Summary of duties Job Title Mechanical & Electrical Assistant Grade GR4 Unit/Faculty Sub Unit/Faculty Estates Infrastructure Responsible to (reporting relationship) Responsible for (staff/equipment/budget) Maintenance N/A Purpose Statement To operate effectively as part of a multi-disciplined team assisting maintenance electricians and fitters with their work. Responsible for carrying out semi-skilled, planned and reactive work orders on a range of mechanical and electrical engineering plant and equipment. The mechanical and electrical plant and equipment is likely to include portable electrical appliances, lighting, fire alarms, air handling units and ventilation systems, heating, hot and cold water services, plumbing systems and associated drains, access equipment, and personal protective equipment. Main responsibilities 1 Routinely log hours spent and materials used for all tasks. 2 Carries out labouring and unskilled aspects of maintenance work. 3 Routinely inspects, cleans and tidies compounds, plant rooms and workshops. 4 Complies with operational, technical and health & safety standards and procedures Carries out, semi-skilled, planned and reactive work orders as issued by the Maintenance Supervisor on a range of mechanical and electrical engineering plant and equipment. Carries out and records routine inspections for a range mechanical and electrical equipment in plant rooms, plant compounds and workshop e.g. legionella and emergency lighting. Assists maintenance electrician with their routine work including maintenance and fault finding of general lighting, emergency lighting systems, single phase electrical distribution systems (final circuit), RCD testing, fire alarm testing, portable appliance testing. 8 Assists maintenance fitter with their routine work including, maintenance and fault finding of heating and hot water heat exchangers, air handling units, ventilation systems, pumps, fans and filters, hot and cold water storage and distribution systems, plumbing systems and associated drains. 9 Offers general assistance and acts as a second safety person e.g. during permits to work 10 Inclusion within the Fire Incident Team as first line response to fire alarm activations during normal working hours. 3 Prepares and uses equipment, materials and hand tools for semi-skilled work including assembly, inspection, maintenance and repairs. Liaises with Maintenance Supervisor on planning of work, work progress, state of repair, procedures, safety, equipment, spare parts and tools. Works in hazardous areas such as boiler rooms, plant rooms and on roofs taking safety measures to avoid danger and prevent injury to themselves and to others and to prevent damage to equipment. Works with minor risk of exposure to hazards such as fluids, dust, heat, noise, and fumes, also including confined spaces and working at height. 15 Exceptional duties only carried out when specifically requested and to assist in other areas. 16 Any other duties as directed by the Director of Estates. 3. Person specification Requirements (E = Essential/ D = Desirable) Education, qualifications and training Essential: Educated to GCSE level grade C or equivalent. Desirable: Trained in manual handling techniques, working at height on roofs, from ladders, scaffolds and in confined spaces such as inspection chambers. City & Guilds or BTEC Diploma NVQ or equivalent at level 1 in Building Services, Plumbing, Heating and ventilating, or Electrical Engineering. Knowledge, work and other relevant experience Essential: Ability to use hand tools, take measurements and record information. Working knowledge of health and safety at work including an understanding of risk assessments, the use of hand tools and working in engineering plant rooms. Ability to work without direct supervision. Ability to access plant rooms, roofs and tank rooms via stairs and ladders. Able to carry out routine duties in a safe way. Ability to adapt and work with people from other trades. Desirable: Able to learn and use e mail. Relevant experience in a building services maintenance, factory maintenance or contracting organisation. Personal abilities and qualities Essential: Good customer service skills and commitment to providing a high quality service to the University. Ability to communicate and record faults accurately and concisely. It is crucial for the post holder to be flexible adaptable, proactive, assist colleagues including labouring and work with other trades and contractors. Work as part of a team co-ordinating workloads with colleagues, supervisor and customer. An understanding of and commitment to equal opportunities and diversity. Desirable: 4. About the unit/department Estates is part of the Secretary s Office and is responsible for the overall management and development of the University s premises, including the planning and growth of the University buildings and grounds, property maintenance, minor works and house services. Estates comprises of approximately 135 staff organised into four major operational sections: Leadership Operations Infrastructure Property, Regions & Finance THE LEADERSHIP TEAM The Leadership Team comprises the Director of Estates and Three Heads of Function, and is responsible for providing strategic direction and delivery. THE OPERATIONS GROUP The Operations Group is responsible for the front line customer service activities of Estates. It encompasses events & catering, security, transport & portering, cleaning, postal services, Goods Receiving, Switchboard/Reception and the Estates Liaison Line (a call centre facility for estates-related queries). This Group also has responsibility for staffing strategy, general administration, contract administration, recruitment, training, human resources functions and The OU Club. THE INFRASTRUCTURE GROUP The Infrastructure Group is responsible for the upkeep of the entire University estate, comprising 154,000m.sq of office and laboratory space in 87 buildings at Walton Hall and throughout the UK. It undertakes H&S, electrical, mechanical, grounds and fabric maintenance. The group is also responsible for The Open University, Human Resources, HRG158 Page 4 of 6

5 the development, planning, control and management of capital and major building projects and refurbishments, minor works projects and IT. THE PROPERTY, REGIONS & FINANCE GROUP The Property, Regions and Finance Group provide estate management, financial advice, space allocation, and management for the whole University estate covering Walton Hall, National & Regional offices, warehouses and other properties. Included within this group is all: finance and budget administration and strategic accommodation planning for the University as a whole. Activities include: property acquisition and disposal, rent reviews, lease renewals, town and country planning, rating and asset valuation. This group is also responsible for the University Travel Plan and initiatives to encourage non car modes of transport to/from work across the University as a whole. 6.
