Fire barrier such as Envirograf UF60, Rockwool Flexi and Lamatherm Fire Floor to be installed. To be carried out by specialist contractor. C Loose boards to be nailed down. Floorboard paint to be stripped and the boards lightly sanded. Matt lacquer to be applied. All work to be carried out by specialist contractor. 2 Mechanical During the above works to floor the mechanical pipework to be fitted. All routing of pipework and drains to be agreed and recorded in drawings prior to works commencing. A Existing combi boiler currently located in bathroom to be relocated to other side of stud wall in kitchen. Balanced flue exit line to remain unaltered. B Existing radiators to be removed and new 2 no. cast iron radiators to 2 no. reception rooms and vertical column radiators fitted to bathroom and kitchen. New radiators to be connected to existing pipework where possible to minimise damage to the existing fabric. C New bathroom and kitchen layouts to be plumbed reusing existing pipework and drains where possible to minimise damage to the existing fabric. All drains to connect with the existing 110 mm waste. Line of the existing 110 mm waste to remain unaltered. D New gas spur to kitchen gas hob. 3 Electrical During the above works to floor the electrical cables to be fitted. All routing of cables to be agreed and recorded in drawings prior to works commencing. Existing fuseboard location to be retained. New power and lighting circuits to be provided as indicated on PL 010 ME. Mains powered smoke alarms to be fitted to kitchen and hall. Existing electrical conduit lines to be re-used where possible. Chasing lines for switches and sockets to be drilled from above to allow skirting boards to remain in-
3 situ. 4 Kitchen cornices to be repaired in situ using lime or plaster of Paris or combination of both as required. All by specialist contractor. 5 2 no. fireplaces to have modern inserts removed and inner surrounds re-furbished. New grates to be fitted. Firebacks/hearths to be restored. All by specialist contractor. 2 no. flue liners to be fitted to both fireplaces. 6 Doors Doors are generally in very good condition with exception of kitchen door. Kitchen door to be reset to correct distortion in door plane. New timber glazed door to replace existing flush door to hall. 7 Windows All window re-furbishment works to be carried out by specialist. See PL 022 & PL 023. A Window frame to W4 to be set square. B Sashes to WI & W3 to be refurbished. Repairs to be timber splices or epoxy filler. Steel dowels to be used where required. C Window frames to be re-furbished making repairs to frame boards, beading and half sills as required using splice and epoxy filler repairs. D Sash ropes, hinges and weights to be refurbished and the frames/beading fitted with draught seals. 8 Storage units A Existing non original access stair handrail removed and new storage unit fitted. See PL 021. B New storage unit fined to hall. Unit to be fabricated and fitted to allow for possible later easy removal. Fixings to existing fabric to be kept to a minimum. See PL Kitchen & bathroom
4 A New kitchen units to be fitted. Hob extract unit to be filtered re-circulator. B New bathroom sanitaryware. New shower, wc and whb fitted. All drains to connect to existing 110 mm foul waste. 10 Decoration Currently ground floor walls and ceilings are papered and return walls and ceilings are unpapered. Paper to be removed in selected areas to ascertain condition of existing plasterwork to walls and ceilings. If condition of plaster is adequate paper to be entirely removed and walls and ceilings prepared for painting. Where the plaster finish is not deemed adequate the existing paper is to be painted over. In the return the existing decorative tiles on kitchen ceiling to be removed the bathroom tiles removed from walls and all walls and ceilings to have cracks filled and surfaces prepared for painting. Bathroom walls to be re-tiled. These works are primarily directed at assessment of nature and condition of bearing ends of timber floor joists; timber lintels; timber beams and, steel beams in particular where their ends bear in external walls. The section 5 application documentation includes a method statement which describes and locates these works and which provides
7 information on how the opening up works are to be carried out to avoid damage to the national monument. The works are proposed as follows: Ground Floor: In locations marked on drawings: Lift existing floor finishes carefully to reveal ends of timber joists to enable inspection of joist bearings into supporting wall Remove existing concrete cover on both top and bottom of slab over area of 500mm x 500mm to expose reinforcement bar sizes and spacing First Floor: In locations marked on drawings: Lift existing floor finishes carefully to reveal ends of timber joists to enable inspection of joist bearings into supporting wall Lift existing floor finishes to reveal ends of timber joists to enable inspection of joist bearings into supporting wall. At ceiling level in ground floor remove existing finishes to reveal beam element. Lift existing floor finishes either side of wall to reveal timber joists and supporting beam element below wall. At ceiling level in ground floor remove existing finishes to reveal beam element. Remove existing wall finishes to reveal lintels over windows to enable inspection to determine size and condition At ceiling level in ground floor remove existing finishes from down-stand beam/wall to expose condition of end bearing of beam element into wall. At ceiling level in ground floor remove all modern finishes to reveal existing timbers spanning over shop-front supporting wall above to enable inspection to determine size and condition Second Floor: In locations marked on drawings: Lift existing floor finishes carefully to reveal ends of timber joists to enable inspection of joist bearings into supporting wall Remove existing wall finishes to reveal lintels over windows to enable inspection to determine size and condition Remove existing wall finishes to reveal existing timber beam to enable inspection to determine size and condition Remove existing floor finishes to revvveal timber joists and supporting beam element and bearing end of beam element into wall Roof Level: In locations marked on drawings: Remove modern internal finishes to reveal existing roof timbers to enable inspection to determine size and condition.
