3 Humboldt County Local Government Ahead of the Curve Humboldt County in Northern California has long been regarded as the capital of quality greenhouse and outdoor cannabis. With the recent passage of several various pieces of legislation, the State of California has begun to license all of the farms in the area. The County of Humboldt has been at the forefront of other municipalities throughout the State of California in terms of the local government s willingness and proactivity in drafting regulations and/or guidelines. Currently there are an estimated 2,400 applications that have been filed with the county and only 28 approved. The county has also indicated that they are on schedule to have all of the applications received before July 1, 2017 approved by January 1, the date when the State of California is set to begin begin accepting applications.
4 Strategic Location - Close to SR-299, US-101, Arcata, and Eureka 163 ACRE LOCATION EMERALD ROAD Due to the supply-chain-model that all commercial cannabis cultivation requires, being as close as possible to distribution hubs is ideal. Ideally for minimizing overhead expenses associated with transporting finished product. RANCHO RD Adelando Industrial Park I Overcast climates or excessive moisture are not much of concern for this particluar location due to it s unique elevation and geography. This combined with the positioning of the parcel ensures there is significant exposure to the sun year-round as well. With over 19,000 square feet of permitted cultivation, the projected yields could total roughly 1,000 units per harvest with a possible two harvests annually. Given the current market price of greenhouse cannabis produced in Humboldt County and sold at wholesale prices, one could expect to possibly generate $1.2mm to $1.9mm annually.
5 163 ACRES 163 Acre Agricultural Cultivation Operation Subject site is located east of the City of Arcata, which is licensing a variety of warehouse and distribution facilities, ranging from 10,000 square feet plus. The 163-acre agricultural land has a stream on the property with water rights- it has a stream diversion permit from the Department of Fish & Game. With over 6,000,000 square feet, this property has the potential to be subdivided and sold off or used for various uses. Major well known brands that are rapidly gaining popularity out of the same area include Humboldt s Finest, Emerald Family Farms, HMBLDT, KMB Farms, Sagebrush Collective, and Moore Extracts. The property features 3 separate structures that can be used for housing, processing, curing, drying or storage if needed. There are also solar panels already fully functional and in great working condition. The property also has the ability to install a hydro-electric dam to help generate more power on site. This 163 acre agricultural land with the ability to produce cannabis is supported by a nearby airport in the City of Eureka. It also has access to SR-299 and US-101 to provide for easier transfer to Central or Southern California. Although, logistically ideal due to it s proximity to nearby main roadways, the property is still secluded and remote enough to be considered a secure and safe investment.
6 Napa Valley of Quality Cannabis Production Humboldt County produces 70 percent of the marijuana in California and is poised to be the Napa Valley of the cannabis industry, in part, because of the brand recognition it has achieved as an area for cannabis historically. The US-101 corridor is a vital north / south trucking and logistics freeway linking the greater Northern california Coastal Region with the Central and Southern parts of California. January 1, 2018 the County of Humboldt will be ready for all of the current applicants to begin the process of procuring licenses from the State of California for cultivation. Several cultivations and distributors have been approved in Humboldt County and the surrounding municipalities. This will aid the projected growth in the region and will allow greenhouse operations to remain a strong competitor to and indoor, industrial cultivations in Southern California.
