3 1. INTRODUCTION The site is along Statehouse road on Land Reference No. 209/1517 which is owned by University of Nairobi. The site has an area of Hectares (Approx.) which is on Deed Plan No The site is currently occupied by UNES Consultancy offices, UNES Rziki restaurant and University of Nairobi staff quarters. On the North West the site is bordered by two bedroom apartments (Acom Courts), Statehouse Road to the West and South West, Vera ladies hostels to the South East and Apartments which are four storeyed to the North East. The area falls under Development Control Zone 4 which is served by the county council sewer line and has a limit of 35% Ground Coverage and 100% Plot Ratio as the revised zoning regulations for Nairobi County Council. The following image shows the location of the proposed site; The following is the deed plan for the proposed site plan; Page 3 of 15
4 The Client to this proposed project is the University Of Nairobi Alumni Association (U.O.N.A.A). Below is the associations address; The University of Nairobi Alumni Association Room 107, Administrative Wing, Main Campus Or Kenya Science Campus, Ngong Road P.O Box Nairobi, Kenya The challenge now is how to design and construct new buildings of the following nature to make up the University Of Nairobi Alumni Centre; a) An office block b) A library c) A hotel d) A recreation facility e) A shopping facility having banking services f) A conference facility g) A business center 2. DESIGN GUIDELINES The ambition is for a 21 st Century office block and library for the alumni association activities and also to provide a conducive environment to facilitate friendly interaction between the university alumni and the university students and at the same time provided a source of income for the University of Nairobi Alumni Association. The occupants to the proposed office block and the library are the alumni, staff, students of Nairobi University and the neighbouring population. The population of alumni to University of Nairobi are estimated to be 130,000. Page 4 of 15
5 They should not be complex but well designed and should stand the test of time while at the same time the development should be environmental friendly, be aesthetically appealing, represent the time it is designed and be calmly appropriate to the university environment. The following is a breakdown of how the above mentioned ambition will be achieved; A. DESIGN GUIDELINES FOR THE UNIVERSITY OF NAIROBI ALUMNI OFFICE BLOCK i. SERVICES TO BE OFFERED BY THE PROPOSED OFFICE BLOCK The office block is to be designed to house all chapters of the University of Nairobi Alumni Association. Each chapter is to occupy similar and equal units comprising of; a) Chapter chairman s office b) Chapter reception area c) Chapter boardroom d) Separate chairman s washroom e) Separate male and female washrooms f) Archiving store According to the University Of Nairobi Alumni Association (U.O.N.A.A) there are ten registered alumni chapters which are as follows; 1) Human medicine 2) Veterinary medicine 3) Masters Business Administration 4) Journalism 5) Range management 6) Agriculture 7) Institute of diplomacy and International studies 8) Engineering & A.D.D 9) Computing and informatics 10) Pharmacy Upcoming chapters include; 1) Law 2) Economics 3) Nursing Sciences 4) Dentistry ii. OCCUPANCY The office block should have four floors each floor housing five chapters. The office block should have normal access and a lift for the disabled. The office block is also to have 6 more undesignated units to handle chapters that may be formed in the future making a total of 20 chapters. iii. ADJACENCIES Adjacencies should be addressed as follows; Page 5 of 15
6 On entering each chapter s office, one should approach the reception area which should in turn lead to boardroom and chapters chairman office. The chairman s office should have its own separate washroom which should be adjacent to the washrooms to be used by the rest of users who may be in the office unit apart from the chairman. The reception area should have area for visitors to rest as they wait to be served. iv. SERVICES TO BE OFFERED This library should be designed to offer the following services; a) Provide a facility where the alumni or students of University of Nairobi can read and or borrow newspapers, professional journals, professional magazines, and alumni associations journals etc. b) Provide some reading rooms in which the alumni can interact with the students and their friends. c) Provide internet services to the alumni and students using the library. ii. OCCUPANCY The occupancy of this proposed library should be as follows; a) Seating for 50 people at computers b) Seating for 50 people at lounge seats at tables c) Seating for 60 people in reading rooms; maximum of 4 people per room iii. ADJACENCIES Adjacencies should be addressed as follows; Reference desk should be adjacent to the reading area, computer workstations. Small consultation rooms should be visible from the reference desk. The library general storage room should be adjacent to the reference area; the circulation desk having a book theft detection system should be located at the entry point and the library washrooms adjacent to the circulation desk. NB; a) All internal walls should be non-load bearing to allow for easy re-arrangement of the proposed library if need to do so arise. b) The library ground floor is to house reading activities and first floor to house interaction offices which will serve also as private reading rooms. GENERAL ENVIRONMENTAL CONSIDERATIONS FOR BOTH THE OFFICE BLOCK AND LIBRARY TO THE PROPOSED UNIVERSITY OF NAIROBI ALUMNI CENTER An opportunity exists to ensure that the proposed buildings minimises their negative effects to the environment and therefore positively contribute towards sustainability of Nairobi town and its environs. Page 13 of 15
14 The environmental targets are: to respect nature and its values by providing a connection between the architectural design development and the natural environment around it. In this context the materials, form and colour of the new development will contribute toward the surrounding natural environment in a positive way respecting the ecological concept and natural environment of the area in which the project is being developed, using and developing this as an opportunity to created new focus point in the area. The following are the various aspects that the design should address to ensure both the office block and the library are environmental friendly; i. Utilizing natural light as much as possible The design should ensure natural light is used to light the buildings during daytime conveniently. Thus the design should employ large window sizes without comprising on the security of the building and also to an economical extent. ii. iii. Harvesting rainwater The design should involve mechanisms of harvesting rainwater and also storage considerations should be factored in. This water is to be used to water lawns allround the proposed alumni center. Setting an example to the community The proposed office block and library should be designed to demonstrate sustainability in design. iv. Design be tuned to enhance health and well-being of the users The design for the office block and library should ensure good internal air quality, good and ample lighting and good views. All these are key for good health state and well-being of the occupants described earlier. 4. CONCLUSION The design criterion is to enhance the balance in the area. The design shall respect the context of the surrounding townscape; its layout, scale, proportions and the use of materials which are of greatest importance to the concept of the design for the site and buildings in it. It can thus be concluded that the desired products from the design for the above described office block and library should include; i. Architectural drawings ii. Service drawings-electrical and mechanical iii. Structural drawings iv. All pertinent schedules, project briefs and case studies NB; i. All main doors to be aluminium glass doors i.e. main door to the office block and the library ii. The staircases involved to be tiled and have stainless steel railing and balustrading iii. Parking capacity for the office block to be 70 for underground and surface parking combined Page 14 of 15
