Here at Karbon we are all about building strong foundations for life. Building more and better homes within healthy, sustainable communities is a key part of this. You will enable us to realise our ambition of leveraging our asset base of 27,000 properties to build at least 500 homes a year in the North East and Yorkshire across a range of tenures including homes for outright sale. You will be joining early on in our journey towards building the new organisation. As such, you play an important part in helping to shape how Karbon looks and feels - the behaviours we will all need to role model, what new homes, products and services we may want to develop, and how we will measure our success. Your experience, skills and personality will be more important than the sector you come from. Prince Bishops Homes (PBH). Strategic asset management physical and corporate. Role Purpose To work with the Executive Director Growth and Business Development and the Karbon Homes Board to establish the medium and long term strategy for the development and strategic asset management programmes across Karbon Homes and Prince Bishops Homes. To be responsible for leading the delivery of the Karbon Homes development programme, including affordable homes, rent to buy and outright sale in order to deliver our Strategic Plan targets and fulfil customer expectations. To take an entrepreneurial, innovative and imaginative approach to pursuing new opportunities for expanding our development and strategic asset management programmes, to achieve our ambitions. Entrepreneurial, innovative and imaginative approach Key Responsibilities Executive Leadership Responsible for overseeing the management of relevant programme agreements and working with other partners to ensure effective delivery of the development and strategic asset management programmes. Act as a role model for the Group s values and culture, demonstrating and embedding a coaching style of leadership, ensuring that your teams are supported and engaged in the delivery of the development and strategic asset management programme objectives and Karbon Homes corporate aims. Be a key contributor to the management of change, integration and improvement as part of the Senior Leadership Group, through collaboration and development of corporate strategies and plans. Ensure all statutory and regulatory requirements relating to development and strategic asset management are fulfilled.
4 Director of Development & Asset Management 18 May 2018 Page 4 Delivery Be accountable for all aspects of development growth, through partnership and new initiatives, to achieve business objectives, actively seeking opportunities and translating these into financially viable initiatives supported by robust business plans within a risk management framework. Develop and implement a clear strategy to actively promote and market the organisation s development services to other organisations and maximise the potential for commercial business growth opportunities. Lead and develop the Group s asset function, ensuring the strategic asset management strategy maximises opportunities for Karbon s physical asset management, including housing stock, offices and other buildings. Draw upon intelligence, research and knowledge of the national and local housing market and environment, as well as innovation, in advising on options and opportunities. Ensure we meet key HCA performance targets including maintaining upper quartile performance and development partner status. Lead on the monitoring and delivery of the Karbon Homes Partnership Programme. Explore and maximise the potential for new business opportunities and funding streams, over and above traditional grants and funding sources, including institutional investment and the resourceful use of strategic asset management to help meet our broader objectives. Deliver complex regeneration programmes, where possible maximising economic and social investment opportunities. Develop and deliver the organisation s low cost home ownership initiatives and PBH products. Monitor and manage the financial impact and cash flows of new business initiatives and development / regeneration schemes against the approved business plan. Ensure the Karbon Homes Board is kept appraised of current developments in legislation, regulation and compliance, researching and recommending changes required in order to respond to the potential impact on governance processes. Establish Karbon Homes as the leading provider of affordable homes and development services in the North East. Explore ways in which Next Level Developments/Prince Bishops Homes can support the work of Karbon Homes through innovative approaches to property development. Promote Karbon Homes activities and business strategy amongst local authorities and other strategic partners within the region to ensure we have a high profile and grow our reputation. Carry out any other duties appropriate to the post as requested by the Executive Director Growth and Business Development.

Ensure all systems and processes deliver operational excellence, driving continuous improvement and innovation. Ensure compliance with all organisational policy and procedures. Ensure that the risks are identified, removed or minimised. Create a safe and healthy working environment, ensuring all systems of work, policies and procedures are fully and consistently applied. Promoting the values of the Group at all times and demonstrating a high level of commitment to diversity and inclusion. The Director will be responsible for a wide range of activities as would be expected of Group of this size. As with all senior positions there are also specific responsibilities and delegated powers in relation to financial and operational matters, regulatory compliance and information security. These are not all listed here and will change over time as the Group continues to grow and develop.

7 Director of Development & Asset Management 18 May 2018 Page 7 Experience & Qualifications Substantial experience of operating at a senior level in developing capital schemes within a regulatory framework and substantial experience in negotiating large and complex contracts and winning new business. Experience of developing strategies and plans that demonstrate strategic vision and foresight. Experience of delivering excellence and improving services, to deliver increased social value or enhance the customer experience. Experience of collaborating and working as part of an effective senior team. Experience of working with Boards and committees. Track record of developing and sustaining effective partnerships. Relevant degree or professional qualification, or equivalent work experience, and evidence of continuing professional development. Knowledge Comprehensive knowledge of current and future challenges facing social housing and related sectors. Thorough understanding of the statutory and regulatory requirements that underpin the services within the directorate. Understanding of the political and social environment. Understanding of corporate governance practices and issues. Skills Leadership skills and the ability to coach, motivate and engage others. Ability to engage effectively with all levels including employees, customers andexternal stakeholders. High level of skills in strategic and analytical thinking. Ability to interpret and analyse financial information and complex data. Ability to present data and information in clear and accessible ways to enable effective decision making.
