1 Bid Package 23A Mechanical & HVAC The successful Subcontractor acknowledges and agrees to the requirements set forth by this bid package and its descriptions and in conjunction with all other Construction Documents, as required to provide, furnish, install, and/or maintain all items necessary for a complete scope of work as listed below. The individual Divisions and Sections listed above are provided as a courtesy only. II) Scope Specific Items: 1) Applicable permitting. 2) Provide heating, ventilating and air conditioning (HVAC) systems as complete operable systems. 3) Motor starters, fuses and disconnects that are integral with mechanical equipment. 4) Furnish all variable frequency drives. Electrical subcontractor will install unless factory mounted and integral with equipment. The MC is responsible for storing, protecting, installation (supervise electrical contractor) and warranty for all VFD S. Coordinate locations of motor controllers and variable frequency drives, provide appropriate NEMA enclosure for the location and provide all accessories required for controls and fire alarm. Provide by-passes and harmonic protection as specified. Review electrical drawings and provide combination VFD disconnects as indicated. Furnish all supports for VFD S. 5) Coordinate delivery, receive, inspect, handle, store and install major pieces of prepurchased equipment. Equipment includes Custom Rooftop AHU s (RTU-1 and RTU-2 only), Water Cooled Rotary Screw Chillers (CH-1 and CH-2 only), and Cooling Tower (CT-1 only). This bid package is responsible for reviewing the proposals of the apparent selected vendors in order to provide a complete, fully functional system. 6) Procure balance of all equipment not prepurchased by owner.
3 7) Provide one (1) laborer for the duration of the project to be utilized as directed by Skanska. 8) Duct and pipe systems provided fully coordinated with all trades. Include all offsets, transitions, re-routing, duct blown out and supports (including supplemental steel for standing) for a complete installation. 9) Pipe and duct system tested as complete systems or as partial systems as required to meet the schedule and flow of work so as not to impede the progression of construction. 10) Review phasing requirements and include all systems whole or in part to meet the requirements. 11) Remove from site all water that is not allowed to be flushed into the sanitary lines. 12) Review architectural plans and life safety plans for rated walls. Provide required fire dampers or fire/smoke dampers at all rated walls per code. 13) Provide all manual volume dampers (remote actuators if required) to each air distribution device. 14) Provide AC condensate P-traps, condensate pumps, condensate drain pipe and insulation for a complete system. 15) Provide auxiliary drain pans for equipment installed in critical areas or in ceilings. Provide float switch, interlock wiring and/or drain pipe 16) All prefabrication supplied to the project must be fully coordinated by the MC with the schedule and all other trades. This is to be accomplished during submittals and coordinated during coordination meetings. 17) Furnish and install louvers and vents integral with mechanical systems. Architectural louvers are also provided by this bid package. Verify location and sizes of louvers with architectural plans and include to the larger dimension. Include insect/bird screening, caulking, blank off backing, plenums, insulation of backing / plenums, collar coordination with the building, specified coatings and ratings. 18) Excavation, backfill, compaction and spoils removal necessary for the work within this package. 19) Dewatering necessary for the work within this package. 20) Pads, curbs, inertia bases and other concrete work necessary for the installation of the work within this package, unless specifically detailed on the architectural or structural documents. 21) Blocking/backing for this scope will be the responsibility of this Bid Package.
4 22) Caulking, sealants and firestopping. All fire resistive caulking and through wall assemblies are to be products manufactured by Hilti. 23) Access doors (installed by others) as necessary or specified for work within this package. 24) Sleeves, block-outs, coring, supports, bracing, brackets, guide wires, link seals, inserts, shims, escutcheon plates, anchors, pipe guides and expansion loops necessary for the work within this package. 25) Insulation for mechanical systems as specified. 26) Coding of piping, systems and equipment as necessary for work within this package. 27) Painting of mechanical systems as specified. 28) Sound attenuation and vibration control requirements 29) Seismic requirements. 30) Chemical treatment and cleaning for water systems. Provide coil bypasses and clean strainers for all coils. Provide portable circulation pumps to meet the requirements. 31) Install all piping, ductwork and sleeves to or at right angles to the building structure. 32) Install hangers prior to fireproofing when possible and patch otherwise at the expense of this package. 33) Provide pipe and duct systems supported from ground if ceiling can not support the weight. Provide all spanning steel to accomplish this. 34) Provide metal angles at duct penetrations as required. 35) Authorized factory start up and owner training. 36) Specified warranties and extended warranties to cover early start-up of the mechanical systems. 37) Warranties per specifications; if not listed, two year minimum to be provided. 38) Warranties shall begin at project substantial completion. 39) Testing and system certifications as required. Included but not limited to: HEPA filter test, water sample testing, pipe system weld testing and video taping, fume hood testing, vibration testing and sound testing. Provide all as required to meet specifications. 40) If a conflict exist between specifications, plans and bid manual, you are required to identify it prior to bidding the project or it will considered included to the more expensive way.
5 41) See special conditions requirements for electrical distribution in excess of the temporary electric provided for the project as required for welders, hoists, etc. 42) Coordination with plumbing: a. Provide all make up water connections up to the PC provided backflow preventor. Include pressure reducing valve and all final connections. 43) HVAC control systems, including the complete building automation system and all associated control/interlock wiring (regardless of voltage), pneumatic tubing, etc. 44) Provide Temporary AHU Filters and labor for replacement once a week for a period of 8 months during temporary use of permanent systems. 45) Include all related control wiring, conduits, interlock wiring and control devices for a complete operable system including but not limited to the following (review electrical drawings for miscellaneous power wiring & if not shown on electrical drawings by EC include in your estimate) : a. Control panels. b. Chemical treatment systems. c. Refrigerant alarm controls. d. Cooling tower vibration switch. e. Solenoids f. Hood, fans and makeup air interlocking. g. Power to low voltage VAV boves and CAV boxes. h. Fire/smoke dampers, control dampers, smoke dampers interlocking for controls and related end switch requirements. Verify if electrical drawings show actuator power that the quantity is correct, if not it will be this contractor s responsibility to provide. i. Built-up, custom or packaged systems internal wiring not indicated on electrical drawings. j. Electric heat trace on all exposed to ambient temperature pipe systems. k. Stream traps where required to prevent condensation in the steam lines. 46) owner-furnished equipment
6 a. Install owner-furnished equipment that is related to this scope of work. Provide connections, fittings, dielectric unions, valves, hoses, dampers, ductwork etc. as necessary for installation. b. Lab Fume Hoods c. Walk In Cooler d. Temporary storing of equipment e. Protection of equipment f. Shimming and leveling of equipment 47) Provide independent Test and balance Contractor. a. Water and Air b. Use test instruments that have been calibrated within a time period as recommended by the certifying agency or the manufacturer, whichever is more recent. Instruments shall be checked for accuracy prior to the start of the testing, adjusting and balancing activity. The Subcontractor shall be responsible for the selection of the test instruments used to perform this work, and shall submit a complete list of instruments it proposes for approval. The list shall include the manufacturers name, model and serial number of each instrument and copies of calibration certificates prior to beginning work. No work shall commence until the list has been approved by Skanska. Re-measurement of air distribution devices shall be accomplished utilizing the same instruments used in the original balance report. c. Measure up to ten percent (10%), or higher if required by specifications, of air distribution devices in the presence of the Owner, Architect, Engineers and Skanska, to demonstrate the final balance report is correct. d. Submit the final balancing report for approval. Promptly address all listed deficient items including re-balancing as necessary. Resubmit a revised final report if required. This process shall be repeated at the Subcontractor s
7 expense until the report is accepted by the Architect and Engineers without corrections needed. e. Cost to replace sheaves and belts required for correct balance. f. A test & balance representative must participate in and provide guidance during the development of coordination drawings. Identify and locate where additional dampers, valves, etc. are needed for proper balancing of the system. 48) Assist Commissioning Agent with HVAC systems.
