1 Job escription ear Candidate, Thank you for your interest in joining Town and Country Housing Group as Head of Love Living Homes. We are looking for a committed and experienced residential sales and private rent manager for our Love Living Homes ivision (LLH). This role will lead the LLH team to ensure we continue to provide a great service and to secure and increase income streams. This is a great opportunity for someone to work at a senior level in our organisation. This role is for a fixed term, although there is the potential for further opportunities in the future. We are looking for someone who can bring commercial skills with a social focus that produces results and returns, so that we can maximise our capacity to deliver social housing across our region. We use innovation to stay ahead of the competition and you will add to this bringing with you a team based work ethic to get the best out of our people. You will also support other teams such as our New Business Team, you ll provide support in valuing private residential projects in order to maximise returns and sales rates. 2 Job escription TOWN & COUNTRY HOUSING GROUP JOB SCRIPTION JOB TITL: Interim Head of Love Living Homes RSPONSIBL TO: evelopment irector Purpose: To lead the Love Living Homes subsidiary both operationally and strategically. To protect the Love Living Homes brand, managing the portfolio of housing stock in order to maximise returns. To develop and expand the brand seeking opportunities for growth, and supporting Town and Country Housing Group s development aspirations for rent and sale. Key Objectives: Manage all resources within the Love Living Homes business to achieve optimum levels of commerciality, performance, efficiency and effectiveness. nsure service delivery is both cost effective and tenant focused to achieve the highest standards. evelop and sell a management model leading to growth in the rented portfolio. nsure that all management procedures are adapted to reflect changing market conditions, with the view to maximising the profitability of the Love Living Homes business. Work with the irector to develop growth and new initiatives. Provide regular updates to the irector on policy and performance of the company. Manage Love Living Homes budgets and financial plans to adhere with wider Town and Country Housing Group strategies and ensure financial are met. Take overall responsibility for the management of the Love Living Homes risk map, annual delivery plan and input to the Town and Country Housing Group corporate plan, ensuring all steps are taken to safeguard the Love Living Homes business and where appropriate, the Group. 2

3 Job escription Using a tailored marketing approach, present and market a broad portfolio of properties including preparation of sales appraisals, marketing strategies and budgets for current and proposed developments Take a lead role in ensuring the design of sales properties are in accordance with requirements and seek to maximise returns Work in tandem with the new business team to develop new business opportunities. To manage and maintain contacts and relationships with relevant internal and external agencies, ensuring best practice and best value throughout. Lead delivering the growth targets for Love Living Homes to drive additional income for the division and to assist in delivering management efficiencies. Growth will mainly be through 3 rd party management arrangements so developing contacts with Investors, Landlords, Local Authorities and agents will be critical. Oversee the management of all Town and Country Housing Group commercial leases, garages and leaseholders maximising value for the group.
