The existing facility does not use modular buildings. The structure of the overall facility is brick veneer on a masonry bearing wall system type of construction and CMU wall construction in the interior. The floor system is slab on grade and structural slab. The roof is a built-up roof system that is approximately 40 years old. The ventilation system of the building is adequate to meet the needs of the users. The classrooms are undersized to meet with the current standards established by the State of Ohio. A motion detector, key pad and TV cameras in halls and front entry type security system does exists in the school. The building does not have an automatic fire alarm system and sprinkler system. The over building is not compliant with ADA accessibility requirements. The school is located on a 2-acre site adjacent to residential property. The property is partially fenced for security. Heating System Recommendations: The existing system for the overall structure is a hot water system with unit ventilators in the classrooms and a hot water heating and ventilating unit, which serves the gym. These systems were installed in 1959 and are in fair condition. The required system cfm, as per OBBC Mechanical code standards, was not determined. The system temperature controls are pneumatic installed in 1959 and are in fair condition. The structure is not equipped with air conditioning. The site does not contain underground fuel tanks. The original coal boilers, which were installed in 1958, have been converted to natural gas and are in fair condition. 3 Needs Replacement Provide new overall heating system to meet OSFC design standards including air conditioning. There are signs of past leaking. Access to the roof was a ladder that is in poor condition. The access hatch is a scuttle type and in poor condition. Flashing and copings are in poor condition. The cap flashing at the gymnasium and three oversized classrooms are in poor condition. The gutters and downspouts are in poor condition. 11 D. Electrical Systems Recommendations: The electrical service of the 1959 building is 1600A, 120/208V, 3 phase, 4 wire system and is in fair condition. The transformer is owned by Power Company and located outside pole mounted. The panel system is in fair condition and 40 age and can not be expanded to add additional capacity. The classrooms are not equipped with adequate electrical outlets. The corridors and exterior of the building is not equipped with adequate electrical outlets for servicing. 3 Needs Replacement The entire electrical system requires replacement to meet OSFC guidelines for classroom capacity and due to condition and age. There are glass block windows in the facility that needs to be removed and replaced to meet OSFC guidelines. Structure: Walls and Chimneys Recommendations: The overall facility has a brick veneer on a masonry bearing wall system, which displayed locations of deterioration and is in fair to poor condition. It also has a concrete frame with a curtain wall type system that leaks. Interior walls are concrete masonry units and are in fair condition. The windowsills are concrete and are in fair condition. The lintels are in fair condition.
