4 DESCRIPTION / BACKGROUND The land amounts in all to approximately 97.7 acres and comprises a block of commercial woodland, known as Cloughton Woods comprising a mixture of predominantly coniferous woodland situated in an attractive and accessible rural location near Cloughton, only 7.5 miles from Scarborough. The land is situated with direct access off the A171 Scarborough to Whitby road and is situated within a ring fence with four separate road access points. The woodland is a mixture of mature mainly coniferous woodland with some deciduous woodland present. The woodland for sale comprises 10 compartments with original planting mainly ranging from 1951 to 1975 with some more recent planting between 2005 and The woodland mainly comprises Larch, Spruce and Pine with deciduous types comprising mainly Ash. The woodland has the benefit of a felling licence over the whole area should a purchaser wish to extract timber from the site and immediately generate an income. Part of the land has been felled in recent years and this area now has naturally regenerating woodland. The site has been managed as a commercial woodland, is relatively level and has good road frontage and access making felling and timber extraction relatively straight forward. Alternatively, the land would be ideal for those with wildlife and conservation interest, the land is home to a wide variety of wildlife, fauna and flora and is home to a wide variety of habitats. The land is available for sale as a whole or in upto 5 lots as follows: LOT ONE: ACRES / EDGED GREEN ON PLAN Lot one amounts to approximately acres and comprises two compartments. Compartment 2c comprises around acres which has recently been clear felled and now comprises naturally re-generating woodland and could be re-planted. Compartment 2d was planted in 1975 is around acres of mature Larch woodland. Access to Lot 1 is through a gated entrance directly off the A171. LOT FOUR: 16 ACRES / EDGED RED ON PLAN Approximately 16 acres of mature woodland comprising two compartments,. Compartment 2e has been part thinned and amounts to 5.7 acres and comprises 50% Douglas Fir, 10% Corsican Pine, 10% Hybrid larch, 30% Sitka Spruce with a mixed deciduous woodland edge. The woodland does comprise four compartments as follows: Compartment 1c comprises around 0.91 acres of Larch and Corsican Pine. Compartment 1d amounts to 1.38 acres of mostly Ash.
