12 Commissioning-What s Missing? Drive-By versus Engaged Professional Drive-By Says Oh, yeah, we do that commissioning thing too. (TAB, A&E, MEP Engr.) Cx Pro: Yes, we provide quality commissioning and it s our primary business. Drive-By Says We focus on LEED Commissioning. Cx Pro: We follow BCA Best Practices for all projects, taking LEED to the next level. Drive-By Says Commissioning; it s all about Functional Testing, that s all you need. Cx Pro: FPT is a major component of a multi-step Cx Process, but it s the entire process together that makes quality-based commissioning successful. Drive-By Uses generic test forms (one size fits all) and then pencil-whips them. Cx Pro: Creates individual test forms, specific to each piece of equipment/system on each project, and witnesses testing as part of a Cx Team.

EBCx Walkthrough versus An Energy Audit EBCx: Using multiple senses, touching each piece of equipment, focused on holistic improvements (balancing comfort with energy savings) O&M Training. Energy Audit: Focused solely on energy savings, often performed without ever visiting site (available data analysis only). NCCx Process Pre-Design through Turnover Thorough Design Reviews (catching errors/issues early, before they become CO s). Integrating Cx tasks into Build Schedule early (integration = knowledge for everyone). Site Walks Installation Verification (again, catching issues early prevents rip-outs). Functional Performance/Integrated Systems Tests (Demonstrations = Verification). EBCx/NCCx On-Going Cx/Monitoring-Based Cx O&M Staff training: on a cycle or on-going (focused on changing habits).
