1 JOB DESCRIPTION Post Title: Accountable to: Buildings & Maintenance Officer Business Support Manager Accountable for: Buildings & Maintenance Assistant, Volunteers Job Summary The Buildings & Maintenance Officer will ensure that all systems, required to keep Brockholes Visitor Village, compound buildings and reserve hides operational, are maintained and effective. The role is full time, Monday to Friday and involves working some Bank Holidays, including 26 December (Boxing Day), and emergency call outs according to the needs of the business. In addition, situations may also arise that require you to perform other duties or tasks as may be reasonably requested by the Wildlife Trust. Result Areas The post holder shall: Operations management Maintain and operate the visitor centre s mechanical and electrical systems including fire and security, lighting, ventilation systems, water supply and water treatment. Maintain and operate the visitor centre s heating system, including the fuel contract. Ensure that the cafe s wood burning stove is well maintained. Procure cleaning products that are kind to the environment. Keep principal routes clear of snow, ice, leaves etc. in the following areas: from car park to Visitor Centre, Visitor Centre pontoon, Visitor Centre boardwalk to viewing platform. Ensure the external areas at the Visitor Centre are kept maintained. Coordinate the waste management contract for the whole site and ensure that the waste compound is kept tidy. Liaise with the visitor services team, the retailer and the caterer to ensure that all waste is disposed of in a proper manner. Carry out regular inspection of all buildings, including hides, for defects and safety hazards. Carry out repairs and maintenance tasks as required or source an appropriate contractor. 1

2 Compliance Maintain and implement security and fire procedures including opening and closing, fire alarm systems, emergency lights, snow and ice, and flood warning. Implement regular testing of emergency systems and maintenance of emergency equipment. Ensure that all the buildings health and safety records are up to date and relevant. Leadership and Management Lead, motivate and support the Buildings & Maintenance Assistant and volunteers. Create and maintain a work environment which fosters individual commitment, enthusiasm and confidence ensuring effective teamwork and communication. Train staff and volunteers in operational systems. Ensure that there is sufficient cover during holidays and other absences. General duties Oversee and manage the compound and buildings and ensure they are utilised in accordance with Trust procedures. Manage delegated budgets ensuring appropriate and cost effective expenditure. Deliver high standards of customer care in all areas of work. Undertake any other duties as may be reasonably requested of the post. Take reasonable care for the health and safety of themselves and of others who may be affected by their acts or omissions at work. The post holder will be required to hold an Outdoor First Aid at Work certificate. Training can be provided. The post holder will be required to undertake training to hold recognised industry qualifications in the following areas in order to carry out their work: Tractor driving ATV driving RYA Powerboat Level 2 2

Qualifications Essential Desirable Building trade qualification (City & Guilds, NVQ, etc) UK driving licence Experience Essential Desirable Experience within the building/maintenance sector Maintaining Health and Safety Records Managing volunteers Tractor and Site Plant Driving Working with sub-contractors Working with solid fuel heating systems Working on or near water Knowledge/Skills/Abilities Essential Desirable Legal and practical issues relating to operating systems such as fire safety, security, ventilation systems, water supply and treatment for public facilities. Knowledge of Health and Safety requirements including COSHH Proven ability to respond positively to a pressurised environment and to adopt a positive approach to problem solving Ability to interpret, plan and work from verbal instructions, scale drawings, specifications and schedules. Ability to work as part of a team and self-directed Ability to work in an organised and methodical way Ability to work at height Ability to communicate effectively with members of the public, staff and volunteers Basic IT Skills Knowledge of waste disposal /recycling protocols Personal Qualities Essential Desirable Enthusiasm to learn and develop new skills A willingness to learn from volunteers Flexible and adaptable Commitment and enthusiasm to the Trust and its work 3

4 GENERAL TERMS AND CONDITIONS Salary: Pension: Hours of Work: 22, per annum. The Trust uses the NEST Pension Scheme and following satisfactory completion of the probationary period the post holder may be eligible for enhanced contributions. Full details will be provided. Full time post 37.5 hours per week. Overtime is not paid but time off in lieu may be taken, where appropriate, as the post will involve some evening working and regular weekend working. Duration of post: The post is a permanent contract. All new employees undertake a probationary period of 6 months, in which time they are expected to demonstrate their suitability for the post. The process aims to ensure that performance standards/targets are jointly agreed between employees and line managers and are achieved within agreed time scales. Failure to maintain an appropriate standard indicated by management can result in Capability proceedings being taken. Commensurate Statement: At times, the Post holder will be required to undertake other duties and responsibilities of a similar level and nature in order to support workload peaks and resources and skill shortages, ensuring priorities are met. This will be sensitive to available resources and individual skills and will generally be within the same area. Adherence to Staff Handbook, Policies and Procedures: The Trust is a large, diverse charitable organisation and as such needs to ensure that all employees are aware of their obligations to and from the organisation. These are clearly defined in the Staff handbook, the Intranet and in the policies and procedures adopted by Council as part of the Trust s governance.
