1 Job Description Clerk of Works Job Grade: SO2 Date Last Evaluated: Directorate: Department/Section: Reports to: Responsible for: Asset Management Employers Agent Project Manager - Employer s Agent None Job purpose: To provide pre-contract and post contract Clerk of Works Services. To ensure the quality of new dwellings are to the standard required by Cross Keys Homes. Core responsibilities: To act as clerk of the works on development sites and represent the employers agent and client in all new build developments for the association. To fully comprehend the detailed requirements of all drawings and specifications and to ensure these are followed by the contractor. To visit sites as directed by the Project manager and QS to ensure works are carried out in accordance with the drawings and specification. Monitor and record quality of materials and workmanship on site and ensure these meet our standards and specifications. Ensure building standards for health and safety and workmanship are being met and report these to the Project Manager and QS. Undertake snagging and defect inspections with the developer and report on these. Prepare schedule of making good defects for notification to the contractor. Ensure all certification and documentation is received from the contractor and passed to the Project manager/qs. Provide a progress and inspection report on a weekly basis to the Project manager/qs. Take photographic evidence to support any claims necessary and deviations from the drawings and specification to support any necessary claims and variations by the contractor. Key relationships:

2 Close working with Development team, Contractor s, Housing Developer s, and Cross Key s QS and Employer s Agent Dimensions: Clerk of works roles will be to ensure we meet our high quality standards required of all our developments and to ensure all health and safety and conformity with building standards are met. The expectations for this role will be to have an in depth knowledge and experience of working with site agents and developers and resolving construction issues at a site level and reporting on any necessary changes and requirements to the QS/Project manager. Person specification Requirements Knowledge and experience Describe the knowledge and experience required to do the job. Is there particular knowledge required e.g. of particular regulations and procedures? What relevant experience is required? Essential Criteria Highly knowledgeable in: 1. Building regulations 2. NHBC requirements. 3. Affordable sector housing standards. 4. Effective customer care processes and methods of achieving them Desirable Criteria High knowledgeable in: domestic and commercial mechanical and electrical design and installation Experience of: Page 2 of 5

3 1. Collating all relevant contractual documentation from the contractor (NICEIC, Gas Safe etc.) 2. Monitoring and reporting quality of materials and workmanship on housing schemes. 3. Attending monthly site meetings 4. Providing weekly progress and Inspection reports. 5. Using software such as outlook/word and excel. Skills and abilities Describe the skills and abilities required to do the job effectively 1. Oral and written communications (reports and instructions) 2. Strong people management skills working with clients/site agents and QS. 3. Ability to interpret detailed requirements of drawings and specifications and ensure these are met and followed on site. 4. The ability to ensure all health and safety legislation is met in accordance with the CDM requirements on site and report any discrepancies to 1. Ability to interpret detailed mechanical and electrical drawings and specifications and ensure that Contractor s proposals meet the performance criteria of the design. Page 3 of 5

4 the project manager/qs as necessary. 5. Be able to liaise with contractors and resolve technical queries, problems which may arise on site. 6. Carry out spot checks on installations. Report on quality and progress at monthly site meetings as necessary. 7. Excellent organisational skills and attention to detail. 8. A flexible attitude able to respond to the needs of the business.
