From military installations to Zero- Energy-City The B&O-Park in Bad Aibling on its way to the future Concepts, Methods, Preliminary Results October 2009 Dr. Alfred Kerschberger RK-Stuttgart Architecture+Energy Design Konversion - B&O-Parkgelände Bad Aibling Folie 1
B&O Wohnungswirtschaft Service provider for housing companies 650 employees / 200 Mio. cash flow 100 customer companies flats modernized per year flats in service Konversion - B&O-Parkgelände Bad Aibling Folie 2
Basic infos Bad Aibling Originally 3rd-Reich german airbase After WW II occupied by USarmy. Built up to a military radio communication spy base Total area 70 hectares 1400 employees and residents m 2 residential/functional area District heating kw Abandoned since 2004 Bought by B&O in 2007 Partly reused already Luftbild Konversion - B&O-Parkgelände Bad Aibling Folie 3
Luftbild Konversion - B&O-Parkgelände Bad Aibling Folie 4
Operation plan investigation of existing situation, baseline town planning concept for retrofit, demolishing, new buildings building areas, types of using, energetical standards, solar potentials ti profiles of heating demand d definition of basic options of supply system concepts formulation of alternatives for detailed supply system concepts modelling, simulation, evaluation of supply system alternatives selecting main concept and further detailed planning accompaning works:» optimization of building envelopes, ventilation, heating,» best use of water power» innovative solutions for domestic service systems Konversion - B&O-Parkgelände Bad Aibling Folie 5
Investigation of existing situation examination of buildings B&O Edelmann / Eitner /Schroeder / RK-S examination of supply system B&O / GEF AG Konversion - B&O-Parkgelände Bad Aibling Folie 6
Town planning concept Northern part -Hotel, restaurants - residential areas - school Middle part - Small residential passive houses - residential houses with 7 floors in wood frame construction with prefabricated elements Southern part - offices - businesses, production facilities - sports facilities Konversion - B&O-Parkgelände Bad Aibling Folie 7
Energetical standards New buildings: EnEV 50 % until Passive House standard Retrofit: EnEV-standard for new houses until almost Passiv House standard Reasons for different standards: - comparing measurements - gaining experience - showcase for B&O customers - simulation of urban reality Konversion - B&O-Parkgelände Bad Aibling Folie 8
Basic options for supply systems Analysis of demand shows big differences in the system parameters of northern and southern part Northern Part: High energetical quality of new buidlings and retrofit projects allows low supply temperatures and low energy density in the system Southern Part: Many unretrofitted buildings require higher h supply temperatures t and higher h temperature t profile in the grid consequence: separation of district heating grid into north and south supply system Konversion - B&O-Parkgelände Bad Aibling Folie 9
Supply system options Northern grid - 100% solar fraction in summer + small CHP unit to cover baseload + wood boiler for peak load - Solar grid/storage + heat pumps + peak load boiler fuelled with wood pellets / chips Southern grid - Modernization of existing gas boiler - Small cogeneration unit + peak load boiler fuelled with wood pellets / chips Nordnetz Südnetz Konversion - B&O-Parkgelände Bad Aibling Folie 10
Special project features New buildings: 7-floor buildings with prefabricated load bearing wood structure Retrofitted buildings: Prefabricated wood-frame elements with integrated radiant panel heating Facade system with ventilation facade by hemp fiber insulation Supply system: Improvement of heat pump COP due to lower temperature difference between input and output Konversion - B&O-Parkgelände Bad Aibling Folie 11
An investor with energy... Run-time of concept phase: until First retrofits are already done, others on the way. The building concepts make allowance for these buildings to be integrated later in the chosen main supply system. In some cases maybe some later changes of the inside building systems will be necessary. High willingness for innovation High professional skills High management ability Money is not the first question Konversion - B&O-Parkgelände Bad Aibling Folie 12
Zero energy city? Zero energy is possible if we calculate according to the balance rules of EnEV But to reach zero, we need a consistent, target orientated concept Maybe we can do it in the northern part of the area. But we have no perfect streamline because of the mixture of standards, which is wanted for comparison measurements and demonstration to B&O customers. Most important is to build an example for broad multiplication. It is not necessary to add one exotic stand alone solution to all those other projects with no impact. So, at least we are on the way to Konversion - B&O-Parkgelände Bad Aibling Folie 13
Importance of conversion 13 % of the settlement area in Germany is unused, fallow area possible for reuse Most of these places belong to the municipalities which aim to develop them in the direction of maximum business tax. Energy efficiency, nature, architecture quality have no lobby here. In Germany every day 117 hektar of nature is destroyed Political target = 30 hektar/day Conversion is a basic need for the development not only of green buildings but of green cities in Germany And maybe not only in Germany Konversion - B&O-Parkgelände Bad Aibling Folie 14
