Helping the A/E team Understand ITSs Design Needs Presented by: William (Bill) Todd, RCDD, OSP Sr. Technology Design Consultant DataCom Design Group Houston, Texas
Techniques to promote understanding Stages of the Project A/E team? Steps to Helping the A/E Team understand ITS Design Needs Rewards for the RCDD Wrap Up
Techniques to promote Understanding Provide General Guidelines Ask Questions Give ways this will help the owner How will this support the ultimate design? How will this streamline construction & design efforts?
Provide General Guidelines In early stages of design Give ranges Areas of need Systems that will require extra attention latter More feedback is better than less in most cases
Ask Questions Each engineer is an expert in their field A/E team won t know what you need to know Learn to ask kleading questions Keep questions broad Don t try to pin A/E team down by asking for decisions Bring out details
Ways This Will Help the Owner The A/E team s primary responsibility is to create what the owner is paying for The sole purpose of all of our design guidelines and standards is to support the owner s needs List things that will benefit the owner Show the value to the owner and project
How this Supports the Ultimate Design Better understanding will help the team ensure that the final design fulfills the design intent Warehouse Office building Hospital The overall function of the design is very important Lab Dorm Auditorium u
How will this streamline construction & design efforts Designs get more and more complex Time and Money continue to be in short supply Increased understanding will allow better coordination Each discipline's interaction with the others becomes more critical ii
Stages of the Project Master Planning Programming Schematic Design Detailed Design Construction Documents Bidding Contract Administration Commissioning Substantial Completion Final Documentation
A/E Team Who Are They? Architects Staff Project Manager Lead Architect Lead Interior Designer Cad Team Leader CA Project Manager
Other Engineers / Designers/ Consultants Mechanical Parking Electrical Kitchen Plumbing Landscape Structural Acousticians Civil Code Consultants
Design Build / Design Assist Team Members General Contractor Electrical Contractor Mechanical Contractor Plumbing Contractor Low Voltage Contractor Security Integrators Audio Visual Integrators
Steps to Helping the A/E Team understand ITS Design Needs Architect s Staff Project manager- show them that you are part of the team and intend to coordinate with them Provide some explanations of why ITS needs what it needs without overwhelming them with confusing Telecom terms
Steps to Helping the A/E Team understand ITS Design Needs Mechanical lengineers Plan on separate coordination meetings if possible Review early where they see their major systems being placed Above ceiling zones in hallways Get an agreement on where they will try to design their duct work in the ceiling
Steps to Helping the A/E Team understand ITS Design Needs Electrical l Engineers RCDD will be providing information for coordination Coordinate floor plans with EE during design phases, Specifications should be coordinated between Division 26 and Division 27
Steps to Helping the A/E Team understand ITS Design Needs Plumbing Designers / Engineers Watch for large drain lines RCDD will be providing information for coordination Coordinate floor plans during design phases,
Steps to Helping the A/E Team understand dits Design Needs Structural Engineers Make sure to meet with them to clarify ITS s needs for risers and chases to be stacked RCDD will be providing information for coordination Coordinate floor plans during design phases
Steps to Helping the A/E Team understand ITS Design Needs Civil Engineers RCDD will be providing information for coordination Coordinate building perimeter utilities Coordinate site utilities Coordinate OSP services
Steps to Helping the A/E Team understand ITS Design Needs Parking Consultants RCDD will be providing information for coordination Coordinate site plans during design phases Plans for access control should be dealt with early Coordinate with OSP to avoid conflicts
Steps to Helping the A/E Team understand ITS Design Needs Kitchen Consultants RCDD will be providing information for coordination Coordinate floor plans during design phases
Steps to Helping the A/E Team understand ITS Design Needs Landscape Consultants RCDD will be providing information for coordination Coordinate site plans during design phases
Steps to Helping the A/E Team understand ITS Design Needs Acousticians RCDD will be providing information for coordination Coordinate floor plans during design phases
Steps to Helping the A/E Team understand ITS Design Needs Code Consultants RCDD will be providing information for coordination Coordinate floor plans during design phases
Rewards for the RCDD Enhanced knowledge of the other consultant s s requirements Better / closer relationships with the engineers and consultants on the team Time & Money saved when we are able to deal with a potential conflict or collision during the design phase, instead of fduring construction
When things do come up that require additional work, there is more of a chance that you would have already commented on the issue which creates a paper pp trail showing that you have done your due diligence.
The more things we can coordinate before final construction documents go out, the fewer RFI s and Revisions we will ultimately have. Provides supporting documentation that shows that the design team may have gotten some direction in the past that is different that current requirements. This will show the owner that the A/E team has done their job well, good for all.
