FEASIBILITY STUDY OPTIONS 64,000 GSF 54,000 GSF 1019 Students = 118,000 +/- GSF 11
INITIAL IMPRESSIONS Student pick-up queuing extends down Schaffer Drive and loops back around to Waverley Drive at the side of the School. Many Classrooms have fixed (relocatable) partition walls defining space, but are not enclosed with doors or have walls above the ceiling to prevent sound across spaces. requiring more area and associated costs
INITIAL IMPRESSIONS Major building systems have reached the end of their service life or don t have capacity for expansion and require replacement. Interior egress doors at links do not provide clear accessible width. Other Upgrades necessary to building elements to comply with current accessibility requirements. Enclosed Courtyards around Classrooms do not have adequate yard drainage Existing layout has numerous corridors which makes wayfinding difficult. requiring more area and associated costs
CHALLENGES & OPPORTUNITIES North
CHALLENGES & OPPORTUNITIES SWM AREA SWM AREA POTENTIAL BUILDING AREA POTENTIAL BUILDING AREA North
RENOVATION VS. REPLACEMENT ASPECTS OF RENOVATIONS/ ADDITIONS:: Renovations promote sustainability extending life cycle of existing building stock, conserving resources, and reducing waste and environmental impact Modern elements can be successfully applied to older buildings to give a feel of a new building Typically a longer construction time and phased construction is required Often additional upgrades are required to meet building and energy codes May be less efficient in meeting the exact program requiring more area and associated costs 16
RENOVATION VS. REPLACEMENT ASPECTS OF NEW CONSTRUCTION: Brand new buildings, systems and finishes Efficiency to build what the program requires Better systems and building energy efficiency Can control/ customize aspects of the design, image, etc. Typically less energy and maintenance costs More site investment and disturbance is required Generally more expensive than renovations money already invested in current building stock in good condition will be lost 17
