These have been published a minimum of four (4) days prior to bid and are to be considered part of the Construction Documents. Reference receipt of any addenda on your bid form. SPECIFICATIONS: 1- Clarification, will there be any work going on with the garage buildings, clubhouse, etc? The scope of work will be focused on the residential buildings. 2- Clarification, will the exhaust fan and dryer caps be replaced or salvaged and reinstalled? Items will be salvaged and reinstalled. RE: D2.1 through A Clarification, will the attic vents be reused and repainted or will they need to be replaced? Attic vents will remain in place and be repainted. RE: D2.1 through A Clarification, existing landscaping will need to be worked around however it will be the owners responsibility to determine what will be fixed. No allowance will be needed in the bid. 5- Clarification, in developing a schedule you will need to indicate what will be the most efficient. There are no special considerations for any buildings. 6- Clarification, if the construction schedule is split into two phases, 2017 and 2018, the builder will need to schedule which buildings will be done when and how to be the most efficient. 7- Clarification, Detail to Stair stringers on Building Type B and C is close to the adjacent wall, if there is not enough room to install new sheathing and siding, the stair will be relocated to allow installation. We have observed all the buildings and we believe there is enough room to install siding in all locations. With the exception of the West stairs of Building 8 which may need to be shifted. RE: A Clarification, there are no gutters or downspouts in the area of work so no allowance for removal and reinstall required. 9- Clarification, the window counts for Type 3 and Type 4 windows have been revised on A Clarification, the existing column caps are to remain in place and be repainted, no new flashing will be installed at this time. A2.1, A2.2, A Clarification, all of the existing guardrails and handrails will be removed, refinished and reinstalled. A2.1, A2.2 and A Clarification, rim joists will be treated the same as the wall conditions, if access to the joist space is not possible it will be an area of no work. A2.1, A2.2, A Clarification, no onsite storage will be available, however space will be available for onsite storage compartments. GC to provide as necessary, locations to be determined during phasing discussions. 14- Clarification, as doors are moved out with the new sheathing a trim board will be added to the jambs and head and painted to match adjacent drywall. An additional piece of trim will be added to the floor and painted/stained to match the existing threshold. A2.1, A2.2, A Clarification, there should be no allowance for screw pops on the inside face of the rooms. 16- Clarification, window coverings and blinds will be removed and reinstalled, however if they will not fit the new openings the owner will be responsible for replacement. 17- Clarification, doors will be removed and reinstalled, the owner will be responsible for replacement of damaged thresholds if they are damaged during removal. A2.1, A2.2, A Clarification, we have always called out for the repainting of gas meters to help them blend in with the adjacent wall and have never come across a problem, repainting of the gas meter is to remain in the scope of work. A2.1, A2.2, A2.3.

2 19- Clarification, the current scope of work calls for the satellite dishes to be removed and reinstalled, the wiring will remain in the current locations. The Owners are considering an option to switch to a different service provider but this is not finalized. For now stick with the existing scope of work. A2.1, A2.2, A Clarification to hours of work, 8am-dusk, 7 days a week. Coordinate w/ Bill for any work time inside the units. 21- Clarification for the bidding process, assume all wall insulation is of sufficient quality to allow reinstallation, no allowance to be included for replacement of damaged installation, this will be done as an change order as needed. A2.1, A2.2, A Clarification Is the base bid GMP amount to include/consider the construction schedule/duration defined as alternate 1? The base bid GMP should include the Alternate 1 option for pricing. 23- Clarification Keynote 18 for windows references scope of work #4 which deals with trim for the doors. This should reference scope of work #3 which deals with the windows. D2.1, D2.2, D Clarification there was some confusion about Alternate 1 on A0.1. This has been revised to alternate Clarification Detail 4/A2.1 is labeled Exterior Elevation Elec Shed but it appears to show a unit. This elevation is the same as 5/A2.1 with the exception of the Electrical Shed. Similar situation on A2.2 and A Clarification Alternate on sheet A0.1 indicates replacement of sliding doors, but keynote 12 on sheet D2.1 indicates the alternate is to provide for replacement of all doors, not just sliding doors. Please clarify/confirm alternate scope. Alternate on A0.1 is just for the replacement of the sliding doors. All entry doors will be removed and reinstalled. 27- Clarification Exterior finish legend states 3/4" Stucco on Diamond lath, spec section states 1/8" EFIS on glass fiber reinforcing mesh. Please clarify the system to be priced. Use 3/4 stucco on Diamond Lath per the Legends on A2.1, A2.2, and A2.3. We will update the Specifications. 28- Clarification to Dew Point Calculation, We did a calculation and the wall assemblies 13/A5.2 all worked to our satisfaction. 29- Clarification, Will a section of shingles need to be removed where the roofs meet walls so that we can properly dry in the wall to roof transition with the new wall plane? The goal is to not remove any shingles. We will revise this detail as to how we believe this can be accomplished. 5/A5.2 and 5/A Clarification Will the gable ends be insulated with the new work? Is there insulation currently? Some gable ends will not have insulation. Price the drawings as having the Ox Product with sheathing as shown on A2.1. Please provide an alternate to replace the Ox Sheathing on Building Type A with Densglass and Tyvek and on Buildings Type B and C replace the Ox with Tyvek in the specified Areas see A2.2 and A2.3. We will provide details for this alternate. It will be added as Alternate 4 on A0.1. DRAWINGS: 1- REPLACE Drawing A0.1 WITH A0.1 attached. Revised Window Counts and initial areas of Storage Indicated. 2- REPLACE Drawing A2.1 WITH A2.1 Attached. Added Typ Deck Elevation and Gable End Insulation Alternate. 3- REPLACE Drawing D2.1 WITH D2.1 Attached. Added Typ Deck Elevation. 4- REPLACE Drawing A5.2 WITH A2.2 Attached.
