3 Transforming your buildings data into actionable information Whether you have a single building or national estate, managing your property portfolio is complex. Without access to the right information it can be difficult to know how well your buildings are performing and where investment is most needed. Unlocking the data in your property is crucial to running it in the most effective way. But accessing the data is only half the challenge it needs to be presented in a manageable way, so you can understand it and use it to influence your day to day maintenance and long term investment decisions. We collect detailed information on every asset across your estate, and store it in a live environment that s constantly being updated via its integration with our CAFM and forward maintenance register tools. This information can be accessed anytime, anywhere, via a client-friendly online portal, giving you a complete view of your entire estate and your maintenance priorities. 4 How does it work? Direct Audits is an online, mobile solution enabling clients to have live access to information about their estate. It provides a complete overview of all aspects of the property portfolio at the click of a button. 5 Asset collection Ensuring you have accurate asset lists to work from is fundamental to the ongoing success and integrity of your asset management journey. Our detailed asset survey process creates a comprehensive asset database for all of your buildings. The data collected includes: Asset type Manufacturer Model Serial Number Local labeling Installation date Quantity Ratings information Location Condition rating Life expectancy (calculated using CIBSE guidelines) Time and date stamped photographs Our integration with Maximo means this information is constantly updated and accurate. Full histories of the assets management is stored against the assets, providing a complete trail and invaluable insight into the assets history. Direct Audits 5

6 Detailed asset information Establishing your priorities When you have a large estate it can often be impossible to know where to concentrate your valuable resources. To enable you to analyse where to focus your attention we have developed our condition rating dashboard. This graphical display shows the rating of all surveyed assets and allows you to identify your specific buildings and assets requiring attention. The dashboard is interactive and provides the functionality to drill down to view asset data by site, building or individual specific asset type making this a truly useful tool, enabling your capex planning and budgeting processes. 9 Forward maintenance plan Using the asset data collected we will create a Forward Maintenance Future Spend Plan. This outlines the projected timeline for replacement of your assets. Using SPONS for budget pricing and CIBSE guidelines for asset life we will project the capital investment required across your estate. Working with you we will then help you track this spend and manage the delivery of the required works. The FMR tool can drill down to asset types and specific buildings, allowing you to predict your budgets for many years to come. We also create Fabric FMRs for our clients. 11 Maintaining your estate Information you can use Direct Audits gives our customers an exceptional level of performance data that is simple to use. Seamlessly integrated with Maximo it displays fully transparent operational performance data without the need to request reports or interrogate the CAFM.
