Issues identified in this Report refer to items focused on during this particular site inspection. All items listed in this Report are Contract Instructions to the Contractor in terms of JBCC Principal Building Agreement Clause 17: CONTRACT INSTRUCTIONS and are to be duly executed by contractor. Notwithstanding this Inspection Report, the Contractor is to ensure that the works conform to all issued documentation on site & is liable for all omissions and deviations that occur without written approval from Architect. Unacceptable finish. Aluminium frame angle is to overlap dry wall opening, refer to existing aluminium throughout building. 01 Remedial: Dry wall partitioning around aluminium door & window frames is uneven and unacceptable. Contractor to sand all uneven surfaces to create smooth finish and repaint. Contractor to ensure all aluminium frames overlap opening for a professional finish. Contractor to refer to existing aluminium installations in rest of building as a standard. er le. A: 37,8 m 2 ±0, Provide full length mirror as specified mm high aerobics instructors platform. Contractor has painted and installed carpet prematurely due to poor coordination and lack of understanding of construction documentation. Install shadow-line along ceiling perimeter as specified and make good. Contractor is clearly not referring to construction documentation carefully enough. Install vent grille on room interiors. Install vent grille on room interiors. 04 Remedial: Ventilation louvres installation incomplete, Contractor to ensure vent louvres are also installed on interior of rooms for neat flush finish & make good. Provide Standard Donn plaster trim shadow line cornice as per Ceiling Plan & Finishing Schedule Provide Standard Donn plaster trim shadow line cornice as per Ceiling Plan & Finishing Schedule 05 24/03 20/04 Remedial: Contractor was instructed on 24 March to install specified shadow line along bulkhead ceiling perimeter prior to skimming. Instruction was ignored, ceiling was skimmed and painted without shadow-line. Contractor is instructed to install shadowline as specified on Ceiling Layout and make good. Shadow-line to be provided along PERIMETER of ceiling as specified on Ceiling Plan. Test drainage and provide Plumbing Compliance Certificate Test water supply and provide Plumbing Compliance Certificate 07 Contractor to test all plumbing water supply, sewer and drainage installations in Male, Female & Paraplegic ablutions and provide Plumbing Compliance Certificate for installation. Install mirror as specified. Install filler piece for flush finish. 08 Remedial: Contractor to install timber filler piece (to match lockers) in gap between lockers and wall in male ablutions and make good. 4 Replace damaged tile & make good. 09 Remedial: Contractor to replace all chipped, cracked and damaged tiles and make good in all ablutions. Not acceptable 10 Remedial: Aluminium door & window installations are unacceptable. Contractor has displayed an extremely poor level of workmanship and attention to detail. Contractor to remove aluminium installations at Admin Office, make good damaged dry walling and reinstall aluminium frames in a professional manner. 5 SITE INSPECTION REPORT 008: PAGE 5 of 9 Provide clear sealant as per specialist. 12 Remedial: Contractor to ensure that all tile junctions with sewer pipes is neat and sealed with a clear sealant as per specialist and make good. Cut back 'step' in & make good. Install cut tiles in gap & make good. 13 Remedial: Contractor to ensure tiling in is installed to wall edge in ablutions passage. Contractor to precision cut tiles and install in gap between tiles and wall & make good. Protruding 'step' from female ablutions is, Contractor to cut back to line of door frame & make good. Tap hole to be provided on right side of basin. 14 Remedial: Contractor to provide tap holes in granite counter tops in both male and female ablutions on the right hand side of wash hand basins and make good.

6 15 16 Contractor to install hot water supply pipes to ablutions and commission boiler. Contractor to supply all boiler manuals, guarantees and certificates of compliance for installlation. Install shower seat & grab rails as specified. Shower floor to be shaped to fall towards drain D01 Hand dryer as per Finishing Paraplegic grab rails as per Finishing HVAC Unit Grano Cill W10 Female Ablutions D05 Waste bin as per Finishing Paraplegic A: 5,2 m 2 ±0, Remedial: Contractor has not provided screed to fall towards drain at paraplegic shower, floor is horizontal. Contractor to remove tiles, provide screed with gradient to fall towards drain, re-install tiles and make good. Contractor to install all paraplegic grab rails and shower seat as specified & make good. 325 b Wall out p 100 Raise drain pipe & conceal behind granite counter. Panel installed is 100mm too short, remove and install correct size as spscified. Install correct size 325mm high granite panel. 17 Remedial: Contractor to raise 50mm drain pipe to ensure it is concealed behind granite counter & make good. Incorrect counter top vertical panel has ben installed, 220mm and not 325mm as specified, remove and install correct size panel. Remove incorrect installation and install correct (Kirk Marketing ACT380 Aluminium 38mm x 6mm Wood/Laminate Transition Cover) as specified and make good. Poor paint workmanship & insufficient coats of paint have been applied. Uneven partition surfaces are, sand down and make smooth. 20 Remedial: Workmanship on dry-wall partitions and paint work is unacceptable, excessively visible uneven surfaces and insufficient coats of paint is evident. Contractor to sand partitioning to ensure SMOOTH surface and re-apply paint work ensuring correct surface preparation and number of paint coats applied as per paint manufacturer. Contractor to remove and re-install frames ensuring all corners are 45 o, all elements align & no visible gaps at joints & make good.
