3 2 Architectural Outline Specification The following schedule should be considered as an overview of the scope. This scope specification summarises the design as in the contract set. For associated information refer to the drawings by the design team and the O&M manuals Demolition Elements of the front (south) façade: 1.1. Large glass windows between brickwork pillars and associated framework and bracketry to ground floor removed Rendered wall areas including windows back to brickwork pillars and second floor soffit level at first floor removed Wall and main entrance doors to left hand side of undercroft at ground floor removed. Kerbs and road surfaces to undercroft also removed All windows, spandrels and associated fixings and bracketry removed. Brickwork retained on front elevation At fourth floor level all windows, spandrels and associated fixings and bracketry and brick heads removed, allowing for height of new windows three brick courses higher than existing Roof and mansard section removed including internal structure and dormer windows. The retained existing structural frame consists of a reinforced concrete frame with site cast waffle concrete slabs The structural frame for the new extension and the rebuilt core consists of a steel frame with concrete filled metal decking. 15 5.2 Electrical Installations The electrical power distribution serving floors B to 5th offices and the landlord s areas and plant rooms in the building are provided via the main landlord s low voltage switch panel located in the basement. Split-metered distribution boards are provided to serve tenants lighting and small power requirements within the individual office areas. Lighting The office areas are provided with general purpose lighting comprising modular luminaires selected to comply with the design intent of CIBSE Lighting Guide LG7. The reception is provided with decorative feature lighting scheme. Lighting control A DALI dimmable lighting control system is provided in the main offices on floors utilising lighting control modules in each office area. The system provides energy conservation via automatic control of luminaires utilising presence detection and daylight sensing. Protective installations A fire detection and alarm system is provided in line with BS 5839: Part 1 Type L2 and Building Control requirements. A CCTV system is provided to monitor external areas of the building. An intruder alarm system is provided to cover all external doors. A centralised access control system is provided for the main entry/exits to the building, lifts and entry/exits to each office floor. Communication Installations Cable trays are provided in the electrical risers for future tenants data installations. TateHindle Limited Page 15

16 5.3 Mechanical Installations The building heating and cooling central plant comprises variable refrigerant volume heat recovery systems arranged on a floor by floor basis. Condensers are located within an enclosed external plant area over the fifth floor. Communal areas are heated electrically. Air Conditioning The main office areas on basement to floor 5 are provided with heating and cooling via a 3 pipe VRV heat recovery system with exposed fan coil units. The fan coil units are provided at 1no per 27m sq on the perimeter (approx. 6.0m wide by 4.5m deep; refer to drawings) and 1no per 50 70m sq for internal areas. The ground floor reception is provided with a dedicated mini VRV system with concealed fan coil units. Office Fresh Air Ventilation The main office areas on basement to floor 5 are provided with fresh air ventilation via an air handling unit incorporating heat recovery located at roof level to serve the office areas, providing supply and extract ventilation onto the office floors via vertical ductwork risers and exposed high level distribution. Toilet Ventilation The toilet areas in the central core are provided with extract ventilation via a twin extract fan located on the roof of the plantroom. Make up air is provided by door undercut from the lobby served with fresh air from the air handling unit. Building Management System A building management system (BMS) is provided to control and monitor the M&E services systems. Tenant Plant Space The roof plant area is provided with space allocated for the future provision of tenant cooling equipment (subject to planning permission). 5.4 Public Health Installations The incoming mains water supply serves a cold water storage tank from which boosted cold water is distributed throughout the building. The hot water is generated by local electric water heaters within the disabled toilet on each floor and basement showers. Each office area is provided with capped drainage and cold water supplies for future extension by the tenant to serve teapoint areas. TateHindle Limited Page 16

17 6 Structural Design 6.1 Structural Arrangement The existing building consists of a partly retained office building, constructed in 1982 and a new extension constructed in The existing retained building consists of a reinforced concrete frame, with reinforced concrete columns supporting 325mm thick waffle slab floors. The new extension consists of a steel frame building with steel columns supporting 200mm approx. deep steel UC section beams supporting 150mm thick composite metal deck floor slabs. Columns in the retained building consist of 400mm square exposed reinforced concrete columns. Columns are arranged on a 5.5m - 6.1m by m grid. Columns in the new extension consist of 200 by 200 H-section steel columns exposed and painted with intumescent paint. Columns are arranged on a 5.7m 6.0m by 4.3m 5.3m grid at ground floor and a 3.2m 5.7m by 4.3m 4.5m grid at first floor and above. Stability of the new and existing building is provided by braced steel frames in the new extension around the stair and lift core and against the party wall with Folgate Street. The retained and new floor plates are tied together at each floor level such that the stability of the retained building is provided by the bracing in the new extension. The foundations to the existing columns consist of 3m square by 2m deep mass concrete pads bearing in gravels. The foundations to the new structure below basement level consist of a large reinforced concrete raft supporting new and existing columns. The raft bears onto the remnants of the previous mass concrete pad foundations which in turn bear into sand and gravel. The foundations to the new extension to the rear of the basement consist of bored cast in-situ concrete piles with piles caps at each column position and ground beams supporting the ground floor slab. 6.2 Floor Loadings The proposed structure is designed for the specified loads generally in accordance with the British Council of Offices Guide to Specification The design floor loadings are shown on Sinclair Johnston & Partners loading plan drawings 8410/ The existing retained building was designed in 1982 as an office building. At that time we would expect the structure to have been designed for office loading as defined by CP3 Chapter V-1: For general offices the design imposed loading would have been 2.5kN/m 2 plus 1kN/m 2 allowance for moveable partitions. The building was in use as offices prior to the current modifications, and we are not aware of any indications of the existing structure being overloaded. No specific assessment of the imposed load capacity of the existing structure has been carried out. TateHindle Limited Page 17

High load areas: 7.5kN/m2 over approximately 5% of lettable floor area Raised Floors, Ceilings and Building Services Equipment: 0.85kN/m2 Plant Rooms and Roof Plant 6.3 Vibration Live Load: 7.5kN/m2 The proposed structural slab vibration due to footfall impacts, plant items and lifts etc. was reviewed by the Design Team to ensure that mid-span excitation is such that there is a low probability of adverse comment when assessed in accordance with Tables 5.3 and 5.4 along with Section 5.3 of SCI Guide P354: Design of Floors for Vibration Footfall induced vibration characteristics of the existing floors has not been investigated. However it would be reasonable to expect that 325mm thick waffle slab floors spanning up to 6m between columns would not suffer from excessive vibration due to footfall. 6.4 Future Flexibility No specific provision has been made for interlinking floors by tenants. The Structural Engineer will advise regarding the opportunities to incorporate openings within the floor slab for the possible interlinking of contiguous floor by future tenants. 6.5 Structural Fire resistance The new structure has been designed for a fire resistance period of 60 minutes. This is achieved by applying intumescent paint coatings to the new exposed steel structure. The fire resistance of the existing structure has not been investigated; however we would expect it also to have been designed for a fire resistance period of 60 minutes.
