When compared to the energy costs involved in producing a masonry construction concrete uses 5 times and steel uses 6 times more energy than timber. By replanting more young trees than the amount of mature trees felled a natural cycle is created. With the added benefit of younger tress consuming more harmful carbon emissions timber frame homes create the smallest carbon footprint. ENERGY EFFICIENCY Today more than ever, it is important to build an energy efficient sustainable home thus making building energy ratings a major priority. New building regulations now require an Energy Performance Certificate for all new homes and existing dwellings will be energy rated prior to sale. The governments recommended method system to measure energy rating in residential homes is the Standard Assessment Procedure (SAP); this calculates the typical annual energy costs for space, water heating, lighting, air tightness and CO2 emissions. The SAP rating will be used to produce the energy rating report and energy performance certificate in home information packs. As the construction industry strive to meet the new regulations, timber frame already meet any proposed and current building regulations effectively due to the high levels of insulation and precise manufacturing. Air tightness and insulation are significant factors in achieving energy efficiency. In a timber frame home an air tight seal can be created with membranes inside the external walls unlike masonry external walls which have varying degrees of porosity allowing air through.
