3 99 The Hawthorns no longer available for viewing DESCRIPTION The Hawthorns is a small development of quality detached housing at the end of The Hawthorns cul de sac with each dwelling designed to reach the standards as a Passivhaus (Passive House). A Passivhaus (Passive House) is a German concept and many have been built worldwide as people are keen to reduce the growing energy costs and looking for a means to create a comfortable house with minimal running costs. Clever computer software maximises the design of the dwelling in terms of insulation, ventilation and position and size of windows. A Passivhaus (Passive House) does not necessarily require heating although properties can have an under floor heating system in the kitchen and/or heated towel rails which are sufficient to heat the dwelling. The houses will be built to a high standard in order to obtain an airtight shell and the air in the home is continually being changed thanks to an efficient ventilation and heat recovery system which works silently in the background. The windows and doors are proposed to come from a supplier in Austria and are all triple glazed and triple sealed at the openings, with the glass designed to limit heat loss. The dwellings will meet the necessary standards and have certification as a Passive House together with an EPC A rating. In addition there will be photovoltaic roof panels for energy and income. PLOTS Plot 1 which is a Lomond type 3 bedroom detached known as 99 The Hawthorns is no longer available for viewing. The next planned dwelling is Plot 2, which is the Langdale type 3 bedroom with space for a garage and featuring 2 double bedrooms, a single bedroom, 4 Kw photovoltaic roof panels producing 3,500 Kwh/per annum and optimum levels of insulation in walls, floors and loft.
