I suspect that roots from the Magnolia tree in the front yard have grown into the drain tiles leading to the street causing slow drainage of the system. The sump pumps BOTH need to be replaced very soon. The licensed plumber should also fix the slow leak where the hallway toilet connects to the main drain. I would also have the stucco on the chimney inspected by a licensed stucco company. The driveway is in need of sealing at the very least. It is recommended that a licensed asphalt company estimate the cost of repair and sealing of the driveway.

The Sump pump in the pit at the front of the house has a defective flat switch and will not shut off. the pump will eventually burnout if left plugged in. The sump pump in the pit at the rear of the house is for the foundation drains. This rear sump pump has a defective float switch which causes the pump to active once the sump pit is almost full to the top. Both pumps and float switches are of the same make and age and I recommend they both be replaced. Crawl Space 3. North Crawl Space Moisture Barrier: Plastic moisture or vapor barrier torn, A qualified contractor is recommended to evaluate and estimate repairs Kitchen 4. 1st Floor Kitchen Dishwasher: Kitchenaid A licensed plumber is recommended to evaluate and estimate repairs, Inoperative at time of inspection.
