Program Summary: Complete renovation and addition with code upgrades for a historic academic building Program Statement: Damaged in Hurricane Katrina, the circa-1929 former high school in the historic Marginy neighborhood was converted to a new pre-k through eighth grade public school for the State of Louisiana Department of Education s Recovery School District. The three story concrete-frame and masonry infill structure occupies an entire city block and has a new 25,000 square-foot addition on its south exposure. It is certified LEED Silver. Besides classrooms and teaching spaces, the structure houses administration offices, a new cafeteria, library, and gymnasium. A Building Area: (sf) 143,442 sf Cost per Square Foot: $181 Construction Cost $26 million Date of Completion: May 2013 Structural damage due to poor detailing of the original building and deferred maintenance necessitated to necessitated removal of the entire existing brick skin, repair of the concrete frame, and an entirely new masonry enclosure with new doors and windows throughout. The original stone entrance was undamaged and left intact. The new South addition facing the Fauboug Marigny Historic District and Mississippi River was designed to be legible as new building fabric per the Department of Interior Guidelines for Restoration. A different brick color - in concert with zinc paneling and curtain wall - provides a contemporary architectural expression for this side of the block.

A Principal Façade Front façade on St. Claude Avenue with original stone entrance bay. New steel hurricane-rated windows were used throughout the historic structure to replace the poorly maintained and severely damaged Cypress windows. Original cast stone elements were reused at the building cornice throughout.

A Masonry Detailing Façade detail showing cast stone elements reused at the cornice/parapet. Small windows recall the original cloak rooms between classrooms.

A Existing Conditions and Demolition Phase At left, existing St. Claude Avenue façade prior to construction. At right, damaged masonry walls and several poorly constructed additions were removed prior to construction of the new wing across the south façade. At left, this curious floor condition was discovered under the original auditorium seating during the demolition phase. A series of concrete cells were removed to install the new gymnasium floor. At right, front façade during demolition phase of project showing original limestone entrance bay, restored during construction.

A Second Floor Plan Ground Floor Plan

A Entry Three spacious existing stair halls at the center of each original façade serve as entry and wayfinding spaces for students in this large educational facility. These separate entrances were given different-colored windows from the other building fenestration in order to make them legible. Multiple entrances allow students to access the building at preschool, elementary, and middle school entrance halls. This allows for this large public school facility to operate at different scales and helps to orient the students, particularly the younger ones who might be overwhelmed by the size of the facility in this urban setting.

A Top of East Stair Hall Typical Classroom Corridor Painted MDF wainscots were used throughout the facility to protect the walls. Height of wainscot increases as students work their way up through the building and curriculum. Terrazzo floors were used in all classroom corridors as a low maintenance material. First floor corridors were replaced with new terrazzo and existing second and third floor terrazzo corridors were patched. The terrazzo floors in the new wing reverse the color pattern of the existing building. Daylight from the central courtyards enlivens the long existing corridors of the original building.

A Spaces for Learning The LEED Silver facility has generous window bays to provide good daylighting for teaching spaces throughout the building. VCT floor patterns were employed as a strategy to make homeroom spaces memorable. Large window areas allow views of mature live oaks and the historic Marigny neighborhood. At lower left, the gymnasium, and at lower right, the two music classrooms are able to function as a single performance space by means of a movable wall system.

A Media Center New skylights were replaced in original locations and daylight was filtered through a fabric awning armature to give interest to this important center. Furniture was also selected by the firm to bring color and life to this interior space. Partial East-West section through cafeteria, gymnasium, and the media center. The cafeteria and media center feature skylights allowing natural light into interior rooms.

A Media Center Looking North Fabric awning provides room within a room and filters the daylight from the skylights above.

A Exterior Courtyard Interior courtyards provide abundant daylight and are clad in zinc panels, with views to classrooms, corridors, and skylights that serve first floor community spaces.

A South Addition and Play Yard Brick classroom blocks bookend horizontal-format zinc paneled mechanical spaces. Cast stone sun screens protect the classroom glazing on the south façade. The addition is broken into three masses to break down the scale of the building and creates entrances from the play yard to the south. Two large mature live oaks were protected during construction and now frame the play space at the east and west perimeters.

A Stair Detail The original four open stairs were retained, restored and brought up to code. The plaster guardrails were raised, repaired and supplemented with stainless steel handrails. These sculptural elements are accentuated by the ever changing natural light entering through large banks of windows. Located on the courtyard and two side streets, each stair hall has its own character due to its unique exposure.
