4 THE OPPORTUNITY CONSTRUCTION MANAGER Reporting to the President, the Construction Manager will be responsible for providing strategic project planning expertise for a special portfolio of development projects, and the effective management and oversight of all phases of construction projects and overall project planning, from inception to pre-planning, design development, construction, commissioning services, and completion. Working with Imani s development team, the Construction Manager will conduct design review and value engineering, engage consultants, and coordinate the work performed by various parties responsible for design and construction, including but not limited to project management, design, cost estimation, quality, and construction management and inspection. Building and managing key external relationships with development partners, the successful candidate will also work closely with municipal departments, general contractors, sub-contractors, architects, design consultants, and other service providers as needed on a project-by-project basis. S/he will meet regularly with key project partners and selected builders, with direct accountability for the progress and ultimate success of each project under their leadership. Providing senior-level expertise, direction, and inspiration to project teams and construction personnel, the Construction Manager will employ significant industry experience and knowledge to ensure the effective and efficient planning and execution of all key steps in the project development and construction process, primarily in the Metro Vancouver market and across the Lower Mainland. Furthermore, the Construction Manager will utilize effective communication skills to ensure project outcomes are aligned with the goals of the company, the President, and are also aligned with city expectations. In addition to working on existing projects, the Construction Manager will be involved with strategic planning initiatives and managing the company s RFP response, build tender, and project contract process with existing and new project partners to ensure the company s pipeline of dynamic new projects remains buoyant. 2 Page

5 Key Responsibilities Managing the overall project planning process from inception to completion, including but not limited to programming, design, construction, and estimation for assigned construction projects; Design review and value engineering; overseeing work performed by parties responsible for design and construction involving project management, construction management, and inspection; Coordinating working drawings and the consultant team; negotiating consultant contract documents; Allocating resources within budget limits of project to ensure cost, quality, safety, and that projects are completed according to established timelines; Working with and managing the selected builder and personnel to ensure completion of projects on time and on budget; Managing CCDC2.CCDC5 construction contracts and various permits, including occupancy and turnover of projects; Providing advice and information to President on matters of procedure and construction, assisting in appropriate, cost-effective decision making in project planning and infrastructure requirements; Conducting feasibility studies, functional programming, cost/benefit analyses, and related studies, generating alternatives and making recommendations to satisfy project objectives; Defining requirements and preparing design programs for proposed projects in co-operation with selected builders; conducting preliminary studies and designs, including estimates of costs for assigned projects; Overseeing and monitoring work of professional consultants and reviewing/approving all payments to consultants; maintaining liaison between project staff and consultants; Coordinating all site planning, design, and maintenance requirements on assigned projects; monitoring and controlling project costs during design and construction, evaluating cost estimates, and making recommendations for changes; 3 Page

6 Reviewing and approving all contract documents prior to calling for tenders; Reviewing and evaluating tender submissions; Scheduling and controlling progress of projects during implementation phase; Coordinating with architects, consultants, and general contractor(s) during execution of project; Conducting site meetings and resolving problems arising during project implementation; Inspecting work in progress to ensure it is done according to specifications; and Controlling project contingency expenditures; reviewing/approving progress certificates, change orders, and consultant fees; performing final inspection and acceptance of completed assigned projects. 4 Page

7 THE PERSON The Construction Manager should be a refined leader who is well-experienced with the complexities of the real estate development industry. Possessing an inclusive and collaborative leadership style, as well as a solid understanding of the development industry s frameworks of governance, s/he builds engagement with both internal staff and external consultants by creating a true team environment, leveraging the considerable expertise and strength that exists within the organization. The Construction Manager should also be decisive, possessing sufficient business acumen and political savvy to advance Imani Development s goals in the realm of real estate development, property management, and contract negotiation. Required Qualifications, Education, and Experience The ideal candidate will possess the following qualifications and experience: A minimum of a post-secondary education and relevant degree (Engineering or related disciplines are an asset); A minimum of ten years of mid-rise and high-rise construction experience, as well as a minimum of five years of local experience (Metro Vancouver and the Lower Mainland); Proven experience with infrastructure, base builds, and familiarity with complex, large-scale, city-defining developments; Excellent communication and interpersonal skills; Excellent negotiations and dispute resolution skills; Excellent attention to detail; Ability to manage multiple projects; and Advanced skills in MS projects, Excel, Sage, Timberline. 5 Page
