2 2. Job and Candidate Profile We are seeking to employ a Pre-Construction Design Manager to manage the design process from pre planning to detailed design stage. 3 Technical Attributes The candidate must possess the following: Essential 1. Excellent design knowledge of commercial / medium density projects, working for a reputable a main contractor 2. Experience within timber frame design 3. Experience gained in a design management related position on design and build projects in excess of 5M 4. Commercial acumen with a detailed understanding of the project costs 5. Proven experience of managing professional consultants 6. Thorough understanding of the design development process 7. Broad construction/ design experience 8. Proven experience of forging strong working relationships with internal and external customers 9. Working knowledge of Building Regulations / NHBC and other good practice design guidance 10. Good IT skills particularly Microsoft word/excel 11. Excellent planning and programming skills Desirable 1. Experience gained in quantity surveying and / or estimating 2. Experience of Care Home / Extra Care projects 3. Understanding of M&E design and it s co-ordination within project design 4. MCIOB

4 Job Description Pre-Construction Design Manager Stage 1 Feasibility Stage 2 Pre-planning Stage 3 Planning Stage 4 Detailed design Stage 5 Mobilisation for construction Stage 6 Construction works The pre-construction design manager is primarily involved in design management within stages 2-3, with a supporting role in stage 4. The Pre-Construction Design Manager is responsible for: Management Liaise with the Customer Account Managers over upcoming projects within stages 1-3, assisting in design planning and programme delivery Advise and brief the Estimator once a project has entered pricing during stage 2 + 3, providing design management support throughout estimating process Assist Customer Account Managers in design management during stage 1-3, by technical review of drawings + documents. Arrange and Chair stage 1-3 Design Meetings with consultants and development team Attend monthly Stage 1-3 internal Development Team Meetings Brief the Designers at the start of the Stage 4 Working drawing production regarding our priced position and our basis of proposal. Attend and assist in briefing the Construction Project Team at the Stage 3-4 Handover Meeting. Support Design Managers during stage 4 detailed design, assisting with early design production, pre-start planning condition discharge, drainage, highway and other statutory approvals as required. Part of a design management group and link with project design managers, providing support to Head of Design where required. Assist Head of Design in Consultant Appointments and project design programming

5 Design Instruct Consultants to undertake strategic designs and critique of outline plans, reviewing and seeking appropriate compliance within Castleoak Brief and engage Specialist Consultants/suppliers to undertake specialist reports for planning, then review and critique and manage risks to resolution. Assist both the Customer Account Managers and Estimating Manager with obtaining Existing Utility positions and New Utility Quotes (inc Diversions etc); review and critique the reports Review and Critique during each Stage the Consultants strategic designs + ensure co-ordination Review and Critique the Tender Documentation (Inc RDS and Management Strategies etc), report to CAM and estimator Record information onto the document management system as the information is created and inform others Obtain, review and critique various quotations from specialist Sub- Contractors during pricing Assist the Customer Account Managers with identifying Risks and completing the Risk Register; where necessary assist with the resolution of these risks. Compile all the information and complete the Tender Design Checklist prior to handover to the Estimator for pricing Assist Estimator / CAM in preparation of Basis of Proposal document for bid submission Complete the Design Managers Report prior to handover to the Construction Project Team for the Stage 3-4 handover Advise on BREEAM / Code / Renewable + general research issues with consultation with the M&E Department + Head of Design Assist Head of Design in Consultant Appointments and project design programming
