2 Pharmapark in Radebeul You are looking for equipped laboratory and office space for chemical, analytical, biological, physical or pharmacological purposes. In order to set up a professional laboratory, legal construction requirements, special safety and operational requirements must be fulfilled. Considerable investments in lab equipment and technology are necessary. To run the operation the fulfillment of an array of permit regulations and extensive maintenance and documentation obligations are required. Pharmapark Radebeul, with its many years of experience in the operation of a wide variety of specialized laboratories and its ready-to-use, modern technological equipment and furnishings can provide a broad basis of support. Located between the Elbe valley and Saxon s wine route, the city, with its many villas and gardens, has become one of the best residential locations in the area with an excellent quality of life.

3 Pharmapark Radebeul is located centrally in Radebeul on approx. 26,400 square meters and is well-connected to the highway A4 (5 km) and to the airport (10 km). 4 On-site services Pharmapark Radebeul is located directly on the main road and extensive parking is available in front of and within the complex. The entrance to Pharmapark is equipped with a gate and guard house and is supervised 24 hours a day. The buildings equipment, for example the ventilation system, alarms, compressed air supply and vacuum pipes, corresponds to the diverse technical operational conditions of the complex and meets up-to-date technological standards. In addition, the laboratories are already equipped with flues, lab tables, a special gas supply, etc. Furniture and modern communication systems are available in the offices and conference rooms. All spaces can be adjusted to suit the individual requirements of the tenant. The buildings are connected to a central power, heat and water system and have their own back-up power system as well. Modern central heating and sanitation facilities are part of the basic furnishings, in addition to heavy-duty carpeted flooring in the offices and conference rooms, and sun protection on the south-facing windows of the offices and labs. Maintenance of centralized technical equipment and property as well as regular upkeep of the external areas are organized by the complex manager. The offices, conference rooms and laboratories are linked internally. Modern alarm systems also meet individual safety requirements. Some workrooms are air-conditioned. In general, the laboratory configuration is flexible enough to be adjusted to suit your individual expectations.

5 Additional general services Additional laboratory services Besides offices and laboratories space, Pharmapark Radebeul offers general infrastructure benefits available to all tenants which complement and facilitate each company s administration. These advantages include the reception area, the use of fully equipped conference rooms, the canteen and archive space. The laboratory space can be organized to suit your needs. For example, additional monitoring systems by means of technical alarms integrated in the complex-wide monitoring system, the installation of special gas supply and the expansion of ventilation systems. Within the rented space itself we offer the activation of a telephone system (ISDN), the installation of DSL as well as modern, practical office furnishings. Moreover we offer a range of services related to your company. Our office service can take care of your printing, copying and binding needs. We can also organize delivery receipt and mail distribution within the complex for you. Quick solutions for IT administration can be handled on-site. Washroom in Building 3 Conference room in Building 2 Already available on-site for common use are chemical and pharmacological washrooms, water purification systems, solvent storage, and freezers for storage of substances and samples.

6 Subsoil for buildings Based on the know-how and capacities of current tenants, the following services can be offered on-site: Planning, coordination and supervision of construction projects in the labs and buildings; the coordination of technical maintenance and repairs; waste management of all types including hazardous waste, as well as lab equipment repair and structure determination of chemical substances by NMW spectroscopy. An experimental, pharmacological area is housed separately and allows small animals to be held in a spacious, air-conditioned environment according to animal protection laws and EU regulations. In addition to the rental properties, it is possible to purchase one or more subsoils for commercial use on the Pharmapark premises.
