3 Santa Ponsa Golf Beach Residential Complex is a development project for a housing complex in Santa Ponsa, at number 9 Avenida Miguel de Unamuno. It will be made up of three 4-storey apartment blocks, containing a total of 39 state-subsidized apartments (VPO according to its acronym in Spanish) and 30 price-controlled ones (VPT according to its acronym in Spanish). The development project is superbly located just 500 metres from Santa Ponsa beach and 300 metres from Santa Ponsa Golf Club. It is also just a few minutes away from the town s shopping centre and public services. The residential complex will have spacious communal gardens, a swimming pool and outdoor parking areas covered by solar panels, making it one of the most sustainable complexes on the island. 10 FINISHES & BUILDING SPECIFICATIONS FACADES Cement-rendered facades, covered in special colourfast exterior paint.. INTERIOR WALLS All the partition walls will be made of plasterboard. The walls between each apartment will be made of brick and plasterboard, with thermal insulation. Built-in wardrobes Wardrobes made of wood board, painted matt white like the doors, with no mitre joints. Lined with white melamine. Fitted with a clothes rail and upper shelf. PAINTWORK Interiors of the apartments decorated with white plastic paint. WOOD AND METALWORK Exterior wood and metalwork Grey aluminium tilt-and-turn windows and French windows, with thermal breaks and night vent positions on all of them. Shutters Matching grey sliding aluminium shutters. Front doors to apartments A reinforced solid-fronted door, painted matt white. Fitted with a wide-angled peephole, stainless steel doorknob, and stainless steel inner handle on a round rose. Inside doors Solid-fronted doors, painted matt white. Stainless steel door fittings. Featuring an L-shaped door handle with a round rose and integrated ventilation system. FLOORING Flooring of wet areas Non-slip porcelain tiles used on the floors of wet areas of the home. Flooring of dry areas 3-strip bleached white floating parquet floors or similar in dry areas. Paving of balconies and terraces Class 3 non-slip porcelain tiles as paving on terraces and balconies. WALL TILES Kitchen Tiled backsplash behind countertops.

11 FINISHES & BUILDING SPECIFICATIONS Bathrooms & cloakrooms Porcelain tiles as backsplash on inner walls by bath. Laundry Matt white porcelain tiles on inner walls of laundry. SOLAR PANELS This project contemplates the installation of solar panels for heating hot domestic water. Centralization and supply system as per the specific installation plan of the utility supply specifications. ELECTRICITY Centralization of electricity metres with a RCCB and MCB, as required by legislation. Approved switches, switches, plugs and sockets as per current regulations, using the white Zenith model by Niessen or similar. SANITARYWARE All the sanitaryware will be white, based on the Odeon Up model or similar by Jacob Delafon, with duly approved single-lever mixed taps. HOT WATER AND HEATING Aluminium radiators and a combi boiler, with the aid of solar panels in compliance with the Spanish Building Code. GAS Centralization and gas supply system as per the specific gas installation plan of the utility supply specifications. KITCHENS Fitted with a single-bowl stainless steel sink, with a single-lever mixer tap. A porcelain single-bowl utility sink. T.V. & TELEPHONES All the apartments will have the necessary TV and telephone fittings, as per the telecommunications plan. EXTERIORS 1 parking space per apartment covered with solar panels. Concrete and grass driveway. Private gardens for ground floor apartments. Communal swimming pool with shared gar den areas. Energy efficient buildings.
