3 The Purpose of the inspection is to identify systems and components of the Property that, in the opinion of the inspector, are significantly deficient. The home inspection and Report will be limited to the visible, readily and safely accessible areas and components of the property. The inspection is limited to the apparent condition of the property at the time of inspection. The purpose and scope of the inspection and Report are limited to the identification and disclosure of major defects only. The cosmetic condition of paint, wall covering, floor covering, widow covering, etc., is not addressed. Maintenance and safety items are not within the scope of this inspection unless they otherwise constitute major, visually observable, defects. Some maintenance and or safety items may be disclosed, this report does not include all maintenance or safety items and should not be relied upon for such. 1. Attendance 2. Home Type 3. Grounds Electrical The metal railing needs to be re-attached to wall at exterior, near master bedroom. Loose wall outlet by front door. Recommend rescuing. Fire Door There is no self-closing device on the door from the house leading to the garage. It is strongly recommended that one be installed in order to protect the residence against garage originated fires. Adjust 8. Garage Door Condition Materials: One 16' upgraded storm steel door missing hardware- no sliding locks 9. Garage Door Parts 10. Garage Opener Status Chain drive opener noted. 11. Garage Door's Reverse Status No eye beam system present. This appears to be an older unit when these safety features were not included with openers. Vent Screens Vent screens noted as functional. 5. Duct Work 6. Electrical Recessed lighting present in the attic may be a safety concern if insulation is too close or on top of these lights and/or if the lights are improperly installed. Please refer to the manufacturer's recommendations for each light for proper installation instructions or have these lights reviewed by a licensed electrician for proper and safe installation to ensure safety. Depth: Insulation averages about 6-8 inches in depth Side wall insulation has fallen away in garage attic area and around sky light. 9. Exhaust Vent Heat/AC The heating, ventilation, and air conditioning and cooling system (often referred to as HVAC) is the climate control system for the structure. The goal of these systems is to keep the occupants at a comfortable level while maintaining indoor air quality, ventilation while keeping maintenance costs at Page 10 of 26

12 a minimum. The HVAC system is usually powered by electricity and natural gas, but can also be powered by other sources such as butane, oil, propane, solar panels, or wood. The inspector will usually test the heating and air conditioner using the thermostat or other controls. For a more thorough investigation of the system please contact a licensed HVAC service person. 1. Air Handler Air Handler located in guest bedroom area attic did not function. Recommend service. 2. AC Compress Condition Compressor Type: electric Location: The compressor is located on the exterior grounds. Left side of home when viewing from street. The air conditioners did not operate properly. Interior area The Interior section covers areas of the house that are not considered part of the Bathrooms, Bedrooms, Kitchen or areas covered elsewhere in the report. Interior areas usually consist of hallways, foyer, and other open areas. Within these areas the inspector is performing a visual inspection and will report visible damage, wear and tear, and moisture problems if seen. Personal items in the structure may prevent the inspector from viewing all areas on the interior. The inspector does not usually test for mold or other hazardous materials. This means that all walls, ceilings and floors will be inspected. Doors and windows will also be investigated for damage and normal operation. Screen Doors Bathroom Bathrooms can consist of many features from jacuzzi tubs and showers to toilets and bidets. Because of all the plumbing involved it is an important area of the house to look over. Moisture in the air and leaks can cause mildew, wallpaper and paint to peel, and other problems.
