4 LOCATION Ord Hill is situated in a very picturesque area of Inverness-shire in Northern Scotland. It lies just to the north west of the pretty village of Beauly, which features the remains of a 13th Century priory. The villages of Beauly and nearby Muir of Ord offer good local facilities and the city of Inverness and Inverness airport are less than a half hour drive away. For directions to the forest please refer to the location and sale plans. The property can also be found on OS Sheet 26, Grid Reference NH ACCESS Access into the property is taken from the public road at point A1, shown on the enclosed sale plan. Crossing a short section of road to the forest boundary gate, which Ord Hill does not own but has a servitude right of access over with maintenance according to usage. This leads onto the forest access road, which continues into the forest. Prior to the haulage of timber, surface improvements will be required. There is also a second servitude right of access for all forestry and other estate purposes shown between points A2 - A3 on the sale plan. This route has not been developed to date and is only passable on foot. DESCRIPTION Ord Hill Forest is a diverse and attractive property, yet remains a good commercial proposition for timber production. Predominantly coniferous planting took place in various stages during the life of this forest, some policy plantings were carried out by the pioneering Lovat family in the mid to late 1800 s with mature Oak, Beech and a scattering of mature Larch trees. This was followed by a carefully designed planting programme of commercial conifer species in 1988, consisting of Sitka spruce, Douglas Fir, Larch and Pine. The result of this diverse planting has led to the increase in the variety and mixture of age classes within the forest. Areas of open heather moorland and remnants of native Caledonian pine and Juniper woodland remain in parts of the upper half of the property with the open hill top of Cnoc Croit na Maoile (Ord Hill) providing stunning panoramic views. In contrast the high yielding mid rotation spruce and pine crops will provide income from thinning very shortly and felling within 10 years. The property also includes one or two wetlands and burns where owners could, if they wished, create attractive ponds and water features for habitat diversity. There is a good population of Roe deer in the area along with some Red and Sika deer, together with good rough shooting opportunities. The sporting rights are let out on an annual basis and commenced on 1st November 2010 and will cease on the 31st October 2011 with a current annual rent of 1500 plus VAT. The proposed house was going to extend to some 3380 square feet/314 square meters and would have been located to the west of the access track in a clearing (exact location unknown). The remains of an old ruined cottage are situated next to Cnoc na Luibhe in an idyllic location with an amazing view, shown on the sale plan. There are also the remains of an old ruin of what is believed to have been a farm cottage in the north eastern corner of the forest. Parts of the exterior walls remain and subject to gaining planning consent, this could form the basis of a new house. This site would need to be cleared to improve views and create garden ground. The result, however, would produce an extremely attractive property. BOUNDARIES The boundary adjoining the hill ground is mainly deer fenced in varying conditions, whilst the boundary adjoining the neighbouring farmland is stock fenced. Maintenance and repair is understood to be shared with the neighbouring proprietors. MINERAL RIGHTS The mineral rights are included except as reserved by Statue or in terms of the titles. WOODLAND GRANTS There are no grant schemes in place and no transfer of obligations required. The access gate at point A1 is locked and purchasers requiring vehicular access must contact the selling agents in advance of their visit for the gate combination code and are requested to keep the gate locked. PLANS, AREAS AND SCHEDULES These are based on the Ordnance Survey and are for reference only. WAYLEAVES, THIRD PARTY RIGHTS & BURDENS A wayleave for two overhead electricity transmission lines passes through the eastern half of the property. Scottish and Southern Energy (SSE) have a right of access to service, maintain and replace these lines and all wayleave payments have been capitalised. However, compensation is payable should damage to the forest property occur as a result of their activities. Another smaller transmission pole line runs through the north eastern corner of the property. It is understood the two main electricity lines are due to be refurbished removing one line and SSE would embark upon access improvements into Ord Hill Forest and create access beneath the electricity lines into the north eastern corner. The proprietors and successors of Ord House Hotel have a servitude right to draw water from a private water supply originating within the north eastern corner of the forest, including a right of access for maintenance and renewal. Timber extraction is currently restricted to the months of November, December and January due to an outbreak of the Pine Lappet Moth in this area; however, this is only in place whilst the Forestry Commission carries out further research. For further information please contact the selling agents. A way marked walking route follows the forest access road and climbs up to the trig point on Cnoc Croit na Maoile (Ord Hill). The owner is not expected to maintain this route and should not obstruct its use under the Land Reform (Scotland) Act 2003.
