JOB DESCRIPTION JOB TITLE: Maintenance Operative GRADE: Operational Services Grade 2 SECTION: HOURS: Campus Living 7 hours per week JOB PURPOSE: To be part of the Campus Living Maintenance Team, providing customers with an excellent routine maintenance service throughout the halls of residence, dining rooms, restaurants and retail outlets on campus. JOB DUTIES: 1. Maintenance Duties Change light bulbs and fluorescent tubes and undertake minor tasks connected with light fittings (on the successful completion of in-house competency training) Resolve routine problems in connection with sanitary ware and bathroom fittings Undertake minor joinery repairs to furniture and fittings Carry out minor repairs to decor of buildings Carry out PAT testing of appliances when required Maintain and keep in a safe manner all tools, equipment and
2 materials supplied Assist with the movement and transportation of furniture and other items Participate in out-of-hours call-out duties on a rota basis Drive company vehicles from time to time to transport materials and equipment, furniture, bedding and linens, refuse, etc 2. Cleaning Assist the cleaning and catering teams with the removal of waste/recycling from kitchens and bedrooms Assist with the cleaning of communal areas if required.. Service Respond promptly and positively to planned, routine or unexpected tasks and contingencies during the working day to ensure that customers record a high level of satisfaction with the service delivered by the Maintenance team Able to communicate courteously and appropriately with staff, students and conference guests in order to complete tasks safely and with minimal disruption Ensure that all work is undertaken with the most efficient and economical use of time and materials available Complete all relevant documentation on completion of jobs. This will normally be on an electronic facilities management system via web-enabled tablets issued to each staff member 4. Health, Safety and Hygiene Be aware of and compliant with relevant Health and Safety Regulations and University procedures Maintain a high degree of security at all times, ensuring buildings and rooms are left secure on completion of work All staff have a statutory responsibility to take care of themselves, others and the environment and to prevent harm by their acts or omissions. All staff are therefore required to adhere to the University s Health, Safety and Environmental Policy and Procedures. 5. Fiscal Awareness Be aware of the cost of time and materials. Assist the Maintenance Team Manager in assessing the effective of these resources and undertake tasks accordingly 6. Training Attend any relevant training courses and progress own personal development 7 Driving Hold a valid UK Driving Licence in order to drive the company vans and refuse buggies
3 COMMUNICATION Key Working Relationships Type of Contact Staff within Department Students Liaise with the Hall Management teams and other hall staff with reference to daily work schedules and any issues encountered whilst carrying out duties. May have to pass information to residents and be able to answer any general queries. Frequency Daily Daily Maintenance Team To work well as a member of a team, assisting and supporting each other to ensure the best service delivery to all customers. To share information and best practice Daily
4 Special Conditions This is a physically demanding job. The post-holder will be required to lift heavy items and remove furniture and kitchen goods During the Probationary period (normally 6 months), the postholder must pass a City and Guilds Accredited Basic Electrical Skills course and also be identified as competent by the University Electrical Duty Holder. All relevant training and tests will be provided by the University. Tasks will be reported and recorded on an electronic tablet issued to each Maintenance Operative. Training will be given, but basic IT skills and a willingness to engage with this technology are therefore required. The post-holder will be expected to take part in a rota covering out-of-hours maintenance issues on campus (6.00 pm to 8.00 am Monday to Friday and 6.00 pm Friday to 8.00 am Monday). The post-holder will receive additional payment for this. Normal hours of work are 7 per week, between 8.00 am and 6.00 pm, Monday to Friday. In addition, where business needs dictate, the post-holder will be required to work occasional evenings or weekends at peak periods. This will be compensated with additional pay or time off in lieu. Other All employees are expected to undertake any reasonable requests made by their departmental management. Also, they may be required to transfer to other University locations or work areas to carry out duties commensurate with their grade and/or hours of work, as may reasonably be required by the Management/University. All staff have a statutory responsibility to take reasonable care of themselves, others and the environment and to prevent harm by their acts or omissions. All staff are therefore required to adhere to the University s Health, Safety and Environmental Policy & Procedures. All staff should hold a duty and commitment to observing the University s Equality & Diversity policy and procedures at all times. Duties must be carried out in accordance with relevant Equality & Diversity legislation and University policies/procedures.
5 CAMPUS LIVING PERSON SPECIFICATION JOB TITLE: Maintenance Operative JOB GRADE: Operational Services Grade 2 Essential Desirable Stage to be assessed Experience Good generalist maintenance experience Experience in a customer-facing role 1, Skills and Abilities Able to perform basic repairs including joinery, plumbing and electrical 2 Able to work accurately, unsupervised and under pressure to tight deadlines Good time management skills, and ability to prioritise tasks given Good communication skills Ability to carry out PAT Testing 2, Able to use own initiative Able to work as part of a team Basic IT skills Training Able to follow correct and safe working practices 2, A willingness to undertake further training as appropriate and to adopt new procedures as and when required.

7 Conditions of Service The appointment will be on a full time, open ended contract on Operational Services Grade 2 ( 14,61-15,765 per annum) at a starting salary commensurate with experience and qualifications.
