POOLER 5 MILES 10 MILES LOCATION: The parcel is ideally located almost exactly one mile west of I-95 on Highway 80 in Pooler, GA and is just over 6 miles from the Port of Savannah via Highway 80. The area is surrounded by large industrial parks and a wealth of retail outlets with a full range of dining options including one of Savannah s favorites Spanky s which is at the front door to the site. The area is also home to a host of trucking-oriented businesses from sales, service, repair, and lodging. SAVANNAH DESCRIPTION: With an estimated ±3.235 net upland acres, we believe the construction of a 35,000 sq. ft. warehouse would be both possible and highly desirable. A review of the 2nd Quarter 2018 CoStar Industrial Report shows there 61 million sq. ft. of warehouse space in Savannah averaging just under 45,000 sq. ft. /building. However, the trend has gone for very large facilities as the Port continues to be the fastest-growing in the country in advance of the river dredging to accommodate the post-panamax super containerships capable of carrying in excess of 10,000 containers. Deliveries in 2016 averaged 185,000 sq. ft. Warehouses currently under construction are averaging just over 430,000 sq. ft.! All this has made finding the average sized warehouse building all but impossible as overall, the market is presently working with a 1.3% vacancy rate! ROAD ACCESS: Priya Circle, which is a loop road accessing Highway 80. UTILITIES: All utilities are along Highway 80.
