1 Job Description JOB TITLE: LOCATION: SALARY: REPORTING TO: Repairs & Maintenance Surveyor Newlon House, London N17 33,737 plus performance related pay Head of Repairs & Maintenance B MAIN OBJECTIVES To assist the Head of Repairs and Maintenance with the control of the responsive and voids repair and maintenance services. The post holder will play a leading role in monitoring and supervising the performance of Newlon s day to day repairs contractors by overseeing more complex repairs issues and carrying out inspections at Newlon s properties. You will be part of a team that provides Newlon and its customers with a cost effective, high quality, customer focussed repairs and maintenance service.

2 C SPECIFIC TASKS AND RESPONSIBILITIES Key Tasks and Responsibilities Performance Standards Key Competence Areas 1. To manage a patch of properties within the Repairs and Maintenance team. Pre and post inspections of Newlon properties carried out in a timely manner Repairs to be raised in the correct manner using Newlon s housing database Repairs completed within required timescales Repairs raised in line with responsibilities as identified in Newlon s repairs booklet Approve requests for variations to works orders Approval and sign off of invoices in relation to repairs raised Attend when required performance monitoring meetings with all regular suppliers Performance is monitored and reported on a regular basis to the Head of Repairs & Maintenance Managing Performance Planning and Organising Achieving Results and Quality Focus

3 2. To provide technical support and advice to Customer Service Centre (CSC) and other sections within the Newlon Group. Provide support and advice to front line staff dealing with repair requests Reduce the number of pre-inspections required for day to day repairs Correct, cost-effective and timely advice to internal customers on surveying and technical solutions Judgement and decision making 3. Dealing with complaints and complex repairs cases. Respond to customer complaints promptly within SLA and in accordance with Newlon Gold Standards Complaints resolved to customers satisfaction wherever possible Minimise litigation and compensation through proactive and effective liaison with customers Proactively support colleagues in the CSC and Quality Team in dealing with complex issues and complaints Achieving Results and Quality Focus Judgement & Decision making Planning and Organisation Business Awareness 4. To assist in delivering a void repairs service across the Group. Follow procedures to ensure voids are ready for re-let as quickly as possible Monitor and manage time, cost and quality of voids works to ensure voids are delivered within target times to Newlon voids standards and expenditure is kept within budget Managing Performance Planning and Organisation

4 Liaise with void contractors and attend on-site meetings where required 5. To procure and manage responsive maintenance repairs and void specifications Procurement policies and procedures followed Financial Awareness 6. To ensure that exposure to risk regarding Health and Safety is minimised. To ensure contractors are compliant with health and safety issues as they relate to legislation and Newlon s procedures Ensure contractors are aware of the risk of asbestos in Newlon s properties and adhere to the Trust s Asbestos management strategy Carry out all obligations relevant to your role under the internal procedure 7. To be part of Newlon s Property team. Fully participate in property team meetings Preparing and contributing to plans and strategies Assist the Head of Repairs & Maintenance in setting budgets and making bids for funding Writing and contributing to reports Assisting in delivering corporate and Departmental objectives and the business plan are delivered Planning and Organising Business Awareness and Vision
