BUILDING OPTIMIZATION SERVICES Building optimization services are powerful but often underutilized tools for enhancing building operations and increasing efficiency through low- or no-cost measures and practices. MidAmerican Energy offers two optimization options to meet the needs of commercial buildings: Express Building Tune-Up for smaller buildings and Retrocommissioning for larger, more complex facilities. 2

5 Express Building Tune-Up This service targets buildings that can achieve energy savings through simple control strategies and by servicing mechanical equipment. It is a systematic process of achieving savings through system tuning on existing equipment to produce low-cost energy savings. Participating buildings typically are less than 100,000 square feet, have rooftop HVAC units or smaller central chillers and boilers. This service does not require a building to have an energy management system. The goal of an Express Building Tune-Up is to find easy-to-fix items that are quick to implement and will enhance building performance and reduce energy consumption. Examples of corrective measures include: Adjusting schedules and setpoints Rooftop unit maintenance and adjustments Boiler tune-ups Steam trap and valve repair Retrocommissioning This service targets larger and more complex commercial buildings and can achieve greater results over standard system tuning. Improved results are achieved by performing a holistic, systematic and intensive study of the building systems, leveraging the building s existing equipment to produce low-cost energy savings. Participating buildings typically are greater than 100,000 square feet, have a central heating and cooling system, a functional energy management system and are free of major problems requiring costly repairs or replacement of equipment. The goal of traditional retrocommissioning is to enhance existing building systems while increasing safety, comfort and energy performance. Examples of corrective measures include: Optimizing economizer and ventilation controls Improving equipment sequencing and scheduling Optimizing chilled water systems Improving boiler sequencing and performance Incentives MidAmerican Energy will fund 50 percent of the express building tune-up survey or retrocommissioning study, and additional incentives are earned based on energy savings ($0.05/kWh and $0.20/therm) from implemented projects. Incentives are capped at the lesser of: Building Operator Certification Building Operator Certification is a nationally recognized training and certification program focused on energy-efficient building operations and preventive maintenance procedures. BOC training provides building operators with the skills and knowledge to incorporate energy efficiency practices into their operations and maintenance tasks to reduce energy usage and costs. MidAmerican Energy offers a maximum rebate of $700 to eligible participants ($420 for electric-only customers, $280 for natural gas-only customers). Visit for additional information. n 65 percent of total study and implementation cost n $0.20/square foot of building space Participants in the Retrocommissioning offering are required to have one person become building operator-certified. 22 VARIABLE SPEED DRIVES QUALIFICATIONS See general qualifications on Page 25 and refer to the equipment application for all rebate requirements. Note: VSDs controlling HVAC pumps or HVAC fans are not eligible for prescriptive or custom rebates. Rebate applications must be submitted within six months of dealer invoice, or by Dec. 31, 2018, whichever comes first, for the equipment/material purchased. Program-specific qualifications n Rebates are available for VSDs controlling 1 to 75 horsepower motors driving fans or centrifugal pumps for process applications. n Must be for new installations or failed variable speed drives with bypass capability only. Replacing a working VSD prior to failure with a new VSD is ineligible for rebates. VSDs purchased for spare inventory do not qualify. n Must control a system or process with a variable load. n Process must be automatically controlled; manual controls do not qualify. n Single-phase variable speed drives do not qualify. n Installations where applicable code requires a variable speed drive do not qualify. n Mechanical-type drives or gear boxes, eddy current drives and magnetic coupling drives do not qualify. n Variable speed drives installed for soft starting do not qualify. How to apply for rebates Complete the application found at and return it to MidAmerican Energy along with product specifications, dated invoices and installation date(s). Include the VSDs manufacturer s specification sheet with efficiency ratings. A variable speed drive connected to your electric motor regulates the motor speed and torque of the motor-driven equipment to the process requirement, resulting in reduced energy consumption. Rebates are available for VSDs controlling 1 to 75 horsepower motors driving fans or centrifugal pumps for process applications. VSDs that are integral to the equipment are not eligible for rebates separate from the equipment rebate. Rebates for VSDs cannot exceed 50 percent of the installed cost (materials and reasonable labor). You will receive the lesser of the rebate amount or 50 percent of installed cost. Installed cost includes contractor labor only and does not include internal labor. Variable speed drive benefits n Reduced energy costs n Improved plant efficiency and load factor n Precise control of process flow and pressure n Bypass capability when required Variable Speed Drives EQUIPMENT Variable Speed Drives Important note before purchasing or installing a VSD: REBATE $60 per HP of motor driven Modern variable speed drives contain integrated protective circuitry that can shut down the drive when it senses the input voltage is too low or too high, loss of a phase (e.g., unbalance) or the motor is overloaded. The typical input voltage tolerance is /- 10 percent, but some manufacturers offer drives with wider input voltage ranges. Some variable speed drive applications may require an inverter duty-rated motor, particularly if the motor will operate at very low speeds; a motor s internal cooling fan is less effective at low speeds. Work with your vendor to purchase a drive that is compatible with the power quality and motors in your facility. Custom Equipment Examples of VSD projects that may qualify under Nonresidential Equipment Custom Systems: n Process fan or centrifugal pump applications where the controlled motor exceeds 75 HP n Process applications that are not installed on a fan or centrifugal pump (e.g., air compressor, chiller, blower, etc.) n Any other non-hvac applications that do not satisfy the programspecific qualifications Custom projects must be preapproved by MidAmerican Energy prior to purchase and installation of equipment or systems. See Page 10 for qualifications and how to apply. 20

23 CURTAILMENT The EnergyAdvantage Curtailment program is designed to allow MidAmerican Energy s large commercial and industrial customers in Iowa to receive financial incentives for reducing peak electrical demand. The Curtailment program is designed to help manage demand for electricity June through September, typically the hottest months of the year. n Your MidAmerican Energy key account manager contacts your company to warn you of potential peak periods two to 12 hours before actual events may begin. n During curtailment events, you must reduce your company s use of electricity supplied by MidAmerican Energy by your contract amount (minimum contract 250 kw). This reduction can be achieved by: Limiting air conditioning Reducing or shifting the operation of other equipment Using auxiliary on-site electrical generation Curtailment incentives are based on the contracted kw reduced during peak periods and are payable as rebates at the end of the peak energy season following, and based on, performance analysis. Note: For residential SummerSaver SM information, see the For Your Home booklet, Page 9. Questions about Curtailment? Contact your MidAmerican Energy key account manager, curtailment@midamerican.com or call for additional information.
