1 GENERAL MANAGER/CHIEF OPERATING OFFICER (GM/COO) PROFILE: WILLIAMS ISLAND PROPERTY OWNERS ASSOCIATION AVENTURA, FL THE GENERAL MANAGER/COO OPPORTUNITY at WILLIAMS ISLAND PROPERTY OWNERS ASSOCIATION The GM/COO of the Williams Island Property Owners Association, Inc. ( Property Owners Association ) is expected to be the quintessential hospitality professional. In collaboration with the Board, resident/member committees and senior staff, he/she should be able to define and execute plans to ensure that Williams Island is viewed among the premier residential club communities in South Florida, as well as one of the most highly regarded in the country. Having full operational responsibility for both the Club and the Property Owners Association, the GM/COO will be responsible and accountable to develop, monitor and manage the Annual Operating Plan and Budget, developing appropriate analysis tools and benchmarks, both internally and externally, in accordance to the strategic plan. Of primary importance is ensuring high levels of resident/membership and associate satisfaction levels, as measured by agreed upon metrics. Serving as the primary ambassador to the community at large, the GM/COO must have a natural and intuitive style of leadership, engagement, visibility, approachability and respectful communication. Gaining the confidence of the residents, membership and staff through thoughtful, candid and considerate interaction is of initial primary importance, as well as ensuring that an appropriate talent acquisition, retention, orientation, training and evaluation program is in place. WILLIAMS ISLAND CLUB & COMMUNITY Williams Island is the Florida Riviera, nestled on 84 acres in Aventura, Florida. Aventura is a planned, suburban city located in northeastern Miami-Dade County, Florida. The city had a population of 37,000 according to the 2013 U.S. Census estimates. The most famous shopping attraction is Aventura Mall, a 2,400,000 sq. indoor shopping center, the 5 th largest in the U.S. The city also has its own exclusive parks and recreation department. In the center of Aventura is The Turnberry Golf Course encapsulated by a multimillion-dollar horticultural three-mile walking/jogging paved promenade, which overlooks lakes, opulent residential high rises, yachts, and the Atlantic Ocean. Williams Island offers an exclusive, private way of life at one of South Florida s most prestigious addresses. The history of Williams Island dates back to the early 1980s. The Trump Group, headed by Eddie, Jules and Stephanie Trump from South Africa, discovered this Island peninsula, secluded and covered by Australian Pines. It became a true Island surrounded by Dumbfoundling Bay, Maule Lake, and little Maule Lake, with a continuous flow of water surrounding the island, and a series of marinas at the entrance to Williams Island.

Sophia Loren served as a consultant to The Trumps on the charming Mediterranean Village. The Village was designed after Procida, one of the Flegrean Islands off the coast of Naples in southern Italy. The new Spa debuted in May The latest development is Bellini, Williams Island, developed by world renowned Martin Z. Margulies. WILLIAMS ISLAND BY THE NUMBERS: 13 residential buildings 2,000 Resident and 220 Non-resident Members $7,500 Transfer fee $4.3 million Club gross revenue $20 million overall annual gross volume $2.6 million Annual F&B volume Total Staff 225 WILLIAMS ISLAND CLUB WEB SITE: General Manager/Chief Operating Officer (GM/COO) Position Description The GM, reporting to the board of directors, has clear ownership for day-to-day operations of Williams Island with specific emphasis on consistently enhancing an extraordinary lifestyle experience for the members and their guests, is primary to this role. He/She is responsible to manage all of the key assets (facilities and staff) including tennis, fitness and spa, food and beverage, property owners operations and others, to ensure consistently best in class service execution and delivery. Direct reports to the GM might include the HOA Property Manager, Food & Beverage Director, Director of Facilities, Director of Finance, Spa Director, Tennis Director, Director of Security and Transportation, Human Resources Director, Membership Director and Marketing Director.
3 The GM/COO provides leadership to contributing constituencies (board, committees, member residents and staff) relative to key programming, events and activities at the Club, and community assets and requirements, recognizing the need to lead in balancing multiple interests, perspectives and desires within the Club s performance standards, and the Club s business and financial objectives. The GM/COO provides successful administration of the business of Williams Island while meeting annual tactical and strategic goals and expectations, keeping a clear appreciation of maintaining high member satisfaction levels in the course of doing so. The GM will be leading all aspects of the organization and will be a courageous thought partner with the board. The GM/COO is the clear leader in ensuring that Williams Island is a premier residential club community and is maintained through consistent focus on priorities, goals and objectives that have been mutually established and reviewed in conjunction with the board of directors. The GM/COO will oversee the execution of all necessary and relevant enhancements to procedures and operational strategies. The GM/COO is the face of Williams Island and is expected to ensure that the best interests of the membership and community are maintained and enhanced through his/her leadership. Of extreme importance is the development of an effective and dedicated team of professionals and professional infrastructure, consistent operating standards and execution, and overall leadership within the organization. Developing, mentoring and supporting staff, while providing exceptional clarity of expectations is critical. In addition to leading all management functions in the operation the Club s top executive will lead the preparation of annual operating and capital budgets, and be a catalyst in compelling the strategic planning of the Club. Oversees the preparation of the annual operating and capital budgets and, after board approval, manages and controls the operation to attain the desired results, recognizing the need to apply a common sense approach to flexibility within the roadmap of each budget plan. Installs controls and procedures, where necessary, to ensure consistent, efficient delivery of all member and staff services. Assures regular review of these procedures to ensure relevance and reliability of resulting information. The GM/COO will work with the board to identify annual initiatives and budget objectives, presenting plans and recommendations to the board for approval. These plans will be backed with reasoned, wellconceived tactics, which he/she will own and be accountable to attain. A number of potential capital projects are being considered, and the GM will be a key player in the design and execution of these initiatives. The General Manager/Chief Operating Officer role is clearly the most significant role within Williams Island. This executive will be primarily responsible and ultimately accountable for all matters of importance and consequence of, including the organizational structuring to ensure that details critical to these goals are consistently achieved. INITIAL PRIORITIES OF THE GM/COO Immediately act as a true thought partner with the board and committees to provide intellectual dialoguing as well as highly proactive and innovative response to the ultimate goal of achieving the vision of Williams Island. Immediately builds effective board, committee and executive team partnership relations through responsiveness and trust, inspiring decision-making and thoughtful recommendations. In conjunction with the board, develops a strategic plan that will be the roadmap for the future, clearly articulating the mission and vision of Williams Island, along with an action plan to address the current and future strategic issues.
4 Learn the history, culture and traditions of the community, developing relationships with key community leaders, influencers, and Williams Island at large while assessing its operations. Conclude an overall organizational chart review with full engagement of the associate team ensuring a strong sense of morale is in place as a consequence of the leadership transition. Understand the Property Owners Association financial model, its history for implementation and need for adherence by all departments/managers, and clearly understanding how Williams Island makes it financial projections. Focus on the hospitality aspects of the Clubs and community operations, recognizing that they are the heart of the Williams Island experience, and their consistent delivery and execution of personalized, best in class service levels are critical success factors. Work with the Board in identifying needed refurbishment projects throughout Williams Island GENERAL QUALIFICATIONS & EXPERIENCE A college graduate with a Bachelor s Degree in Business Administration or Hospitality Management with a minimum of 10 years of progressive management experience in a similar, private, memberowned premier club or high-end luxury resort or hotel; preferably in a gated residential community. It is highly desirable to have maintained Certified Club Manager status (CCM) as a member of Club Managers Association of America and would prefer Certified Chief Executive (CCE) designation. As well, a Florida Community Association Manager s (CAM) State License as required by Florida State Law and would prefer a Professional Community Association Manager (PCAM) designation, or strong commitment to working towards such certification. A verifiable record of working closely and successfully with member-owned club and community boards and active committees. Marketing experience and a strong marketing sense. A verifiably unblemished career track that demonstrates a record of tenure and commitment to previous employers, where career moves were for enhancement of skills and experiences as opposed to unplanned career changes. Ability to sustain a culture of quality service and what is generally considered a Platinum Club Experience. Knowledgeable in best practices in top performing and high member satisfaction clubs/resorts/communities both in South Florida and around the country. Proven exceptional team building skills at a top tier level of service delivery, especially in a memberowned club environment, where setting forth a clear vision with distinct accountabilities has occurred. Experience working in, with or overseeing a property owners association is highly desirable. Strong general management skills with verifiable strengths in inspirational leadership, financial performance, people skills, and recreational amenity management. Especially strong credentials are preferred in quality food and beverage programming, multiple facility operations, exceptional member/guest service programming, strategic planning, renovations and project management, and most importantly, the ability to consistently define and achieve goals and objectives. Experience in a member-owned club environment is critical. Additionally helpful is experience in tennis, fitness, spa and maintenance. The GM/COO is ultimately responsible for each of these elements, so someone with the business acumen to ensure high performance of each is especially important. Verifiable ability to attract, hire, develop and lead a high performing team of professionals while setting and maintaining standards of performance. Proven and verifiable leadership qualities with demonstrated ability to direct, coordinate and control
5 all facets of a unique residential community club with over 225 staff members and an operating budget over $20M. Excellent financial skills, with the ability to quickly assimilate numbers and reports. Knowledgeable regarding typical club financial issues of funding, cash flow, project analysis, and so forth. Is aware of critical benchmarking and financial metrics that lead to proactive response to trending curves. Exceptionally strong communication and facilitation skills, both written and verbal, with the appropriate personal presence, desire and ability to interact effectively before diverse constituencies of members, staff, vendors and other people who are part of the success of Williams Island. The ability to speak Spanish or the willingness to learn is important. Experienced in coordinating and overseeing major club infrastructure and capital improvement projects, including working from consensus building to design development and execution of plan to budgeted expectations. Verifiable track record of successfully leading and growing dynamic clubhouse and HOA operations including building revenues, controlling costs and meeting or exceeding planned and budgeted bottom line goals and objectives. Strong listening skills and is able to absorb a multitude of ideas and filter to the most important and viable options for action and completion. Ensures a top-flight food and beverage operation, with exemplary service commensurate with the area in which it is being delivered. Moreover, does so at an appropriately priced level with innovative and creative design and presentation, comparable to the most popular restaurants in the area. OTHER TRAITS, SKILLS & COMPETENCIES A proven leader; not simply a manager. A team builder. A person who embodies the persona of ultimate coach and motivator; someone who brings out the very best in those around him/her by setting clear goals and expectations, providing consistent feedback and support, and who is respectful and professional in all interpersonal dealings. A respectful, confident, diplomatic and competent professional who is a doer and take-charge person and who recognizes the importance of accountability. A creative problem solver who commands respect because of the way he/she interacts with others and lives up to his/her word and confidently puts forth recommendations to the board and staff. Personally capable and comfortable with technology and incorporates its use, as appropriate in his/her everyday role, while never losing sight of the need for high touch relations with member residents and associates. An individual who possesses a style and presence, in addition to personal and professional integrity, commensurate with the Williams Island vision. A person who understands and effectively functions in a non-profit, volunteer, member-owned board and committee environment, who further recognizes the need to use these groups as sounding bodies, raising issues of a policy nature and offering alternatives in addition to pros and cons. Ultimately, an enthusiastic supporter of board decisions and directives. A strong consensus builder, and who embodies the behavior and skills one needs to be successful in this type of governance model. Is armed with a high degree of creative, relevant and innovative ideas relative to food and beverage operations, member activities and programs. Is decisive, visionary, committed, energized and passionate about Williams Island and the role that he/she has assumed. Possesses strong organizational skills and an obsession with covering the details necessary to consistently achieve high levels of quality, satisfaction and outstanding member experiences.
6 Is capable of a high degree of self-motivation, resourcefulness and diplomacy in leading and managing a diverse club operation while, at all times, exemplifying the style appropriate to members, staff and other constituencies Is comfortable operating in a multicultural and multilingual environment, including those found in South Florida and South America.
