2 Where is the Sage Hill amedmet area located? Sage Hill amedmet area The Sage Hill amedmet area comprises approximately 38 hectares of lad located i orthwest Calgary. The area is bouded by Sage Valley Blvd. N.W. to the orth, Sage Hill Dr. N.W. to the east, Sage Hill Gate N.W. ad Sage Hill Blvd. N.W. to the south ad by Shagaappi Tr. 3 The City s plaig process Sage Hill site ad policy directio A commuity pla is a medium to log-rage plaig documet for a ew commuity. This documet refies ad implemets The City s broad plaig objectives ad policies of the Muicipal Developmet Pla, the Calgary Trasportatio Pla, local area plas, ad other plas ad policies by promotig logical, compatible ad sustaiable developmet. It guides ad directs the specific lad use, subdivisio ad developmet decisios that collectively determie the form that the pla area will take. These developmet decisios iclude the provisio of essetial services ad facilities, lad uses, trasportatio systems, populatio, jobs ad desities, ad the sequece of developmet. + Muicipal Developmet Pla ad Calgary Trasportatio Pla Geeral citywide plaig policy is provided by the Muicipal Developmet Pla. Area Structure Pla (ASP) Local Area Plas provide policy for specific commuities. They bridge the gap betwee overall City growth policy ad the specific character ad local character of each commuity. Preparig a amedmet to the Symos Valley ASP is the subject of this ope house. Outlie Pla & Lad Use Amedmet Outlie Plas ad Lad Use Amedmets are detailed, developer-drive proposals that must coform to the requiremets of the ASPs. 4 Why are amedmets proposed to the pla? Although the Commuity Pla was put i place i 2001, this part of the Sage Hill eighbourhood remais uderdeveloped. This is partly because the lad use policies (which defie what ca be built), do ot properly accout for the amout of regioal commercial lad use already provided i the Symos Valley Commuity Pla Area. This amedmet aims to provide a lad use strategy that better recogizes the sigificat existig regioal commercial developmet i the pla area ad also better leverages City ivestmets i the eighbourhood. O November 28, 2016, City Coucil directed Admiistratio to work with ladowers to amed the Symos Valley Commuity Pla for this portio of Sage Hill. The pla amedmet will add area-specific policies to direct future developmet of Sage Hill but will ot chage the Symos Valley Commuity Pla as it relates to other areas. The three applicats with lads subject to this amedmet are: Geesis Lad Developmet Corp., Aderso Builders, ad The City of Calgary.

5 How ca the public be ivolved i the amedmet process? Although the Commuity Pla was approved i 2001, the Sage Hill amedmet process provides opportuities for the public to review ad provide feedback o the proposed policy chages. This will help shape a draft pla amedmet for review by the Calgary Plaig Commissio ad at a Public Hearig of Coucil. Iput opportuities will iclude a combiatio of olie ad i-perso activities ad regular updates that will be commuicated through the project website (calgary.ca/sagehill).
