of such meetings, decisions taken, etc. need to be maintained in a chronological manner and kept in a separate register. 17) During the Defects Liability Period (s) as applicable, carrying out periodical inspection along with the Bank officials and representatives of contractors, preparation of the list of defects list and arrange for its rectification from contractor. 18) Preparation of As Built drawings including those for all services and 2 sets of such drawings mounted on cloth papers and also in the form of a soft copy contained in CD / DVD / Pen Drive will have to be prepared and submitted to SBI. 19) Bank s projects come under Technical Audit by Chief Technical Examiner s Organization of Central Vigilance Commission. Submissions of Reply to their Queries, Compliance of their Observations, etc. are statutory requirement of Bank s Architects. In addition to the stationed qualified Resident Architect /Engineer and one or two of his assistant (s), as the Project Architect may consider necessary to support them, the Architect shall visit the site at least once in a week and more frequently if so required, and, their consultants

20 shall visit the site periodically and as frequently as works would require to inspect and supervise the construction in order to ensure and satisfy themselves that the works are being executed as designed and planned by them and approved by the Bank, and also, general quality of the work and finishes, etc. are good and up to the standards specified for the Project. For this, no charges shall be payable by the Bank. The list of duties mentioned above is only indicative and the Consultant will have to take on full responsibility for completion of the Project, both qualitatively and quantitatively as per accepted contract conditions in the best possible workmanlike manner in all respects till its occupation within the agreed time schedule and cost by following laid down norms /procedures of SBI and guidelines of CVC in an open and transparent manner to the satisfaction of the Bank and towards achieving this goal whatever is required to be done will have to be arranged by the consulting firm with the approval of SBI. Time estimate, Bar chart for completion of the project. 4 Experience with Govt. / PSUs / Banks / MNCs / Listed Corporate Bodies and handling CVC matters Maximum Marks 5 Reputation as Architect / Company 5 6 Clarity of presentation 5 TOTAL Marks Obtained Note: The Committee for the prequalification would decide on the specific weightage for each of the technical parameters given above. Weightage of 70% will be assigned to the presentation scheme (various technical parameters) made before the aforesaid Committee and 30% to the price bid (professional fees quoted). This is only for information purpose and may change at the time of Design Competition depending on requirements of the Bank.

23 SBI BUILDING CONSTRUCTION PROJECT PREQUALIFICATION OF ARCHITECT / ARCHITECTURAL CONSULTANCY FIRM (CONSULTANT) STAGES OF PAYMENT FOR CONSULTANCY SERVICES The Bank shall pay fees to the Project Architect in the stages as follow: Subject to Up to stage clarifications Sl. It is clarified that estimated cost of the work at this stage shall include cost of interior works only if the sketch plans include detailed departmentwise final layout plans for all floor for computerized office. As otherwise, the fees for the sketch plans for interior works will be paid later on when the sketch plans are approved by the Bank. If the civil work is executed in two stages, i.e., foundation & plinth or pile foundation as one stage and superstructure as second stage, assessed cost for each work will be the basis for release of payment. The fees for detailed plans & estimates for interior work shallbe paid later on when these are received & approved by the Bank. 50% of the fees payable for this stage may, however, be paid on completion and approval by the Municipal or other authority of all drawings pertaining to civil work & completion of prequalification of civil contractors separately or together forfoundation & superstructure civil work (on the estimatedcost excluding interior work). Here also, as clarified in para. (b)above, initially the estimated cost shall be the cost of foundation or / and superstructure (excluding interior decoration work) when the general building work is in progress. The fees under this stage will be paid later on when the detailed plans, estimates, tender documents, etc. are prepared by the Architect and approved by the Bank, and the tenders

24 (d1) During the progress of construction and in proportion to the value of the said works as certified from time to time and paid by the Bank. (d2) On final completion of the Project & closing of accounts including obtaining of occupation certificate from HMC / WBPHE / Fire Authority / Water Connection Authority / CESC and / or any other Authority / Board connected with the occupation of the building. (d3) After the Architect issue No Objection Certificate for the refund of contractors retention money on expiry of Defects Liability Period of the various contractors and / or attending to the CTE s / CVO s observations, if any, from time to time till its final disposal and award of arbitration, if any, whichever is later. (e) In case, theagreement between the Bank and the Architect is terminated in pursuance of Clause 3 of the said Agreement, fees shall be paid to the Architect for the actual services rendered as per stages referred to in this chart, subject to other provisions about recoveries, etc. as provided for elsewhere in theagreement. ½ (50%) of the total agreed % of fees on total cost of related work. 1/8 th (12.5%) of the total agreed % of fees on total cost of related work. 1/8 th (12.5%) of the total agreed % of fees on total cost of related work. 3/4 th (75%) of the total agreed % of fees on total cost of related work. 7/8 th (87.5%) of the total agreed % of fees on total cost of related work. 100% of the total agreed % of fees on total cost of related work. are invited by the Architect.
