2 The Property Services Directorate The Property Services Directorate was created in 2016 and is responsible for the maintenance and improvement our housing stock. It works closely with our New Business team to ensure that any new homes meet our quality requirements and are warm and safe for our tenants. With an investment planning unit in our Dublin office, the service is delivered locally with a national network of professional and trade staff delivering services to every county in Ireland. Repairs and maintenance impacts on all our customers and is the main reason for our tenants to contact us; it is essential that we offer them a professional and respectful service at all times and our ethos is to complete the right repair, first time, on time. Through the delivery of these services it is our aim that our customers continue to enjoy warm, comfortable and affordable homes whilst protecting the quality and value of our assets. In 2011, we introduced an innovative open book model to deliver our repairs service and three contracts remain in place serving approx. ¾ of the country. Co-ordinated and managed centrally, the day to operational management of the contracts lie with the local Building Surveying Managers and their teams. We invest in the region of 3 million annually into the improvement of our homes through planned programmes of work including kitchen, bathroom and heating replacements. We also procure and manage a large number of M&E servicing contracts that safeguard our customers and our buildings including lifts, fire alarms and door entry systems. The work of the Directorate is varied and challenging working closely with our customers and other service areas to ensure that our homes and communities remain great places to live. Role: Property Surveyor Role Overview: To work with Building Surveying Manager to ensure all necessary property services are delivered to a high quality in across all our homes and estates. The role is varied and may include property surveys, contractor procurement & management, stock condition surveys, defect diagnosis, clerk of work services, snagging and tendering. Much of the work will be in people s homes and will require empathy, respect and diplomacy at all times Reporting to: Building Surveying Manager Key responsibilities Stock Condition Survey To survey a range of properties according to a predetermined programme Verify current stock condition of the properties and identify all necessary attribute information Update management information system (MIS) accordingly Validate all asset related data currently held Surveying To undertake a range of surveying duties to the Association s property stock portfolio Carryout a range of Surveys to include Structural Surveys, Condition Surveys, Snag Lists, etc., providing comprehensive reports for same Offer advice and support to customers and other non-technical staff Inspect and prepare reports/ specifications on defects and other property condition issues including tendering and contract supervision Prepare cyclical and planned programme and service contracts tenders

3 Tenders/ contract Management Assist in the procurement of Contractors and Professionals alike Assist in the procurement and management of the planned programme and ad hoc minor refurbishment/ repair works Liaise with Tenants and Contractors on the cyclical planned programme and quality control Management of service contract providers and inspection of work Other Provide support to the Building Surveying Manager as required Support and offer advice to local Housing Officers and scheme based staff Quality checks on private contractor works Assessment of costs on Open book repair contracts Clerk of works role on new build schemes Assist in the management of the Open Book Repairs Contract and service contracts Training Attend training appropriate to your role and ensure continuing professional development General To fulfil all care and high standards regarding both Clúid s and your own health and safety obligations.
