6 Building Manager Duties Building Maintenance Coordination: Interior and Exterior Monthly Inspections with Facilities Process and track all service requests Develop a work order request process for building staff within one month of appointment Building walk through report submitted the 15th of each month Work order request process within two business days of receipt Status report on work order processing submitted monthly Attend or have representation at 100% of the campus-wide building manager meetings

7 Work Order Priorities Emergency Completed in 1 Day - Call the Facilities Call Center at X5451 Includes life safety issues and emergencies such as burning smells, inoperable elevators or doors, steam leaks, icy conditions, no lighting, no power, water leaks from roofs or plumbing, sewage backups, broken glass Janitorial emergencies may include no toilet paper, an overflowing toilet Grounds emergencies may include fallen trees or leaks in the irrigation system Urgent Completed in 3 Days Submit via a Maximo Service Request Includes items such as dripping faucets or emptying trash Routine Completed in 10 Days Submit via a Maximo Service Request Includes light bulb replacement, vandalism cleanup, replacing damaged ceiling tiles Special Project Completion time dependent on project list and resources This includes lists of non-emergency items discovered during inspections, items scheduled as a project due to scope, items scheduled during targeted occupancy times, such as winter break

8 Mold Awareness Excess moisture and increased humidity create perfect environment for growth (remember mold is always present) Eliminating moisture source is MOST IMPORTANT part of preventing mold growth Lack of regulatory standard make individual health impacts hard to determine (varies by person) Testing may provide some but not all insights toward actual problem Control measures: dehumidifiers, temperature control, improved ventilation

18 Campus Grounds: May to November Spring Flower Install - Done in May; Planted different colors of Angelonia Archangel and Begonias Weekly Ground Maintenance - Done throughout the summer up until Homecoming; included mowing, weed eating, edging and blowing - Gone to an as needed schedule - Shifting to leaf removal now New Davis Band Field - Completed early October - ABM, with the help of Bubba Bowles, coordinated the irrigation system and sod install Fall Flower Install Done in the past month; Planted different colors of violas and pansies

19 Athletic Fields: Softball Outfield Renovation - Used subcontractor to install drainage system along the outfield warning track, laser grade entire outfield, and install sod Practice Football Field - Used subcontractor to re-sod the middle of the field Football - Maintained the field and painted it for practices and home games - Assisted in ABM s combined effort to clean up after homecoming festivities Weekly Maintenance of Fields - Mowing, edging, and dragging of the fields were done multiple times a week throughout the summer and fall
