The existing facility does not use modular buildings. The structure of the overall facility is masonry bearing wall type of construction, and concrete masonry units in the interior. The floor system is slab on grade on the first floor, and a combination of steel joist & cast concrete type construction on the intermediate floors. The roof is a rubber with ballast system over the 1968 building and is original, and the roof over the 1986 addition is asphalt built-up T & G roofing system and is also original. (Both are currently scheduled for replacement) The ventilation system of the building is inadequate to meet the needs of the users. The classrooms are generally undersized to meet the current standards established by the State of Ohio, although some do meet or almost meet the standards. A minimal type security system does exist in the school. The building does have a Honeywell automatic fire alarm system but does not have a fire suppression system. The overall building is not compliant with ADA accessibility requirements. The school is located on a 35 acre site adjacent to a residential area. The property and playgrounds are partially fenced for security. Access on to the site is unstricted. Site circulation is good. There is a dedicated space for school busses to load and unload on the site. Parking for staff, visitors and community events is adequate. Heating System Description: Recommendations: The existing system for 1968 original building are individual electric units, ventilators, cabinet unit heaters, convectors, etc. installed in 1968 and are in fair condition. The existing system for 1986 addition are two gas fired hot water boilers installed in 1985 and are in fair condition. The HVAC system does not provide required CFM as per OBBC mechanical code standards. The systems temperature controls are pneumatic and are in fair condition. The structure is not equipped with air conditioning. Electrical Systems Description: Recommendations: The electrical system in the original building is 120/208 volts, 1600 amp, 3 phase, 4 wire and 277/480 volts, 1200 amp, 3 phase, 4 wire system and are in fair condition. The electrical system in the 1986 addition is 120/208 volts, 2000 amp, 3 phase, 4 wire and 277/480 volts, 1600 amp, 3 phase, 4 wire system and are in fair condition. The transformers are owned by CINergy and located on a concrete pad outside the building. The panel system in the original building is in poor condition and is 34 years old and cannot be expanded to add additional capacity. The panel system in the 1986 is in fair condition and is 15 years old and cannot be expanded to add additional capacity. The classrooms are not equipped with adequate electrical outlets. The corridors and exterior of the building are equipped with adequate electrical outlets for servicing. 3 Needs Replacement The entire electrical requires replacement to meet OSFC guidelines for classroom capacity and the addition of an air conditioning system in the 1986 addition and due to condition and age of electrical system in the original building. 14 E. Plumbing and Fixtures Description: Recommendations: The original 1968 school building contains 7 rest rooms for girls, 7 rest rooms for boys, and 9 rest rooms for staff. The facility contains 15 wall mounted toilets, 20 wall urinals and 20 sinks in boys rooms and they are in good condition. The school contains 23 wall mounted toilets and 20 sinks in girl s rooms and they are in good condition. The school contains 13 wall mounted toilets and 12 sinks for staff. The 1986 building contains 1 rest room for girls, 1 rest room for boys, and 1 rest room for staff. The facility contains 1 wall mounted toilet, and 1 sink for boys rooms and they are in good condition. The school contains 1 floor mounted toilet and 1 sink for girl s rooms and they are in good condition. The school contains 1 floor mounted toilet and 2 sinks for staff and they are in good condition. The school does meet the OBBC requirements for fixtures. ADA requirements are met for toilets and are met for other fixtures and drinking fountains (see item O). Interior Lighting Description: Recommendations: The original building contains 1x4 surface mounted fluorescent fixtures retrofitted with T8 lamps and electronic ballast and single level lighting in poor condition and provides 48 FC in a typical classroom and 20 FC in the corridors. The 1986 addition contains 2x4 recessed mounted fluorescent fixtures retrofitted with T8 lamps and electronic ballast and single level lighting in fair condition and provides 70 FC in a typical classroom and 17 FC in the corridors. The gymnasiums contain 400 watts metal halide single level lighting in fair condition and provides 70 FC in the original building and 35 FC at the first floor of 1986 addition and 10 FC at the second floor of 1986 addition.
