2 Location The subject property is located in Stark County, Sugarcreek Township approximately 16 miles southwest of Canton, Ohio. 1-1/4 miles to the east is the town of. The surrounding area is a rural setting with a variety of family businesses on Route 62 which the subject property fronts. Transportation Navarre Road SW (Route 62) on which the subject property fronts connects to the town of Navarre 1-1/4 miles east and then north 4 miles on Route 21 to Route 30 a 4 lane east west highway. Route 30 in turn connects to Interstate I-77 some 6 miles to the east at the City of Canton. Site The subject site is fairly level in nature with a wooded area along the south boundary. The site is 24 acres (Parcel ) and is bordered by Route 62 on the north and a rail line on the northeast. The east south and west boundaries abut rural, agricultural farm lands. Located in the northwest portion of the site on 5 acres is a 32,084 sq. ft. industrial building which contains a 2,500 sq. ft. office component. The building fronts the south side of Route 62. Two driveways provide access/egress off Route 62 to the front office and to shipping docks on the west elevation. Also located on site is a 310 foot cellular tower which is surrounded by a chain link fence and gate. Access to this tower is over the west driveway to the building on site.

3 Building A 32,084 sq. ft. industrial complex is located on site built in 1968 and renovated in and Construction is brick on block with a 24 ceiling height. Main plant is 24,500 sq. ft. with attached out buildings and office.in a new rubber membrane was installed on the flat roof. In 1995 an additional 6 reinforced concrete floor was installed over the original 8 concrete floor. Bay sizes E-W are 3 x 50 nominal and N-S 20 column spacing. Each of the 50 bays have overhead cranes on rails with 5 and 10 ton capacity. The current operations do not use these overhead cranes. Four jib hoists mounted to columns are used to support electrical supply to plant equipment. One outside truck dock is located at the rear with an adjacent inside 50 truck bay and dock. At each end of the east and mid 50 bays are drive in doors, 2 at the front (north) and 2 at the back (south). Each overhead door is 12 x 14 electrically controlled. Male and female rest rooms are located in the plant area with lockers with separate restrooms in office. Attached to the west wall of the plant is a quality control area, packaging storage and maintenance tool shop as well as compressor room. Attached to the front of the plant area is an office component of 2,500 sq. ft. to house management sales and reception area. This area has 11 ceilings with painted drywall and carpet flooring. A male and female rest room with tile floors is located in the office area.

4 Mechanical The plant area is heated by natural gas with suspended infrared heaters with the office area heated and cooled by a split system via ceiling ducts. Electrical The building is supplied with 480volt 3 Phase electrical service. Panels provide breakdown to 220/110 amp service. Plant equipment including C & C machines and robotic welding are supplied by this service. Water Is supplied by an on site well for rest rooms in the plant and office. Sewer An on site septic system services the building Other The entire plant areas is being repainted in off white with 3 of 4 interior walls completed and most of the columns and open web joists. Contractual arrangements with cell tower will be included in the sale. Details of which will be provided on request. Realty Tax Real estate taxes currently run $10, per annum payable 1/2 every 6 months. This equates to $0.32 a sq. ft. Zoning The 24 acres site has been used for light industrial and manufacturing since Sugarcreek Township has no zoning by-laws.
