3 Intro The world s first green building assessment tool appeared in It endured a low profile for almost a decade until a second rating tool came into being. At the dawn of the new millennium, the impact of climate change finally hit home and from thereon everyone began to jump onto the green wagon. This was quickly followed by the birth of the World Green Building Council which now comprises 80 member countries including Malaysia.

4 It is interesting to note that the initial 31 countries that adopted green buildings boast a total of 46 green building rating tools. Why is there such a variety of green building assessment schemes? Why can t there be a single assessment scheme for uniform benchmarking throughout the world? After all we have only one earth to sustain. This presentation will enlighten the audience on this green built environment journey and what the future beholds. The quest will begin at global level descending onto our local arena.

14 MGBC accorded status of EMERGING MEMBER OF WGBC The World GBC is an international non profit coalition that represents the global building industry to drive market based transformation towards a sustainable built environment. It encourages individual countries to form their own Green Building Councils (GBC) around the world, and recognizes only one GBC from each country.

15 WHY THE NEED TO GREEN FACTORIES? Factories consume over 40% of the final energy use in Malaysia Factories consumes almost 50% of electricity production which is equal to the combined consumption of commercial and domestic sectors

16 HOW TO GREEN YOUR NEW & EXISTING FACTORY? NEW FACTORY: The INC rating tool adopts the established 6 GBI criteria with emphasis placed on Energy Efficiency and Indoor Environmental Quality as these have the greatest impact on energy use and well-being of occupants and workers of your factory On-site energy capture and improvement in process energy use are given prominence with provision of break out space to reduce workers fatigue and cargo transportation proximity to reduce pollution impacts being some of the bespoke needs The tool evaluates limited credits using prescriptive approach and other credits on performance based approach

17 HOW TO GREEN YOUR NEW & EXISTING FACTORY? EXISTING FACTORY: Existing factories constitute more than 90% of the factory stock The IEB rating tool evaluates the sustainable aspects of existing factory building including their processes Additional credits are given to encourage higher Energy Efficiency which is known to be still lacking priority, courtesy of subsidised energy tariff The prominence and importance of IEQ is maintained to ensure the well-being and productivity of the occupants and workers Credit points are also increased for Water Efficiency and Innovation to encourage such improvements and modifications Facility Management is introduced for good sustainable management practices in the use of chemicals, pesticides and procurement policy

18 Green Building Index Compliance How hard, or easy, is it? A green building optimises energy efficiency, uses less water, generates less waste, conserves natural resources and provides healthier spaces for occupants, as compared to a conventional building. The Green Building Index (GBI) certification process calls for dedication and coordination by project team members that believe in the benefit of going green. This session provides insider account and tips on how to successfully attain the GBI accolade.

31 Owners of buildings awarded the Green Building Index (GBI) certificate be given tax exemption equivalent to 100% of the additional capital expenditure incurred to obtain the GBI certificate which can be set-off against 100% of the statutory income for each year of assessment. The incentive is applicable for new buildings and upgrading of existing buildings. The incentive is given only for the first GBI certificate issued in respect of the building.
