2 1. INTRODUCTION 1.1. The property is a single storey detached residential dwelling bungalow The form of construction for the property comprises cavity masonry walls supporting a pitched tiled roof References to left and right are given as viewing the property from the front, which has been taken as the elevation incorporating the front door to the central hall The property has suffered from cracking and movement The works generally comprise the following:- a) Local removal of the internal plaster finishes to undertake repairs. b) The installation of stainless steel masonry reinforcement to repair and stabilise cracking and movement in the masonry walls. c) Re-plastering the areas of the internal repairs. d) Internal re-decoration to the areas affected. e) Crack stitch repairs and repointing to external brickwork. f) Installation of replacement wall ties to the left hand end gable wall. 3 2. PRELIMINARIES 2.1. The Contractor shall confirm in writing to the Contract Administrator before commencing work on site, the arrangements which he has made concerning access, temporary works, area of operation and storage, watching and lighting, health and safety, permissions and licences, security, insurance, making good and reinstatement The Contractor shall appoint a competent person to act as Site Foreman and this person shall be on the site at all times while work within this contract is being carried on The Site Foreman shall be responsible for liaison with the Contract Administrator, and shall be empowered to take instructions from the Engineer concerning the carrying out of the works The Contractor shall provide the Site Foreman with a copy of this specification. This document shall remain on the site for the duration of the works The Contractor shall inform the Contract Administrator of any suspected errors or inconsistencies in the specification before carrying out any work affected and shall obtain the Contract Administrator s instructions before proceeding The Contractor shall be responsible for setting out the works The Contractor shall provide all necessary access and assistance to any statutory undertaker, public service, public authority, or other Contractor carrying out works on the site and shall be responsible for phasing into his programme of works, any work to be done by them or their sub-contractors The Contractor shall take all reasonable precautions to support and protect all mains, pipes, cables, and other such apparatus existing on the site. If any damage to such apparatus or any interruption of any service should occur due to negligence or default by the Contractor, then the Contractor shall bear and pay the cost reasonably incurred in making good such damage and shall bear and pay any loss of the relevant authority The Contractor shall make his own enquiries into the exact position of all services and apparatus existing at the site All demolition material and rubbish shall be carefully removed to tip as it arises. 4 2.11. If the Contractor shall by reasons of his chosen method of work require the Client to supply electricity for the operation of any tool or other plant then the Contractor shall first obtain the agreement of the Client and shall reimburse the Client for the reasonable estimated cost of electricity used. Nothing in this Specification shall oblige the Client to supply electricity or other services save reasonable access to the works for the Contractor s use The Contractor shall carry out all works in a safe manner and in accordance with all current relevant Health and Safety legislation and the Health and Safety Executive guidance notes All temporary works required to undertake the works are to be the responsibility of the Contractor. In all cases the Contract Administrator shall be notified as to the methods of temporary support provided. Page 4
5 3. GENERAL DESCRIPTION OF REPAIRS 3.1. Bedroom 1 (Rear Right) 1. Repair cracks in ceiling. 2. Repair coving, including above the door. 3. Strip wallpaper to the room. 4. Repair crack above top right hand corner of window. 5. Repair crack above top right hand corner of window to include Helifix crack stitch to CS05 specification. 6. Supply and hang wallpaper and decorate with 2 coats of emulsion to walls and ceiling to tenant s requirements Bedroom 2 (Front Right) 1. Repair cracks in ceiling. 2. Strip wallpaper to rear wall. 3. Repair crack above rear corner of right hand side window. 4. Strip wallpaper to room. 5. Supply and hang wallpaper and decorate with 2 coats of emulsion to walls and ceiling to tenant s requirements Bedroom 3 (Front Middle) 1. Repair cracks in ceiling. 2. Redecorate ceiling with 2 coats of emulsion Hall 1. Repair crack in ceiling. 2. Redecorate ceiling with 2 coats of emulsion Bathroom 1. Repair cracks in ceiling. 2. Strip wallpaper. 3. Repair crack above top right hand corner of rear bathroom window to include Helifix crack stitch to CS05 specification. 4. Prepare and apply 2 coats of emulsion to walls. Page 5
6 3.6. Living Room 1. (A sheet of lining paper to the ceiling is loose but does not appear to include any obvious structural cracking. Slight cracking is present between the coving and ceiling paper in the rear wall of the living room.) 2. Repair crack at rear of ceiling adjacent to rear coving. 3. Repair cracks in covings at corners. 4. Repair cracks at junction of ceiling with coving adjacent to left hand side wall. 5. Strip wallpaper. 6. Repair crack in right hand side wall adjacent to front right hand corner. 7. Repair crack in rear wall to the left of the chimney breast. 8. Repair crack in left hand side wall adjacent to rear left hand corner. 9. Repair cracks above the top left hand corner of the window opening to include Helifix crack stitch to CS05 specification. 10. Supply and hang wallpaper and redecorate ceilings and walls to tenant s requirements Kitchen 1. Repair cracks in the ceiling. 2. Repair open cracking above the top left hand corner of the rear window with Helifix crack stitch to CS05 specification and repair finer cracking above top right hand corner of the window. 3. Redecorate walls and ceilings to match with 2 coats of emulsion Utility Room 1. Repair cracking in ceiling. 2. Repair cracking around the position of the lintel over the door. 3. Repair cracking in front wall adjacent to the boiler. 4. Repair cracking in left hand side wall in front of the door. 5. Repair the cracking at the junction of the left hand side wall with the rear wall of the utility room. 6. Redecorate walls and ceilings with 2 coats of emulsion. Page 6
7 3.9. W.C. 1. Repair cracking in ceiling and covings. 2. Repair cracking at the junction of the left hand side wall and front wall of the WC. 3. Repair cracking in the rear wall to the right and above the rear window. 4. Redecorate walls and ceilings with 2 coats of emulsion. 5. Ease and adjust door to fit and swing freely into the frame External 1. Rake out cracks in mortar joints and external brickwork in the following locations: Cracking at windowsill level to the left of the front living room window. Vertical cracking below the centre of the living room window. Install Helifix bars to CS05 specification. Cracking below the right hand end of the front living room window (I suggest one bar 75mm below the sill and one bar two brick courses above the damp proof course.) 2. Rake out and replace loose mortar above the windowsill to the living room, Bedroom 3 and Bedroom 1 windowsills. 3. Rake out cracked repointing between the windows in the front wall to Bedrooms 2 and 3, and repoint. 4. Rake out and repoint cracked mortar at windowsill level to the right of Bedroom 2 window. 5. Rake out and repoint cracked mortar joints in the right hand side wall above the rear right hand side window to Bedroom 2. This should include sealing the open joint at the end of the lintel. 6. Replace loose mortar above the end of the windowsill to Bedroom Repoint the open joint at the end of the lintel over the window to Bedroom Repair cracks below the left hand end of the windowsill to Bedroom 1 and install Helifix bars to CS05 specification. 9. Rake out and repoint open joint at the end of the lintel above the bathroom window. 10. Repair cracks and install Helifix bars to CS05 specification to the cracking below the bathroom window. Page 7
8 11. Install Helifix bars to CS05 specification to cracked repointing between the bathroom and kitchen windows. 12. Repair cracked mortar above the left hand end of the windowsill to the bathroom. Repair the cracked mortar at each end of the windowsill. 13. Seal the aperture around the waste pipe from the kitchen. 14. Repair cracks and install Helifix bars to CS05 specification for the vertical crack below the kitchen window. 15. Rake out the horizontal crack extending horizontally two courses above the bathroom to kitchen windowsill. 16. Rake out and repoint the cracks at each end of the lintel over the kitchen window. 17. Repair and replace the cracked mortar below DPC level at the rear left hand corner. 18. Repair cracks and install Helifix bars to CS05 specification to cracking located to the rear of the door in the left hand side wall. 19. Repair the horizontal cracking in the left hand side wall by sequential raking out and repointing of the joint. 20. Install new replacement wall ties within the left hand side wall. 21. Rake out and repoint cracks at the ends of all lintels where cracking is present and not noted above. 22. Rake out and repoint loose mortar and cracked brickwork above the front end of the side door sill and in the brickwork above and below DPC level extending to the front from the doorway Roof Space 1. Repair the horizontal cracking in the left hand side wall by sequential raking out and repointing of the joint. Page 8
9 4. HELIFIX REPAIRS 4.1. The Helifix repairs shall be carried out in accordance with the Helifix Method Statement CS The horizontal mortar bed shall be cut using a twin diamond blade chaser with vacuum attachment, to a minimum depth of 35mm. The first joints to be raked out shall be inspected and approved by the Engineer prior to further joints being raked out All mortar must be removed, together with any loose debris, to ensure a sound bond Prepare the slot with Helibond Primer or thoroughly wet the slot with clean water Slots should be 10mm wide to accommodate the 6mm diameter Helibar. For thin joints use 4.5mm Helibar Helibond grout or PolyPlus resin shall be used for the bonding agent, all in accordance with the manufacturer s instructions After Helibars have been installed re-point the mortar bed with lime mortar and make good A sample of the mortar to be used for the repointing shall be prepared and a small section of the joints shall be repointed and approved by the Engineer prior to the remaining joints being repointed. 10 5. INTERNAL REPAIRS 5.1. Internally protect all surfaces within working areas, including removal and reinstatement of radiators, shelves, small screw-fixed items and curtain rails as necessary to facilitate works Repair internal structural cracks by hacking back plaster, raking out, fixing EML and repointing. Helifix crack stitch repairs to be installed across cracks where specified in Section Gaps at wall/ceiling junctions to be made good using flexible filler Plaster cracks in ceilings shall be cut out and filled flush with non-shrink filler Emulsion paint to painted walls prepare surfaces and apply two full coats (matt or silk) to client s approval Gloss paint where applicable, prepare and apply one undercoat and one gloss coat to general surfaces The existing skirtings to the affected walls shall be retained as it is not anticipated that it will be necessary to remove the skirtings Any cracked or damaged bricks shall be made good. Any more extensive cracks shall be reported to the Contract Administrator for inspection and for direction on any remedial works required The cracked horizontal mortar joints within the blockwork in the left hand side gable wall within the loft space shall be raked out and repointed over the full depth of the crack. This operation shall be undertaken in sections to maintain stability and avoid any overloading of fresh mortar joint repairs. Page 10
11 6. EXTERNAL REPAIRS 6.1. Cracked mortar joints shall be raked out to a minimum depth of 25mm and be repointed with lime mortar mixed to match as closely as possible the strength colour and texture of the existing Remedial wall ties shall be installed in the left hand side wall at 900mm horizontal centres and 450mm staggered centres, with ties, at 225mm centres installed around the door and window opening Slate packers shall be installed to effect load transfer through the middle section of the left hand end gable brickwork that currently appears to be arching over the central section of the wall. The cracked joint shall be repaired in short sections by raking out for the full depth the existing mortar joint and repointing over the full thickness of the brickwork. Page 11
