1 EXECUTIVE SUMMARY 1. Overall Impressions Sherwood Elementary School resides in a quiet residential neighborhood with a shared parking area adjacent to the community league on the north and a generous play field area on the south. The main entry faces north and has limited visibility from the street. The school s street signage is partly concealed by the mature trees which line the street on the east face so that the identification of the school is not immediately apparent to pedestrians or street traffic. The parking area has one access off the street with parent drop-off congestion a primary concern. Posted signage has not succeeded in reducing the vehicle/pedestrian crossing conflicts at this access. The community league has an active daily program so that visitor parking becomes scarce. It is recommended that an additional off-site staff visitor parking area be created to the south of the building with double access and one-way through traffic. The 1957 non-core school is in general good condition with the exception of the gymnasium exterior stucco. The surface requires repairs and re-sealing. Moisture penetration of the wall finish system has succeeded in rotting-out the door frame of the west gym exit. The 1976 main building addition needs re-roofing. The building perimeter wood fascia is worn and needs re-painting. The main entry requires barrier-free auto entrance door installation. Poor drainage backslope is an issue to the west and south face of the school. This has caused slab movements at the SE entry and damaged interior washroom finishes at this building corner. The school requires a heating and ventilation system upgrade with a new humidification system. The distribution and control system also requires an upgrade. A fire alarm upgrade is recommended along with emergency lighting. Lighting levels are low and an energy retrofit is recommended. School Facility Evaluation Project Spring
2 2. Space Adequacy The facility overall is 19% undersized to the current standard. Enrolment is presently at 143 students which is only 43% of its capacity. Classrooms in general are 13% undersized. Two existing classrooms have been converted to other uses, one, as a general storage area, and one, as a lunchroom for the students. A third classroom conversion is planned to accommodate resource storage for the staff and library. Science rooms and labs meet the standard in area. The science room also shares duty with the art room function. Ancillary areas are undersized by 25% overall. The music room is lacking in storage space. The stage area serves as the only dedicated drama space and partial conversion of this area for storage is planned to offset the shortage of gym storage. The gym is undersized by 30% principally in storage space. The existing Phys. Ed. office is unused except as additional storage area. The library area is undersized by 25% to the standard and currently lacks resource storage space. Additional mobile shelving units for book displays are needed. A re-configuration of the library desk area is planned to regain some floor space for the library and make the desk area more functional. A conversion of a classroom to resource storage is planned to accommodate the present shortfall of resource space. The administration areas meet current guidelines but the staff work area is undersized and this also will be accommodated within the planned classroom conversion. The remaining non-instructional areas are undersized by 9%. Conversion of a classroom to a lunchroom has provided for student gathering space. 3. Site The school is situated on a generous site with large fenced playing fields to the south and adjacent community league playground and buildings to the north. As mentioned, the single access parking area is shared with the community league and parking is limited. A new off-street parking area is recommended to provide additional staff and visitor parking with attention to the drop-off/crossing conflict between pedestrian and vehicles. The residential street currently provides visitor parking and presently no drop-off area for buses exists or is required with student arrival principally from parent drop-off to the school. The school playing fields are well equipped but the grade is uneven. Re-grading and re-seeding are suggested for some areas. Backslope problems to the gym on the west and south and the asphalt tarmack area to the south are contributing to slab movements in the building and exterior entrance aprons. 3 The school signage as discussed, is not readily visible to pedestrians or street traffic and new signage adjacent the main entrance is recommended. Fire lane access is possible on the north and east residential street. A curb-cut access to the south tarmack is suggested to assist access to the buildings south face. Currently, fire lanes are unmarked. 4. Exterior The building envelope is in general good condition to the 1976 addition with the exception of a roof leak in the admin. area. The 1957 original gym structure is sound but the exterior stucco wall finish is deteriorated and requires a membrane seal. Overall, the building should be re-roofed as heavy blistering is occurring, particularly on the older original building. The 1957 section is missing downspout splashpads and requires re-grading to alleviate ponding to these areas. Overall, the building requires painting of the exterior doors, caulking and weather-stripping upgrades. The windows should also have the caulking re-done. The main entry doors are presently not handicap accessible and new barrier-free auto-entry door openers should be installed. 5. Interior The interior corridor walls are primarily a tarnished vinyl surfaced wallboard. Re-painting of the interior corridors or replacement of the present wall surfaces is recommended. There is general concern with health related air quality and replacement of the chalkboards with white boards would be preferred. The library reception desk re-configuration and classroom conversion to resource space are planned upgrades. New mobile shelving units and additional storage millwork for the resource area will be required. Slab movements have broken ceramic tile joints in the SW washroom areas and these should be repaired and re-pointed. The corridor acoustic tile ceilings should be equipped with hold-down clips to provide adequate smoke separation between classrooms and corridors for safe egress. 6. Mechanical The mechanical room is experiencing downdraft problems. Overall, the school requires a heating and ventilation system upgrade with a new humidification system. Upgrades to the heat exchangers and a general system cleaning are prescribed. A new glycol heating coil to the main air system is required. 4 heating and ventilation system with recommended replacement of the existing gym heating system. The school distribution and control system is also identified for upgrade. 7. Electrical Upgrades to existing site lighting are highlighted along with additional vehicle plug-ins. A fire alarm upgrade is recommended along with emergency lighting. Present lighting levels are below prescribed standard and improved lighting levels combined with an energy upgrade to T-8 lamps and electronic ballasts is recommended. Classrooms currently are short receptacles to accommodate new computer equipment and added surge protection is indicated for the existing computer network. The classroom, which has been converted to storage use, is without a heat detector for this area. School Facility Evaluation Project Spring
