1 Housing and Neighborhood Services of Rock Hill SCOPE OF WORK BID TAB Job # BID-CDBG #23 Bid is to be turn-key, including all applicable code requirements, materials, labor, City Business License permits, insurance, debris removal and other necessary items that may be required to complete the Scope of Work. Contractor must assume that measurements contained in this request are approximations; it is the contractor s responsibility to assure accurate measurements when quoting. As of January 1, 2010, contractors/maintenance workers performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools, built before 1978 must be certified and must follow specific work practices to prevent lead contamination in most situations. Firms performing renovation, repair and painting projects for compensation that disturb lead-based paint in pre-1978 homes, child care facilities and schools must be certified by the EPA and must use certified renovators who are trained by EPAapproved training providers to follow lead-safe work practices. Contractor will be responsible for the cost of any retesting of failed Clearance test(s) and will be responsible for any additional labor and material costs until a passed Clearance test is obtained. This property is owner occupied. Project Location: 223 Peachtree Street Rock Hill SC Year Built 1940 Item 1: Roof repair: Roof repair is approximately 10 x 31 along the eve. Roof poor condition: Tear off approximately 10 x 31 along the eve. (Will need photos of decking after shingles and underlayment are removed) Repair decking as needed. (Will need photos of decking if repaired). (Bid includes up to 3 sheets of ½ x4 x8 plywood or 1 x6 x48 planking.) Install weatherguard on eave edges and valleys. Install 15 lb. felt. (Will need photos before shingling). Install drip edge on all edges. Install new boots Install new flashing. o Step flashing method will be used when a vertical sidewall intersects a roof. Flashing nearest the wall, will be installed under cladding/siding. o At the end of the vertical sidewall the step flashing shall be turned out in a manner that directs water away from the wall and onto the roof and/or gutter. 1

2 o Shed roof house extension apron roof flashing method will be used. Install New Galvanized Steel Apron Flashing The apron flashing is fastened to the wall studs with roofing nails and tacked to the roof to make it lay flat on the shingles. o Cladding/siding will be cut back a minimum of 1 ½ inches from roof. o All chimneys must flashed and with counter flashing. Install 3 tab shingles match color as close as possible. ADDENDUM #1; Replace/Repair fascia as needed. $ Item 2: Remove and replace OSB Board around octagon window on side B install plywood, extend window jambs reinstall brick molding and chalk. $ Item 3: Remove and replace deteriorated clap board siding on side B approximately a 6 x 6 area. $ Item 4: Remove and replace deteriorated band on side B of the house. Install a sill plate to wall studs, install a double PT band joist setting on existing brick piers. This is a stabilizing measure. $ Item 5: Install 2 replacement windows on side B approximant ruff opening size is 34.5 x $ 2

3 Item 6: Painting: Painting (peeling, chipping, alligatoring surfaces) The A-side of the house is the side facing the road and is typically the location of the main entrance door to the house. The remaining three sides of the house are denoted with letters B through D moving clockwise from the front of the house. Exterior; ADDENDUM #1; Paint will be supplied by Housing and Neighborhood Services Side B through Side D Brown wood walls, corner boards, skirt boards, fascias, soffits, crown moldings and trim boards. Clean, scrape and re-paint. o Side B 31 x 11 o Side C 32 x14 o Side D 12 x11 Side B through Side D Light brown wood window casings, headers, sills, and sash jambs EXCEPT windows B2, B3, C4 and D1 which are newer. Make smooth and operable clean, scrape and re-paint. o Side B 4 windows o Side C 4 windows 1 door o Side D 1 window Interior; Room 1 Foyer/Entry Door A1 White wood door casings and header and green wood door jambs and stops. Make smooth and operable clean, scrape and re-paint. Room 6 Bedroom 2 - Ceiling White wood ceiling (Note: the walls, corner boards and trim boards coated with leadcontaining paint where exposed much of the wall covered with unpainted wood paneling). Clean, scrape and re-paint. o Ceiling 11 8 x 12 5 o 48 x2 band Room 9 Living room Windows D1 and D2 White wood window casings, headers, aprons, sills, sashes and wells. Make smooth and operable clean, scrape and re-paint. 3
