The individual will supervise direct line report/s and manage all out-tasked contractor/s in the specified discipline by assigning works, giving instructions, observing and inspecting such works ensuring that notifications are completed, plans followed and schedules met to the extent that teaching, learning and research is minimally affected. The plumbing works includes all plumbing systems, LPG gas installations and reticulation, hot water generating heat pumps potable water supplies, water reticulation above and below ground, sewer reticulation above and below ground, storm water and irrigation, reservoirs, boiler feed water and condensate lines, pumping stations and fixtures of all types. 13 October 2015 Page 1 of 5 HR191

Study and interpret contractor/s service reports. Co-ordinate and arrange all access, permits for planned maintenance contractors with building users, traffic or health and safety departments. Plumbing installation uptime is maintained with minimal disruption to teaching, learning and research. Reports are acted upon and all service work is checked and verified. Required and satisfactory standards as set by the area maintenance manager, trade practices and regulations are met. Future repairs are anticipated, planned and scheduled and trends are defined and possible failures are mitigated. Area maintenance manager is kept informed of works within the plumbing discipline and/or deviations/concerns/problems. 3 Liaison and Monitoring 10% Liaise between area maintenance manager, engineering services or project appointed contractors. 4 Inspection and Audits 25% Carry out regular inspections of pumping stations, reservoirs, bulk water reticulation and pressure reducing valves and infrastructure within his/her area. Carry out regular condition audits of all plumbing and infrastructure within his/her area. Assess, determine and undertake steps to prevent possible catastrophic failure. Apply all SAP equipment numbers. Overall preventative maintenance strategy is realized. Implementation of UCT s Strategic Asset Management Plan. SAP PM Equipment inventory is updated. Possible future emergencies or failures are mitigated. Further damage to the University s assets or buildings is prevented. 5 General Support 5% Monitor on-site spares, materials and inventory for the plumbing discipline. Provide temporary water supplies for emergencies, special events, functions or construction teams. Stand in for area maintenance manager with full delegated authority for limited time periods, when required. Required stock levels are maintained ensuring efficient in-house repairs/fixes. 5 Minimum qualifications Minimum experience (type and years) Additional Attributes Required MINIMUM REQUIREMENTS Plumbing artisan with minimum NTC3 (NQF Level /3) OR deemed equivalent AND having served an apprenticeship with successful completion of a certified industry trade test. Five years appropriate experience in building construction or maintenance, after completing trade test in plumbing. Code B Driver s License Computer Literacy with proficiency in Ms Word, Ms Excel and Ms Outlook. Ability to maintain an acceptable attendance record and punctuality. Medically fit experiencing no difficulty with walking, hearing, eyesight, climbing steps or entering confined spaces with no fear of heights. Special ability to carry out works in morgues, anatomical/pathological laboratories where human/animal cadavers or parts may be exposed or may be contaminated with bio-hazardous chemicals/effluent.
